PLEASE READ BEFORE DOING BUSINESS WITH JANDER GROUP: If you are a tenant and you are considering renting from Jander Group, DON’T. They will take your money any way they can and completely waste your time. Whether you take pictures or videos it doesn’t matter. They’ll take just enough of your money so if you want to file a small claims case, you’ll be paying more in fees than what you’ll get back. They’re lawyers they know what they’re doing. If I could give them negative 5 stars, I would. When I first started speaking with Jander Group everyone was so nice and friendly. That’s how they get you. It’s all a scam. From the reviews it looks like they treat their property owners pretty well. Wish I could say the same for their tenants. I dealt with Michael, Kathy, and Nicholas (all extremely unhelpful and ignore their emails) but Nicholas (the president of the company) is by far the most disrespectful, rude, selfish, and greedy man I have ever dealt with. He has given me such ****, made accusations I was lying, kept putting words into my mouth, and talked down to me like I was dirt. Most UNPROFESSIONAL experience I have EVER had. He charged me $125 cleaning fee when I left the unit in maid clean condition as asked. I left it in BETTER condition than what was given to me. I even sent him photos to prove it (attached in this review) and he still said he was not going to give me my money to stop my “complaining”. He was so rude and condescending in his emails that I was shocked I was speaking to the president of the company. I couldn’t believe that even though I submitted proof I left the unit in clean condition, he still said he wasn’t going to be “unfair to the property owner” and give me my money back. The property owner? What about me? I did what I was asked and yet I still get my money STOLEN from me. And the photos he sent were a joke. Although I have photos proving I left the unit CLEAN, even if I didn’t, what they were charging me for is CRUMBS. Literal crumbs. I’m talking like 2-3 crumbs in a drawer and a few spots you can clean with a dollar tree wipe in the fridge. $125. For CRUMBS. They’re thieves. And the way they handle business is just outrageous. They should not be allowed to even own a company let alone run one. And all Nicholas did was repeat himself that Jander Group doesn’t make money off of the cleaning fees. Whether you make money off of it or not, it’s not right to take a tenant’s security deposit and refuse to return it when the claim is disputed and proof is sent. I had over 30 photos of a STUDIO apartment because I had a feeling they would do something like this. I just didn’t think after sending in the photos they would accuse me of making false allegations and be disrespectful to ME when THEY’RE the ones in the wrong. And not only did they keep a big portion of my security, they charged me for 1 and a half months rent because they were going off of my renewal lease. I had signed a renewal lease over the holidays and signed it pretty quickly because they gave me 5 days before Christmas to sign it. I was going away for the holidays so I signed it and returned it quickly. That was my mistake. About 2 weeks later I emailed Jander Group asking if that renewal lease could be VOIDED because I was no longer able to rent the unit due to a personal issue that came up with my family. My lease stated I needed to give them 60 days. I gave them 50 but thought that was more than enough time since they gave me 5 days for deciding on renewing the lease. Nicholas stated he wouldn’t penalize me which I thought he meant penalize me for not giving them 60 days because in his email he stated he would do his best to rent the unit by the end of my CURRENT LEASE. My CURRENT lease ended 02/28/18. Not 2019. My current lease was not over yet. But little did I know, this jerk did not void the renewal lease like I asked and instead held me to the renewal lease standards and had me pay for a month and a half of me not living there since they hadn’t found a renter yet. EVEN THOUGH I told them to make it available ASAP and I will move out sooner if needed. I was very cooperative with them and they were all jerks to me. Everyone stopped responding to my emails and when I brought that to Mr. Musashe’s attention, crickets. Nothing. But then he wants to charge me $150 for utilities (in a renewal lease I didn’t know I was being held to), February rent in full, and March 2-14 paid. But get this, I was expected to leave the utilities on until March 14th but was expected to return my keys by the 2nd. And even though I brought up my concern of leaving the utilities on for HIS employees and not knowing if they’ll turn everything off, I was still expected to leave the utilities on until the 14th. So I didn’t. I turned them off when I turned in my keys. Here comes Kathy telling me to turn the power back on. I told her I would be charged another fee to turn it on and explained my concerns about leaving them on without access to the unit to make sure they were turned off. Not only did she not response, she also didn’t bother to advise that $150 would be taken out of my security for it. Of course because they’re money hungry. Yes it’s in the lease but excuse me if I don’t remember every single word on 30 pages of a lease. A lease I assumed to be VOIDED as I had asked. And the whole year I lived in that STUDIO apartment, I never paid more than $40 a month for a light bill. So to be charged $150 for 10 days was INSANE!! And I asked Nicholas NUMEROUS times why it costs $150 for 10 days when no one was living in the unit and he never answered my question. He actually avoided any questions I had in regards to the lease, his employees not responding to emails, and why I wouldn’t receive my money if I submitted proof. And when I found out I was being held to the renewal lease and I had to sign the Early Termination document, in that document it stated they would not charge me for “breaking my lease early” yet they pretty much did charge me because he charged a $125 cleaning fee and would not give me a reason as to why he was keeping it when photos were sent in proving otherwise. I had only found out I was being held to the renewal lease when I looked over the Early Termination letter and asked Nicholas why I was being charged for March. And honestly, if I took this to court I know I would win with all the proof I have. But conveniently for Jander Group, I’m unable to take off of work to go to court. So I have to take the loss which is a very hard thing for me to do as I do not live wealthy lifestyle to be throwing away money like this. But Jander Group has wasted so much of my time, energy, and money that I just want this to be over already. Which is exactly what they want. I should’ve listened to what the other tenants reviewed on the BBB site and Google. Instead I gave them a chance and it was the WORST mistake I have ever made when it comes to living arrangements. Just know this, if you are interested in renting from Jander Group, be prepared to lose your money and be talked down to like you’re dirt. They only care about their property owners. They can care less about their tenants. I informed Nicholas I was very disappointed in his customer service and the way he handles business and he responds by pretty much saying he knows what game I’m playing. I don’t play games when it comes to business and my money. I was professional with him and he couldn’t even return the favor. VERY RUDE AND UNPROFESSIONAL. And to any future tenants, good luck. You’re going to need it.

