I am a real estate investor who flips houses. I met Jeff Gaines at a vendor fair and he was recommended to me as a general contractor. I called him to get a bid on rehabbing a house I had just purchased and I sent him the inspection report so he'd have an idea of the work that needed to be done before looking at the house. When I spoke to him on the phone to schedule him coming out to give me an estimate, before even looking at the house, he told me that this rehab would cost about $70,000 and that the electrical alone would be $7,000 because there was an old fuse box and then went on to say that he was buying properties much cheaper in the same area (I'm sure he was buying in bad neighborhoods for what he was paying). He refused to come out and give me an estimate! He didn't bother reading the entire inspection report or he would have known that the fuse box was just for the garage and would require minimal work. Basically, he didn't want to be bothered. Very unprofessional. And he was kind of a jerk about it. Cut to 3 months later. I found another contractor and the rehab is about 30K (which is what I estimated to begin with). The electrical cost me $1500 (thanks, Angie's List) and the house is almost ready to be listed at a great asking price.
