Sharp has plenty.of room for improvement if our experience is their benchmark. We were told at signing that construction would begin within ten days to two weeks. Several weeks passed, without even having the necessary permits issued. Once construction began, the build was complicated by errors, malfeasance, and omissions. This appears to be exacerbated by Sharp's project manager directing each subcontractor by driving by in his car and not inspecting each phase before proceeding to the next. Such things as placing the water heater in the kitchen rather than in the garage as it was designed, framing over and failing to properly complete a hallway closet we're the result of this mismanagement. The project manager allowed the subcontractors to use hammers to break off parts of wood sheeting, rather than use saws to properly cut the wood, and to beat holes in the roof decking for the purpose of using them for their air nailers. The project manager went so far as to state that this was an OSHA requirement, which is blantantly false. Early in the construction process, this project manager told me not to advise him of problems that I observed during construction. He stated that all would be corrected before closing. This is not the first time that I have built a home, so I know waht to look for in the construction process. Therefore, I have a few hundred photos of many areas of concern. I can make them available upon request, if you are considering buying a Sharp home. If you don't mind dealing with an obstinate project manager which may result in getting a home that may have considerable issues, Sharp may be for you. I would be very cautious, and would be sure to be on the site every day to minimize errors. Your home is not a piece of clothing that will be discarded. Because it's a large investment meant to last for generations, you may wish to consider things very carefully. If you purchase a home from Sharp, I wish you luck in getting service after the contract is signed and the deposit is paid.

If you sign the Sharp Builder contract be sure to remove the 'DISPUTE' clause! We spent weeks negotiating a price, selecting options then during the building process they discovered soft soil on our lot which required them to build a subwall. Sharp then invoked the dispute clause and sent us back our earnest money plus $100 and gave no reason for the contract termination. As we never received justification for termination in writing and observed a rash of unethical business practices we can only conclude that building a subwall added cost to the house which meant Sharp would get less margin on the deal. Buyer beware…if the cost of lumber or cement increases, will they terminate the contract on your home???
