My bank arranged the appraisal. Mr Fulbright arrived on the date specified, was on time, was very polite and respectful. When I received the report, I was extremely upset about the inaccuracies, and the false information Mr Fulbright listed. Although I am not happy about the amount he listed as the appraisal amount that is not my issue with him. We all would like a higher appraisal for our home. However, I am not selling, so that is not important. I did a refinance. My issues with Mr Fulbright: 1) He listed 6 bedrooms, but there are 7. He took pictures and posted pictures of 7 bedrooms. 2) He listed it as a 2 car garage, but there are 3, even in his picture that is clear. 3) He calculated the square footage wrong. His diagram shows the dimensions, and it shows the errors. 4) The home is more than 4000 sq feet, 7 bedrooms, 4 bath, 3 car garage. He states that there are homes of similar size and style in the neighborhood, but he compared it to 3 and 4 bedroom, 2 bath, 2 car garage homes with less than 1/2 the size. One home he compared it to was 1480 sq feet (1/3 the size). 5) There are blatant lies on the report: He states he did a head and shoulders inspection of the attic...but he did not even peek in the attic. I was with him every step of the appraisal. 6) His work was full of inaccuracies, and the comparisons were not examples of homes of similar size. I have attempted to contact Mr Fulbright, and he does not return my calls or emails.
Description of Work: Frank Fulbright is the appraiser that came to my home and signed my appraisal, but he listed the company name as :"RELS VALUATION" on the documents I received.
