Got estimate in timely fashion. Robert Jennings (owner) kept good schedule and had subs under control. Tile man was great! Work seemed to go well but pretty slow in areas. Kept us informed. Took on challenges well, like the large teak floor. Here is the problem: starting in September of 2011, work began to "go bad". First problem: toilet in half bath not installed correctly and required emergency cal from another plumber. Second problem: came home from vacation to a steam bath in the crawl space and a very wet and extremely hot back yard--plumber had failed to install proper pressure valve on tankless water heater--another emergency plumber call, again not the original, a pretty big bill for fixing broken/exploded line, replacing insulation between crawl space and house, and paying a HUGE gas bill since the unit ran continuously for an unknown length of time. Lots of $$ for this repair. Third problem: water stain alerted me to a problem in the frame of a large window in the kitchen/dining area. When I put my finger through the frame, I knew we were in trouble. Another contractor was working there at the time, checked it out with me at his shoulder, and we discovered that Jennings Cons. had replaced a board outside, not sealed it, and it had been leaking over time around that very board. Had to replace siding, entire frame, window itself, and -- get this-- a 4x3 section of the new teak floor had to be pulled up and replaced plus the completely rotted and soaking wet support beams beneath that had to be removed and replaced. Another whopping bill. Fourth: moved 2 relatively large pieces of furniture in the living room, which Jennings Cons., also painted, and the painter had simply not bother to paint behind them. Fixed this one myself. Fifth problem: set of fixtures on kitchen sink with two just suddenly just coming off in my hand. Incorrectly connected , with one of them completely broken underneath, no wing nuts?? ever put on. I got under the sink myself to ascertain what was wrong, missing. This is requiring me to try to find "just this one" broken one so I can install it. Sixth problem: deck boards he replaced are cupped and the ends are raising up in some cases completely off the deck. One of two hand rails Jennings installed is wobbly and the 4x4 is cracking top and bottom. Solution will have to be to remove railing, replace some of the boards and to correctly install others, which are not even fastened into the supports! Where the ends are raised, you can see the nails just hanging in midair because they were never attached properly. This will probably be yet another several thousand. Why haven't I ever called Jennings to fix the problems? No thanks. Once I found a problem that was pure carelessness, I was finished with them forever. He claims he does great work, and that his relatively high prices reflect quality. Boy, were we fooled! On the surface, and for a few years, everything seemed fine. It took time for the real work to come to the surface. Update: more going wrong!! Update January 2014: No additional work done, but more "little" things continue to pop up. Latest are that of the 12 sink fixtures his plumber installed, 9 are gently leaking around the bases every time I use them. Also, 2 of the electrical outlets his electrician installed no longer work. In the master bathroom, the crown molding on one side has separated from the ceiling and has about a 1/2" space. Two of the several handicapped bars installed in bathrooms are not level. The night-light feature with the fan in the master bath has never worked. I will continue to update as items show up--not one of which is due to the "age" of the item but to the faulty installation.
Description of Work: Remodel kitchen, including island construction,new lighting, appliances, teak floor. Completely remodel master bath including walk-in shower, dual lavoratories, toilet, tile floor, lighting. Sub out tankless water heater. Repair deck. Construct half-bath. Paint living room.
