I used IHI Home Inspections to have a home I was planning to purchase inspected. They inspected the home, appliances, roof, basement, and radon. They did a full pre-buy inspection. There were numerous small things pointed out in the report that I understood and could fix later. One place I did not go with him was the attic. I bought the house trusting all was well. About 6mo later I had water leaking in the fireplace wall/chimney. I went in the attic, far end of the house where I would have no reason to go otherwise. To my surprise, the inner wall of the chimney had loose brick falling in (well over 100) .Clearly had been braced up. Looked at report from IHI, no mention of it at all. Called him over to look at it and he asked me what I was doing in the attic in the first place!!! Then he sent his daddy over to try and put out his fire. Apparently his dad built chimneys for a living, told me there was nothing wrong and could slap up a board there if I wanted! Basically told him to get out!! Called in a few companies for quotes and had the repairs done. Cost me about $3000. Sent a copy of cost to IHI and was told they wouldn't cover it, even though David said he was insured. I did finally get them to agree to give me a refund for the inspection cost, but had to chase them down for it for over a month!! Numerous calls and emails. I would NOT recommend this company. Just seemed a bit weasley and unprofessional to me.

First off, due to complications with purchase of the home, I had to reschedule the inspection. Everyone was very easy to work with and I was rescheduled for the following Friday afternoon. David, the inspector, arrived early and got right to work, walking around the house and thoroughly inspecting the front porch which was deteriorating. The entire process was very thorough, far more so than I expected. He got up on the steep roof and walked every square inch, noting and taking pictures of every damaged shingle and fascia board. The rest of the house, from the basement to the attic, was just as thorough. He noted the serial numbers of all the appliances and equipment and provided a list of recalls in his report. As we progressed through the whole process, I asked many questions and even though I know I slowed him down, he never acted irritated or was short with me. He took the time to thoroughly answer each question, addressing my concerns, providing possible reasons for problem areas and things I could do to keep some issues from getting worse. When I thanked him for being so detailed, he responded that he approaches every inspection as if he were buying the house. Despite having a family emergency over the weekend, he still sent his report first thing Monday morning which had every picture he took, with descriptions and even arrows pointing to exactly what he was referencing. I would highly recommend IHI and will use them again for any future inspections.

Everything went really well with this company. They found several items that needed to be addressed with the seller of the home before we bought it. The provided a very thorough inspection and would recommend them.

I used IHI Home Inspections when we had our home inspected. They inspected the home, appliances, roof, and radon. They did a full pre-sale inspection. They did miss a few thousand dollars worth of stuff. It ended up costing me 3000 dollars worth of stuff at closing.

I was very impressed with the completeness of the inspection along with the documentation provided, including pictures diagramming everything discussed in the report.

Making the appointment was easy and enjoyable- the person I spoke with was cheerful and amusing. The inspector met me at the home and spent about 5 hours there. The current owner was home and said he was very thorough. He called me with the highlights of the report that afternoon and we had the full report emailed to us by the next morning, complete with photos of the issues found. The report was very detailed and informative. I would definitely recommend IHI and use them again.

The owner-operator of this company is a very nice and personable man. However, the actual home inspection was very poor. There was very, very little communication. During home inspections, an inspector should be letting you know what they are finding, seeing, etc. The only comments I received were that everything looked great and just before they left, he told me that the heater didn't come on. I expected to see only the heater on the inspection report, but instead found tons of things in the report in a format that was definitely the worst I've seen out the five home inspections I've had for homes I've purchased. I honestly wish I had not hired them as I felt I would have had an easier time with the inspection repair addendum had I understood the report better. They were also the highest priced inspection company, which I paid thinking I would be receiving a higher level of inspection from this former 'contractor' owner. I was very mistaken. Regarding the report itself, it is extremely basic. The picture descriptions lacked any detail and the 'stock' checklist under them were not detailed and actually difficult to match up to the pictures.They told me nothing about the appliances or estimated life expectancy of them, which most other inspectors will do. I definitely would not use them or refer anyone I know to use them. They are extremely nice people and I wish they would go to a better report format as well as communicate during the actual inspection. I kept hunting him down and all I was told is that things were looking 'great.' The assistant with him was a very young woman...maybe a daughter? She was young and I did feel this was very unprofessional to bring an assistant. I've never had an inspector bring someone with them, let alone have them looking at things in the home while they aren't around.

