She felt that was the key that got her client's border-line-damaged roof approved for a full replacement. The buyer got a new roof/lifetime warranty, the seller only paid their deductible, and it greatly cut down on the requested repairs for the rest of the house because the buyer feels like they got such a huge win on a very expensive item.
