This is a SHAM of an inspection. We paid extra (double the going rate) to have an extensive inspection done and all that was really done was a regular inspection. They didn't bother to do the pool, because they didn't have enough people... what a racket! These people missed SO MANY MAJOR issues that i feel like suing them. They missed electrical issues (MAJOR p one started an in wall fire!) they didn't bother to mention the MOLD, the water issues, the sprinkler, toilet, garage door, electrical outlets being 100% exposed issues, the pool issues, the fireplace issues, etc. RUN, don't walk from these people - if they are still even in business.
Description of Work: Not much. Quickly glanced at major issues in a home inspections. Promised to do a pool inspection but never bothered.

I have reviewed your report and see 27 pages of concerns on the home we inspected and many are significant. All of the items listed in your review are in the inspection report. We mentioned many roof leaks, [Member Information Removed] rot, moisture intrusion around windows and doors, plumbing leaks, mold, issues with the garage doors, electrical safety issues, problems with the fireplace, and many issues regarding the pool. Some items were so concerning we recommended a roofing, electrical, and pool contractors. I am wondering if you were un able to view the report for one reason or another. We are committed to customer satisfaction and truly see in the report that your concerns in your review have been reported. We would like to speak with you in hopes of getting a better understanding. Also our records show that your inspection was $800 not $1600 for a 5500 sqft home with a pool so if for some reason you are seeing something different please let us know so we may see where the error or confusion may be. The inspection day went well, they spent several hours on the property thoroughly checking everything. Many items noted in the report that held true. I was on site and looking around at various things but majority of the time on the 1st floor waiting and talking with the Realtors. Several grey areas appeared from one window area with deteriorated caulking and mismatched baseboards/knockdown on the walls. We discussed and noted the area. I specifically called out water intrusion problems and was assured nothing was active because they ?Scanned? the area. See prior note about being on the 1st floor, I did not notice Elite using an infrared scanner on the premises nor did they show me the results. I even requested so to an employee of Elite. I even mentioned to same employee about a mold test in the area and stated that would take a few days for results. As a backstory, we had several inches (6-8?+) of rain each day leading up the inspection and the day of. Fast forward to after closing of the home, we immediately looked into the numerous inspection items around the home on the same day of closing but this where we found the lack of inspection service provided by Elite. Of the major things missed: 3 crack toilet tanks which had a slow leak and mineral build up along crack; mold in the tile behind them - all missed by Elite. It was clearly visible and resulting in another $1k+ in repairs not caught by Elite. (The other toilet had a wobble base which was not called out and leaked at the wax seal) Water damage from 3 windows on the ground floor and active water intrusion from leaking of the actual window corner joints. In fact, 70% of the windows (16 in total) leaked all from the same spots. None of which was called out in the inspection report. Mold all throughout the baseboards, drywall, concrete (CBS home) under said leaking 3 windows on the 1st floor and nearby toilets that had cracked. Another ~$1k in repairs to remedy issues, replace baseboards, repair all window leaks, repaint, etc We immediately contacted Elite about the missed items and this where the lack of customer experience started. There no was prompt reply but rather we had to wait 2-3 days (and even more) and that was because we had to follow up again for a response. We contacted Elite many times more via email and phone over course of 3-4 week period, each time met no prompt response or even offered a solution. They kept "putning" the issue down the road and had no desire to deal with us. When we had a phone conversation about why the cracked toilets was missed, one of the employees stated it was her responsible to check bathrooms, the conversation suddenly shifted and stated the owner would contact us. The owner never did contact us until the final point saying they are not liable and will not support the services they provide. Hence, our Angielist review now. Each time we only requested a full refund for services which was around $700 for the inspection. They never did perform a mold test and we immediately felt the effects after spending time in the home. Their defense it was not in the contract we requested it via online, realtor, and phone. Unfortunately, our mistake in the rush to have an inspection before travel and our inspection period was up. We felt it was a fair request since the service did not live up to expectations nor did their customer service. We spent several thousand dollar more to fix items not found by Elite; not including being delayed to move our new home another 3 weeks (additional cost of two homes, etc) We provided photos of mold, water stains, videos of rain against the window and leaking via corner joints of windows, etc. All water intrusion was active. We purchased and performed our own temp scan and showed difference in the CBS block for a few days. Baseboards retained moisture (even soft), drywall was soft for days well which would have shown by Elite as well. Obviously, Inspection companies waive all liabilities in a contract for under performing services. Sometimes you want the right thing done and we don't feel out of line asking for a refund and nothing more.
Description of Work: Elite Inspection was recommended and coordinated via our Realtor for inspection on a home we purchased. The timeline and services was prearranged by our Realtor but doing so we requested a full inspection including mold testing. We were told by our Realtor and by Elite they use infrared scanning as well for leak detection as part of their services. We also confirmed via phone about a mold inspection since we have pre-existing conditions and toddlers. Elite was able to change their schedule to view the property and squeezed in the service due to travel by us and timeline of inspection period; all of which was coordinated by the Realtor. We were rushed to sign contract but assured they are very thorough with services.

I arrived at the home to be purchased only to find the gentleman already crawling up in the attic and crawl space. He continued to inspect the home inside and out, He tested the water, tested for moisture around toilets, tubs and ceilings. Inspected for rodents, insects ect. He tested every electrical outlet in the home. Took pictures and gave me a list of every nick/defect in walls, doors, frames, cabinets ect. He inspected the septic, well, ac and hot water tank and more. I could not have asked for a more thorough inspection than what I got. Definitely got my money's worth and I highly recommend this company.
Description of Work: I was buying a home and had to have a home inspection. I have been through this process many times over the past 10 years and have never had a more thorough inspection as I had with Elite. They were so thorough in making sure I knew exactly what I was buying. especially if you are buying a foreclosure this is the company to go with because a lot of the banks have no clue what they are selling you at all. He did not leave a stone unturned. I cannot say enough about them. I highly recommend this company. I was referred to them and now I am definitely referring them to you. He was all the way up in the attic, crawl space ect. I could go on and on but I think you get my drift. Five stars in my book.
