Jim Bunch was already at the house, concluding the exterior inspection when I arrived. He updated me on his findings and we proceeded into the house. He was methodical in the way he went about looking at the house. He wrote up the report as he went, which made for a thorough and timely report. He spent time showing me things I would need to know how to work when I own the home - gas and water main, how to work the gas fireplace, etc. He was very friendly and patient with me and my questions.Jim finished his report and departed. I called my husband to tell him how it went and he was already reading the report that Jim had emailed to us both before he'd left! Wonderful!

This inspector missed A LOT of issues. Pressure relief valve for water; took a picture of it, put an arrow in the picture on the report but didn't report that it was going bad; excessive pressure coming into the house. Just over a year later, it was the first thing a plumber said needed to be fixed. Didn't notice or report a 25 foot iron pipe in a dry, plastic-lined, fluorescent-lit crawl space which was wrapped in electrical tape, covering an obvious dent in a pipe. When a leak later appeared (which can't be blamed on the inspector) the plumber reported, "There's no way your home warranty would cover this pipe; look at the tape covering that dent. Someone has clearly taken a hammer to break the pipe and clear a clog." It wasn't us, either. Reported a non-functioning electrical outlet and switch but couldn't find the problem. An electrician came, traced the wire in the easily accessible, dry, clean, plastic-lined and fluorescent-lit crawl space and found it cut, exposed and within an inch of a metal duct. Highly dangerous! Missed deteriorating solder on an iron drain pipe in a completely lit and accessible utility room.
