The appraisal is compared to only 2 homes that are sold recently and 2 active listings. 2 active listings are ok. The 2 homes sold are 3 miles away from my home and both are in same subdivision and not comparable to my home at all. There are so many sales happening nearby and are comparable homes. The appraisal is at least 10 to 15% less than what it could be even in worst case. Because of this I am still with same mortgage and paying PMI. If the appraisal consists of genuine comparable homes, I could save 170 per month.
If I have a chance I will never go with this appraiser at all.
"*I was never engaged by the borrower. I was never paid directly by the borrower. I do not know the borrower and conversation with the borrower at the time of the inspection is extremely limited. I do not know the loan officer or the bank associated with the report. I was drawn from a lottery of appraisers through an appraisal management company.* The borrower is upset that I didn't hit the numbers he needed to remove his PMI. The appraisers job is to remain completely impartial. I'm baffled why the borrower felt the need to place an uneducated opinion online without empirical data to support his lack of PMI removal. I consider your post to be extremely disparaging and misleading. I would like for you the borrower to consider deleting this post and consider going through the proper channels instead of venting your frustration with a market that the appraiser has no control over. It's quite unusual how homeowners seen to think that appraisers control the real estate market. We don't. For the record my opinion of value showed an increased in value from your purchase which was a little over a year ago from the date of inspection but since it wasn't good enough for your needs you felt it necessary to bad mouth me.
