I put an email request for services. Within an hour I received an acknowledgement and submitted a time to come over to do the test. They were on time and performed the service and I received a prompt report. Everything was perfect.

It went great! Roland was the most professional and knowledgable inspector I have ever worked with.

Bottom line, he did it right the first time. He searched from the roof down to the crawl space and even the shed, the dead tree branches, the fence....we definitely got our money's worth. He saw the cupping of the wood flows that we did not see. It's easy to see flaws, but it's not easy to see things that are not there. Roland pointed out that there were no phone or cable jacks. Our agent, my wife and I all went, 'huh we did not notice that.' I would use Roland and his company again and again, but hopefully not too soon....moving is a pain in the butt.

They were super thorough, extremely friendly. They would stop in the middle to point things out to me, explaining everything on a level that I could understand. When I emailed them questions, they were prompt in getting back to me and getting me the answers I needed. I will definitely use them again.

David was great. He showed up on time or actually early and did the exterior inspection while I was on my way from the airport (out of state purchase). This was the most detailed inspection report I have seen, and I wish my previous inspector was as thorough and good as David. He noted all of the deficiencies and potential problem areas and things that we would have to address outside of the sale as well. David provided us with the ammunition to get the seller to do most of the repairs that we wanted. This is a highly recommended company and I can attest to that as well. If I make another purchase in Atlanta, I will definitely use Building Knowledge, LLC again.

Very pleased with how thorough and informative their report was. I came to know them as they were hired by potential buyers for my home. When the buyers came back with a long list of inspection issues, I made a note that I would use them when I bought a home. I wanted them on my side. The owner of the company and the 2 that performed the inspection on the house I was buying were available for lengthy follow up on a structural issue they identified. They were helpful in referring me to competent "specialists" that enabled me to do further due diligence. I wholeheartedly endorse them. Very professional, and knowledgeable.

Roland was fantastic. He showed up a few minutes late, but his assistant was there a few minutes early to begin looking at the house. They allowed me to shadow them during the entire inspection, and they explained (in layman's terms) any questions that I had throughout the process. The inspection lasted nearly 3.5 hours! Roland also performed a radon test, so the cost of the inspection was 475 (fee) + 150 (radon test). Because of an extremely short due diligence period, we asked Roland to turn around the written inspection report the next day. While it took him until the following night to get us the report, I was extremely pleased and grateful that he followed up on his word to get us the report as soon as he could the next day. The report was extremely thorough, but it is also simple enough for me to use as a guide for future house improvements down the road. Thanks, Roland!

Since I had never been involved in a home inspection before, I spent quite a bit of time reading reviews of companies in the area to determine what they do and what reports they produce. I called several companies for pricing and found the prices did not vary widely, but there is some price differential, especially if there is a discount or coupon available. Some reviews may also give an idea of which inspectors within a company are more knowledgeable or helpful. I selected Building Knowledge LLC based on good reviews, reasonable price, and the information available on their website (brief professional bios of staff, parameters of the basic inspections, additional environmental testing available, contents of inspection report). Their online scheduler is very user-friendly, allowing the user to choose the inspector and the time of the inspection. The inspection was done by Roland LeClaire, assisted by Billy Parrish; they arrived precisely at the time scheduled and spent roughly two hours on the inspection. It included the roof, the exterior, the basement, and all interior rooms. All systems (electrical, plumbing, HVAC) were checked with attention to construction items and operations (doors, windows, built-ins). All appliances, electrical fixtures and outlets, and plumbing fixtures were checked for correct function. I was able to follow along as they performed the inspection and ask questions as they came to mind. Wherever there was a defect or a needed repair, a photo was taken so that the location could be easily determined later. Since I am unable to climb on the roof, Roland took extra photos there. The report was received by e-mail in PDF format at the end of the next day. The text is clear and concise and the photos very helpful. The whole process was very professionally completed and was just what I wanted for my purposes.

