Finding a really good home inspector in the Florida Keys is very challenging. Most of them are in some way connected to Realtors and may or may not have your best interest in mind. I wanted an independent inspector who is licensed and would provide an accurate detailed inspection of the house we were looking to purchase. I have found that the most important part of purchasing a house is a well performed inspection. Thanks to Angie's list, I found Doug Mudge and Accurate Home Inspections. From his website (which clearly details his services including sample inspection reports) to my first contact by phone with him he was a true professional. Very helpful, informative and very knowledgeable of his craft. Most importantly, he was trustworthy. Doug performed a thorough home inspection, reviewed his findings in detail with us, provided a well written and documented report and provided additional information about the house, including permits, and other appropriate records. Buying a house is a very big investment and it is super important to have a trained professional advise you of any important issues with that property prior to making a final decision. Doug not only provided sound independent information but he also provides a warranty and appliance recall service enrollment. One word of advice to potential home buyers, before you enter into a contract with your due diligence time limit ticking away, do some research on home inspectors as a really good one will not be available on a moments notice. The home inspection process is way too important a step in the home buying process not to find the best and Doug Mudge with Accurate Home Inspections is the best!

We arrived at the inspection time and found Doug already hard at work in the crawl space beneath the home. When he had completed that portion of the inspection he explained what he found and what items needed to be addressed, and then continued his inspection with me present. We had visited this property previously and had found several items that needed to be addressed, but the thorough inspection located several additional items that will be costly to repair. Everything was explained thoroughly and Doug even used his drone to photograph a roof problem that we would never had found until it became a severe leak. I am a licensed professional civil engineer and I was impressed with the knowledge and professionalism of the entire process. If we decide to buy another house I will definitely use Doug again. Using the information in the report, we were able to get the sellers to reduce their price, which more than paid for the cost of the inspection seven times over!!

Doug arrived on time and immediately went over with my husband and I what he was going to do during the inspection. Doug offered to have us join him during his inspection, which is almost unheard of. Not only was he thorough, but he gave us a lot of great information throughout the inspection process. He was not rushed and took his time to go over everything and explain. Doug is a very busy inspector, but he took the time to call us to give us an overview of things we should be concerned with and then as promised, provided a detail report within three days of our meeting. Doug's report was well prepared, organized and very detail oriented. We've had 8 inspections with other homes we purchased in the past, and this report and level of professionalism was by far the best.

Mr. Mudge was very professional and on time. He did an inspection of the entire home as well as the roof. He also provided a wind mitigation report to help me save money on my windstorm insurance. I received my written report the next day and Mr. Mudge took the time to go over the report with me and answer all of my questions. I feel much better about my decision to purchase this home after having worked with Mr. Mudge. He informed me of all of the things that needed repair as well as items that may need repair in the near future. Doug did an extremely thorough job on the home inspection. Not only is he knowledgable about construction and building systems, but he also is well-versed on the Florida Keys requirements (which are complicated and stringent). He took his time answering all of our questions, and submitted a terrific report within 24 hours of the inspection. The report was clear and inclusive, while distinguishing small items from things that really needed to be addressed. He was very thorough and honest. He did a very thorough inspection of the home and told us the condition of the appliances, ac, roof, water heater and other materials. He also inspected the ceilings, walls and roof and told us of their condition. He was up to date with building codes and all of Monroe County's "special issues". I would highly recommend him.

The home is solid and in mint condition which Doug acknowledged. He examined a 27-year-old 1400 sqf home, 2-bedroom/2-bath, elevated over 10 ft with 100 ft of dockage and a small pool. He was still able to identify numerous minor deficiencies but also a few potential safety issues, i.e. exposed wiring connections in the attic, a hanging light fixture over the pool, an electrical transformer in the attic that delivered a shock upon contact, and a small section of improperly installed insulation with paper-side exposed. I now feel that I have the full status of my prospective house...good peace of mind. If you need a thorough inspection of a home in the Florida Keys, this is your source. The service was comprehensive. There isn't an appliance, a switch, a plumbing fixture, a window, attic space, door, a/c, balcony, fence and anything else you can possibly think of and more that didn't get thoroughly looked at. The communication with regard to areas that need attention was very good throuout the entire inspection process. Very knowledgeable about construction and code. Prompt and courteous. Doug arrived on time and took his time with his inspection. He was very friendly and courteous to the owners at to us. He was easy to work with and he bent over backwards to squeeze our inspection in over the weekend.

Doug performed an exhaustive house inspection. He spent 4 to 5 hours looking over every piece of the home. He then emailed a 50-page detailed report the next day. The report was complete with hundreds of photos and details of every item. I can't say enough good things. He is excellent.

Very responsive, professional and incredibly knowledgeable. His experience as a contractor was obvious b/c he didn't just have a cursory knowledge, but a deep knowledge of a number of different areas, including electricity, plumbing, carpentry, asbestos, termites, pool and pool pump mechanics, roofing, and a number of other areas. He was able to find spalling where no other contractor could find it. He also identified items that I would have never even considered, but was able to use to negotiate off the price of the house. You pay for Doug and you get Doug. Doug works for you - not the real estate agent, not the seller, you, which is what I liked about him. He also charged a flat fee, but agreed at no additional charge to look at my pool equipment (even though he didn't do a deep inspection, he was willing to spend time to look at the functioning parts and provide his opinion, despite not even charging for it). I also was able to come back after the fact to get a modification made. I was able to provide proof to him so that he was able to modify the the report. He did this at no additional charge. So overall, I could not ask for anything additional from Doug. My advise - the purchase of a house is a huge purchase. Use Doug if you want piece of mind. Use one of the real estate hacks that will sign whatever to get the deal done if you want to risk finding a huge issue after you've settled and its too late.
