While we appreciate the feedback and encourage all feedback we would like to respond to this review since it was written out of anger and had nothing do do with the quality of our work. We appraised this home for Primary Capital in December 2012 after the master suite addition and it was valued at $257,000 and there was no dispute in value. We were then hired by Land Home Financial to appraise the same home in June 2013 for a possible sale. The only difference in the home was the addition of a deck and landscaping yet it was listed for sale for $350,000 and appraised at $295,000. The addition of a deck and landscaping does not equate to an increase in value of $93,000 in 6 months. The seller knew all well and good what their home was worth from the prior appraisal. The seller was attemtping to compare this home to homes that had undergone complete renovations with even new kitchens and bathrooms while their kitchen had not undergone any recent renovations and only 1 bathroom had been renovated. The neighborhood boundaries used were the true and accurate boundaries of historic Grant Park with the most weight given to comparables closest in distance to the Subject. This review was written out of anger because the home was appraised at the correct market value and again had nothing to do with the quality of the work or analysis. We are sorry that the reviewer is being unrealistic.
