The Appraiser arrived on time and was very cordial. However after reviewing the received appraisal we discovered that the lower level of our home had been listed as a basement. We also noticed that there was no adjustment made based on the value and amount of land the home sits on. We have 2.14 Acres on the river close to town. The comparable are also on the same river but much further from town (15 to 20 miles further) and all were about .5 Acres. I made an appointment to discuss just in case there had been an oversight. I was told based on the RULES that any level of a house that was below grade at all is to be considered a basement. The example he used to explain this was a drawing (from the book of rules) that had dirt covering a 1 foot by 1 foot corner of the home. So basically since dirt is touching the side of our house we live in a basement. As far as the land value offset I was told that there was not much different in the value of our 2.14 and their .5 Acres. This I know to be untrue as the last 2 appraisals have had adjustments of 100,000 to 150,000 dollars.
