Southland Custom Homes was selected to build my home in Winston, GA. From the beginning, we had issues. They began by digging out for the home in the wrong location despite having walked and flagged it prior. We then had over a month of NO WORK done at all. When we threatened to find a new builder, we were told that we would have to pay 40K to get out of our contract. We did not have that avail so we continued on. It took almost 2 years for our home to be completed. The house would sit empty and having NO WORK done at all for up to a month at a time. Workers would leave doors unlocked. We would call and complain and no one would call back. We would receive bills for items that we did not authorize. We constantly had to ask them for updates when no work was being done. Supervisors would quit. New supervisors would go out of the country for weeks at a time. New supervisors would come in and tell us that he would try to help, but that we were not alone in it taking upwards of 2 years to complete. We would find issues and ask that they be fixed and it would literally take us going back to the home 3-5 times before it would be fixed. The fixtures that they used were the cheapest item you could find at somewhere like Walmart. I actually told them that they should be ashamed to use them. They also billed my insurance company for landscaping work not done by them. They also said that they scrapped the ground which was never done. They also poured a much larger turn around than what we requested and, as such, we did not get a full driveway, but one that just ended and not at the road. This entire time, I was making payments on the house.

We originally contacted them in May,2014.We met with the builder at the property and settled on a location for the house. We emphasized 4 times to the builder how excited we were to be rebuilding far off of the road. The builder understood this and even had us place some stakes as we were walking the property. He worked up a plan with costs and we signed off. MONTHS went by (paperwork issues, permit issues, corporate has to approve it, excuse after excuse) and finally we thought that it was going to get going. We were told that it would be dug out the following week. This week came. Finally, on Thursday, we contacted him to find out if it had been done and were told that we needed to sign off on new plans as they had just noticed that the plan had the driveway on the wrong side. We signed the new plans and were told that he would get digging the next day or that weekend. Finally, one week later, he dug out the home IN THE WRONG LOCATION. I immediately called him and asked why he would put the house in the wrong spot. He told me that this spot was better. Who moves someone's home on a whim? I told him to come back and redo it. It took another week for him to restake it. It is still not redone. At this time, he threw his trash down and my neighbors called to complain. He also ran over my water meter and wouldn't answer calls about going back out to repair it. My neighbors had to fix it. When we contacted Southland to inquire about cancelling with them as it had taken over 6 months for a bldr to do nothing but dig out a house in the wrong spot, not answer calls, etc, we were told that we could cancel for a 10% fee of total cost to build plus 25% fee for total done thus far (around $30K.) NOTHING had been done on construction. $30K to get away from an inept builder. We were also told that there would be additional fees if we built where we told the bldr from DAY ONE where to build, as well as it taking 9-12 months to build despite the builder assuring us 6 months to build and move in.