Over 16 years the Jander Group professionally managed my rental property, taking care of all maintenance issues and all tenants turnovers. Jander Group manages properties by the book - with a good contract, capable stuff, and sticking to quality and schedules. I highly recommend Jander Group property staff to any real estate investor interest in worry-free rental property management. When I decided to sell, Jander Group acted as my broker. They have an amazingly capable renovation team who did a fabulous job getting the house ready for showing. Then their broker managed a great sales deal and was instrumental and highly effective at negotiating with the buyers. It was a snag-free sale and at a good above market price.

We contacted the Jander Group shortly after purchasing our first rental property last year in order to use them for property management. That was the best decision we made with our rental home! The group at Jander was extremely helpful in helping us identify what needed to be fixed prior to listing the property. Once listed, they had an excellent renter identified within a few days, and the property is going to remain with the same renter for another year! Any repair issues are handled without any stress or worry on our part. The management fee is nominal and well worth all the support we have received from the Jander Group. I would highly recommend this company.

In 2010, I conducted an exhaustive search of property managers in the Orlando area. Then, I flew to Orlando to interview them in person. The Jander Group came out on top. Since 2010, the Jander Group has provided service that is so much better than my previous management company. They screen tenants well and make sure that I receive the rent. They made a difficult situation much better for me. I am grateful. Now, the time has come for me to make a change, and I thought I'd explain why here. There are a few factors that make my property rental situation more challenging: distance (around 3,000 miles between me and the property), the age of the home, and the fact that the property is a financial burden with net losses every year. By changing property managers, I'm hoping for the following: greater sensitivity regarding the timing of expenses--In 2014, the maintenance and cleanup costs for my home were over $4,000. Most of these costs were incurred during turnover in March. I'm asking my new property manager to walk the property at least once a year and provide advance warning to me when repairs are required. greater support with storm or act of nature repairs--In May 2013, a storm damaged my home. The Jander Group was able to provide an account of the damage and help with most repairs. However, the Jander Group was unable to find a vendor for two repairs. I spent quite a few hours over a couple months getting estimates and finding a vendor for the remaining repairs via the Internet. In summary, I have an older home (a 1922 bungalow) that could benefit from more hands-on property management. I simply need greater support than most landlords.

Unlike other property management companies that profit from maintenance repairs by using “in house” maintenance staff, The Jander Group hires independent professional contractors to properly service homes at competitive rates, which exact charges are passed on to the property owner. As can be the case with very old homes, there can be times when extensive repairs/updates are necessary in order for the property to compete with modern properties and remain in line with The Jander Group’s standard for home quality. When repairs are made, The Jander Group strives to make sure the professional vendors hired find and fix the root of the issue versus cosmetic repairs typically made by less reputable contractors. In select instances, this standard can be met with opposition from property owners desiring minimal discount repairs. The Jander Group takes pride in being very attentive to all of our property owners and tenants ensuring that properties are professionally managed and properly maintained.