David Lelak, the owner, did a great and thorough job of our home inspection. He went through each item, good and bad, with me and explained the work that would need to be done. He was extremely professional, and was on-site about 15 minutes early. I highly recommend IHI and David to anyone needing a thorough home inspection!

On the day prior to the original appointment we had last minute conflicts, IHI Home Inspection was very understanding and prompt to reschedule for the upcoming weekend. Our appointment was set for Saturday 4/14 at 3pm, on the day of the inspection, the inspector showed up at 2:30pm and got started right away. He was dressed in clean work clothes, with all the equipment necessary. Very friendly and kindly responded to my questions. He was very thorough and systematic on his approach making sure not to miss any details; from electrical all the way to cosmetic details. As a female I was very pleased of his level of professionalism, I did not feel unsafe nor uncomfortable around him. Given that it was a SAturday we assumed the report would not be ready until Monday or Tuesday but to our surprise we received it today(4/15)! The report included detailed pictures of all the findings as well as recommendations on what actions to take, he also handed us business cards for professionals in the area to take care of anything in need of repair. We had requested an air quality test, instead of performing a test he believed not necesary and make a profit from it, he explained he did not feel it was needed given that the house did not smell like mold and he had not seen any evidence of water damage. For payment he accepts cash (preferred), check or credit card. He gave us a 10% discount for being prior military!

David did a fabulous job from beginning to end and did a great job explain the result of the inspection.

I was overly pleased with the service. They did a thorough job and were very timely. I would highly recommend them.

David contacted us several days before the inspection, and requested permission to begin the roof and exterior pass early, before meeting us. We agreed, and planned to meet him at 10AM at the property. The neighbors told me later he got there almost 2 hours early, and spent most of that time walking the roofs of house and unattached studio, checking the soffits, etc. and taking photos. When we met him at 10, he was extremely pleasant, proffesional and fast to get to work. He popped on some boot covers to keep the floor clean and kicked off some of the longer running tests; dishwasher run, oven heating cycle. He then began 'The Inspection', which probably should be capitilized when David is involved. He has an methodical approach that borders on Crime Scene Investigation (which I liked); a clockwise run starting right beside the front door, covering the whole house. I accompanied him into the attic, where he identified several minor issues. I then wished him well as he suited up and entered the crawl, spending about 35-40 minutes in there with camera and pad. Upon exit, we completed the assessment of the Studio building. Once done there, new booties go on, he got his laptop, uploaded his digital camera and began a photo review of his findings with Christine and I. His circular approach I mentioned earlier made it easy to 'keep track' of the photo progression and where things were in the house, roof and crawlspace. This lasted 30-45 minutes, with David patiently answering our questions, and indicating how these things would be presented in the report. The report arrived electronically in less than 48 hours, and it was a detailed report over 40 pages, and a photo summary report about half the size, which is great for a quick refresher of his findings. I really like the fact he doesnt overstep his role; when it comes to detailed electrical/plumbing matters, he is very capable at identifying code violations, but consistently recommended proffessionals be called in to evaluate the true cost/impact of the situation. We had both electricians and plumbers come out as a result of his findings, and had the costs of both (and repairs) covered by the seller. Since he let us know this the night of the inspection (that we should get experts before moving forward), we were able to schedule electricians and plumbers immediately and get everything done in a 10 day due diligence window in mid-December. What wasn't covered by the seller will be my To-Do list for several months to come. Christine and I are extremely pleased all around.
