I spent $4000 for J Square repair a drain that ran maybe 20 feet into my yard at a rental property on Fredericksburg that turned out pretty good. Because they did such a good job I called them out on another job at a Hopewell rental property.. I had a leaking bath tub valve that would not turn off. J squared charged $270.00 to replace the stems, plus $45.00 to service us after hours. I was happy with that job because the leak was taken care of. About 6 weeks later I had the same issue to occur at the Fredericksburg property, so I called J Square. The plumber who arrive did not change out the stem, he replaced the seat and washer of the valve, but charged me the same price as the Hopewell property where the whole stem was replaced. I consulted management about the difference in price, but more importantly, I was concerned about that valve holding up over time. Management agreed that the price should have been adjusted accordingly, and also explained to me that they will be administering a new price list for the technicians. I thought that was great, but I wanted new stems, or my price adjusted.. they would not adjust the price, but they said they would change out the stems.. I was happy with that. Not less that 2 months later the Hopewell property had the same issue so they came out again and charged $270 for the same issue. I was reluctant to pay it, but I paid it anyway. I figured if I called Broderick, the owner of the company, he could figure out why my problem reoccur at Hopewell, but instead I couldnt reach anyone. Mia, his phone dispatcher could not address my issue and Broderick would not respond to my emails.. texts.. or phone calls. These are rental properties so at the end of the day I was happy that the plumbing was taken care of, even though I paid a little more than I should have. I would not be writing this review if I did not have the same problem reoccur at the Fredericksburg property this weekend. This would, ironically be, two paid visits to Hopewell property for the same problem.. and two visits to the Fredericksburg property for the same problem within a 6 month period. I thought that should try reaching out to the owner again, and to my surprise Broderick answered the phone. I greeted him in a calm and respectful manner, as I did not think he was responsible for what his technicians has done. I was looking for him to be empathetic, and provide a reasonable solution, but instead he got defensive and told me that I will have to pay for another plumber to come out. I told him that I was not looking for a free repair, I wanted to voice my grievance in Hope's that the owner would take a closer look at his plumbers. To be honest, I was hoping that he could understand that something unethical was going on, but instead he began to get very defensive and told me that maybe my tenants at both properties turned the knobs too tight, and reiterated that I will have to pay for another plumber to come out. I felt like Broderick was insulting my intelligence because It was clear that Broderick was being snide and sarcastic. . You cannot imagine the level of disappointment that I experienced. I thanked Broderick for his time and he in turned hung up the phone.

A toilet overflowed and out of an abundance of caution, J squared was
called.  They showed up.. Looked at the toilet, said they would change
the flap and snake it (the snake was not needed).  It took him 5 minutes
to do (since the toilet was no longer clogged).  So he was asked to do 2
more .. he changed the little flap on all 3 toilets.  The price changed
multiple times from 500 to 350 to 425 to 400.  Nothing stuck.  He tried
to tell us it may be a faulty pressure valve and the water was not
coming up to the upper level.. Wrong.. 10 year old home in virginia
highlands.  The receptionist at the office told us that he had consulted
on the pressure valve.. he was trying to get us to buy more services
from him.. hence the pressure valve check.
He charged us $60 per
flap plus labor.. The initial call to the house was $65.  The flap sells
at home depot for under $8.  These folks should be run out of business,
because they prey on people. 
I wanted all the parts that he
supposedly changed.  I asked the receptionist where they were located. 
She said 'you called us (actually my son did), so you can find us'..
Totally unprofessional.  I reported them on yelp and the better business
bureau.

The technician had a great and positive attitude. I felt comfortable having him in my home. He completed the work in a timely fashion. The work was covered by American Home Shield, which is why the cost was so low.
