LANDMARK APPRAISAL SVC INC

Description of Work: Ms. Routson was personable and efficient, having arrived on time. We thought the appraisal had gone well until we received her report. We asked for two appraisals: one for the value of the house in 2010, and another for its current value. The house in question has a Florida room that was added to the original house about 20 years ago. It is fully air conditioned and heated, it is on the exact level of the main house and is in no way a "porch." However Ms. Routson did not observe these facts and insisted that there as a step down into the room which she claimed made it a porch. We insisted adamantly that she was wrong, but she refused to reconsider. This meant that she reported the value of the house in 2010 to be nearly $10,000 below what we had paid in 2010. She also came in low on the current value. Obviously we are not appraisers and we had to accept her figures, but we believe she could have observed more accurately the features of the house.

Description of Work: Keith Meals came and talked to us. We heard nothing. I sent a text saying please don't include appliances. I told him we had an estimate from another company and we were waiting for them. Mr. Meals said one more week. We had an estimate and sketches from the other company. We went with them. Mr. Meals was very polite.
