DYNAMIC INSPECTION SVC INC

Initially seemed fine. Had inspection done in 2013 for home I purchased in 2013. However I switched homeowner insurance in February 2016 and new company had a question about how specific information in report was verified. Mr. Cacoparado was unable/unwilling to verify information in question. Impact on me is over $500 increase in homeowners insurance and non-renewal of policy. Seems Mr. Cacoparado does not stand behind his work or his word.

Ric is very responsive and overall, he caught most of the issues. I questioned him regarding water stains/damage on ceiling, and he stated that it was "due to an old roof leak that had been repaired." It was an old leak and it had been repaired multiple times. If Ric had water tested the roof (spray a hose in the area for 5 minutes?) he would have seen the water gushing into the attic and garage like I did 3 days after we closed on the property. Cost of roof repair: $2,400.00 We could have negotiated that in our purchase, but because Ric brushed it off and did not do the most simple test on an obvious problem area, we lost out. Because of this I give the inspection a D.

I called Rick Cardo from Dynamic to inspect a foreclosure property that I was in contract to purchase. He answered promptly, was very professional, and came out the next day with a another inspector and a pest control specialist to check for termites. They spent about an hour or more going through the house, crawling in the attic and inspecting the roof. I received the report right then, and Rick gave me a referral to a roofer he trusted and patiently answered A LOT of questions this inexperienced homebuyer peppered him with. I had ordered a Wind Mitigation inspection as well, and since the roof has to be replaced, Rick offered to come out afterwards at a reduced price to do so - he very well could have charged it and then said he would come out to do it. I found Rick and Dynamic to be prompt, efficient, friendly, professional, and the price reasonable. I definitely recommend Dynamic!