I hired Building Knowledge to give an independent assessment of the condition of the house I am due to close on in a little over a month. The consultant was on time and proceeded to perform a very thorough and detailed inspection of all aspects of the house. He spent approximately three hours testing and photographing issues that ranged from minor cosmetic/aesthetic defects, non functional appliances etc. to more material problems with water damage and defective wiring/grounding issues in different parts of the house. The consultant walked through his most material findings with both myself and the buying and selling agents. As the house I am purchasing is approximately 70 years old and the current owner has deferred maintenance on many aspects of the property this exercise took more than an hour. During the walk through the consultant demonstrated detailed knowledge of relevant building code requirements as well as exposing both functional and safety issues that were not immediately obvious to me. In particular, I was also impressed with the safety issues he documented that were very relevant to a family with a toddler (soon to be two toddlers). He took extra time to explain to me in simple terms how different defects would effect the house and gave suggestions practically solutions to fix the documented issues. I would recommend walking through in person with the consultant as it puts all issues in context and you get the benefit of asking questions on site. After the inspection a 46 page report was delivered electronically by the end of the same day. The report itself was incredibly detailed and through the use of pictures allowed us to turn around a punch-list is requirements within 24 hours. As part of the negotiation process, we have followed up with Building Knowledge to get an independent opinion on the remedies for water damage that will be employed by the buyer. We now have more detailed language in the purchase contract that specifies the treatment and material required to complete this task to our satisfaction. Overall it was a very positive experience, the consultant I met had more than 30 years of home building experience and had built houses locally so knew exactly what areas to focus on. He was also incredibly professional and diligent. I would have no hesitation recommending this firm for pre-sale home inspections. If available ask for David.

Fantastic! They done a great job of inspecting even all of the little things. I really liked that the inspector took the time to explain what he found to my wife in simple terms that she felt comfortable enough to understand. He reassured us on everything and also gave the steps to be taken for what needed to be completed. Overall, I am impressed with the thoroughness and patience involved in the entire process.

Both Greg and Dave conducted our home inspection and we found them to be very helpful and incredibly quick compiling the report. Since this was our first time buying a home (and thus first home inspection), we appreciated that they were personable and explained in detail all of the different problems found, as well as explaining other aspects of the home inspection. Overall, we were very happy that we had them do the inspection and it made us much more comfortable about buying the house!

Overall, we were happy with the inspection and the report. The report could've used some more detail in places to elaborate on the risk posed by certain conditions not up to code, and options to mitigate or remove the issue. We did call Building Knowledge after receiving the report, and they were happy to talk through our questions, which was helpful. One last point, the radon testing came back with a slightly elevated rating of 3.7 pCi. The inspection report just indicated this "passed", as it fell below the government suggested level of 4.0 pCi. However, upon investigating further, we discovered the EPA recommends possibly taking mitigating action to reduce radon for any level between 2.0 and 4.0 pCi. In retrospect, we would've appreciated more elaboration on this part of the inspection, along with some suggestions or references on who we could contact to pursue further mitigation of radon gas exposure. All things considered, we were happy with Building Knowledge's service and would consider using them again for another home inspection.

Roland was great! He arrived on (revised) time (gave me a courtesy call beforehand to let me know he was running about 10 minutes late from another inspection, and then another call to let me know he was on the way about 10 minutes later). Roland was very professional, knowledgeable, patient answering my questions, and very thorough. When he arrived he asked me to describe the leak problem and my observations over the years, and also wanted to see the problem area from every accessible point (interior room, attic, back deck). I showed him the interior wall / ceiling damage caused by the slow leak over many years (wallboard tape pealing, water stains, small cracks in ceiling wallboard), the area in the attic near the chimney where I could see the slow leak drip during heavy rains, and the view of the chimney from the ground / deck. He then climbed up on the roof and spent a good amount of time inspecting the chimney and surrounding roof area, taking pictures and notes of the likely causes of the leak (letting me know that where you see the leak on the interior isn?t always near where the leak originates on the exterior since water finds every little gap and opening and can run down unseen until it finds an interior opening). While he was on site he walked me through all the issues he had found and generally described how they might be fixed by a roofing /chimney contractor. The same day I received his report with pictures pointing out all the potential problems: too deep nail holes in siding, nail holes through the flashing, rusting non-exterior nails, gaps between corner trim and fiber-cement siding, siding that was too close to roof surface (absorbing water), inadequate flashing kick-out length, unsealed nail heads in shingles, inappropriate materials used for trim boards (interior rated boards used on exterior surface) that was cracked and warping, etc. Together or individually they were likley causing the leak I was seeing on the interior wall / inside the attic. Thanks to Roland?s inspection and report I now have the information I need to have an informed discussion with a chimney / roofing specialist to get this fixed correctly. Thank you Roland!
