DBA: K Jack Ross & Associates Inc.
Florida State License# CGC060718 (General Contractor). Silver Service award winners for 2011, 2012, and 2013. We are a family-owned business (father and two sons). On small jobs we do most of the building ourselves (we have two to three additional employees) and we use sub-contractors for our major site work, electrical, plumbing, HVAC. On large projects we also sub-contract carpentry, masonry and concrete work. My sons and I act as project managers and superintendents on the larger projects and perform a good portion of the custom details ourselves.
Most estimates are free. There are charges for emergencies--water damage, fire, smoke damage, etc.--and for estimates that require travel more than 100 miles away from Tampa.
We offer Angie's List members a 5% discount on our already reasonable rates.
Probably the most inportant aspect of our company is that we are builders and craftsmen first. The business part of the company is essential, but we believe a good product speaks for itself, We enjoy building; it is not just a job but a way of life. The roots run deep: my grandfather, the late Denton O. Skiles, was a stonemason who once did a large job for the great architect Frank Lloyd Wright. My grandfather instilled the sense of craftmanship in me at a very early age. We began as a custom masonry company in 1979 and in 1998 began working as general contractors. We have had projects in newspapers and magazines--we had one project in Southern Living.
The last few years, we have had a number of jobs that we took over for fired contractors, jobs that homeowners tried themselves and were overwhelmed, and some jobs that just required a little more expertise than the designer and owners originally anticipated. Because of all our experience, we also skilled in historical work and custom restoration. Whenever possible we build "Green," and we strive to build structures that are harmonious with the environment.

Rude, unprofessional
Description of Work: Jack was unable to meet the timeline of our project which is in part fault of the communication between himself and the Angie's list service, his available scheduling displayed his availability as within 2-3 business days. I called jack and he informed me that he would be 2 months out from being able to be hired, he then proceeded to ask me the following (in a very condescending manner) "did you read my reviews? Did you see what my services are?" and kept repeating over and over "I'm a general contractor, I build custom homes," I suppose a complete remodeling of our home is below his pay grade, but then again not sure what to think of a guy that only charges $30 an hour lol would not recommend to others

VERY UNPROFESSIONAL.
Description of Work: He came out to look at the work I wanted done and to provide an estimate. Then it took over TWO months and MANY emails before I finally asked him to either please provide a quote, or reply back that they were not interested. Only then did they say they were not interested. VERY UNPROFESSIONAL. In response to "provider's response"... He is not accurate.. I did not say ONE YEAR .. I said 6 months -- that the next step was to get "drawn up plans from an architect" before actual construction could begin.. but that I knew what I wanted -- what did he think plans just magically appear? It takes time! He said that in 6 months the construction prices will have gone up -- to which I said, no problem - just give me a quote based on today's prices as it will give me rough idea. He never said he was not interested in the job - he led me to believe he was going to give me a quote.. and quite honestly, how many times do I need to contact his company before he tells me he's not interested? Sorry but that is QUITE UNPROFESSIONAL. He even admits "I should have explained myself more clearly". I contacted him MANY times trying to get answers from him ... in all that time he didn't realize he never told me he didn't want to quote ? Really? Totally not believable at all !!

[member name removed] is not quite honest in his assessment. I spent nearly two hours going over his very extensive want list, which included notes from other contracts. As I was leaving he informed me it would be about a year before he would be ready for construction. I explained to him that my estimates were only good for 30 days--due to the changing costs of materials and services. I guess I should have explained myself more clearly.

Not well too expensive
Description of Work: We asked for a quote to do an upgrade in stages. He said he would give us an itemized list but when the quote came it was not itemized and came in really high. When we asked if it included certain things he added even more money to the quote. The quote put the propery value over 100 a square foot which would overprice it for the neighborhood. We won't be using him. We will act as our own contractor. He did arrive on time and showed up on a Saturday and acted professional. But he did not quote us in detail the way we asked and when we asked for the detail and what his price included he added even more money.

Excellent work, very fast, professionally done. This is the third time I've had Jack Ross do work for me, and I have been very happy each time. I will certainly ask him to do future projects at my house.
Description of Work: Jack Ross and his crew removed a load-bearing wall from my kitchen to double the size of the room and let in more natural light. I wanted to keep the cost of the project down, so I asked if they could save the existing cabinets which were built into the wall to be removed. I also needed to have 220V power run to a new location for my oven. Finally, I asked them to build the frame for a new wall. The work took about three days and included the removal of the old wall, placement of a beam, and the framing of the new wall. They also placed drywall on the new wall and beam. They hired a subcontractor to do the electrical work. They also did a bit more work than I expected, placing drywall on the new wall. To make my work easier, I also asked Jack to plaster the new wall. As a side note, they called a number of times during the project to keep me informed and ask exactly how I wanted things done. They knew I planned to reuse the 220V wiring, so they coordinated with me then had the electrician put a new breaker in the electrical box and terminate the old wire in the attic leaving it available for future use.

I called to schedule and estimate because we are looking to do a lot of rennovations to our house. He was nice on the phone but couldn't give me an exact time for our appointment that we scheduled for later in the week, he just said he would call me in the morning on that day. By eleven am I had not heard from him so I called to see what time I could expect him. He said he was at another job and didn't know how long he would be and would call me later. I let him know that I had other things to do that day and appointments and wasn't able to wait all day to meet him since I work the rest of the week. He said he understood and would follow up with me later as soon as he was done. I did not hear from him again that day. Even though we haven't gotten an estimate yet I will not be following up with him. We are looking for a reliable contractor to do our renovations.
Description of Work: We did not have any work done by this contractor, I just tried to schedule an estimate.

Yes, we had a tentative appointment to meet with the member on Monday, April 30. She said the only time she could meet anyone was on a Monday, due to her work schedule. Yes, we were on another job--waiting for a building inspector in order to get our final inspection on a restaurant we had completed remodelling. I called the member at 11:00 a.m. to say the inspector was late and asked if we could re-schedule for later in the day. She said she had appointments and could not re-schedule. She seemed disinterested in re-sceduling. We apologize we were not able to find to accomodate her time restraints.

Contacted Jack regarding work that needed to be done on kitchen and bathroom ceilings due to old leaks in roof. Jack was able to fit us in his schedule within a day and he began work promptly at scheduled time. Jack and his crew were meticulous in covering surfaces in kitchen and bathroom before taking down old drywall and replacing drywall. They came each day at the time they promised and each day at the end of the day they put everything back in place so bathroom and kitchen could be used. They finished the job before promised and on budget and Jack instructed us on the next steps to seal and paint both the bathroom and kitchen ceilings and even bought us the sealer. This is the second project Jack has done for us and we have been very pleased with the results on both jobs and would highly recommend him.
Description of Work: Removed bead board ceiling in bathroom. Hung new drywall ceiling. Removed damaged drywall in kitchen ceiling, replaced damaged drywall on ceiling. Scraped down old plaster on entire ceiling and replastered ceiling.

I am sorry we were not able to work with the member. We sent two employess into the crawl space under her house and thoroughly inspected her property. We submitted two reports to her insurance company. Her insurance company, Citizens, rejected her claims, implying her damages were not covered under the stipulations of her insurance policy. She told us she had contacted several other contractors and no one had been able to satisfy her wishes. We have been in busines since 1979. We have customers we have done several jobs for over the years and have been recommended to family members and friends. We treat everyone with respect and honesty, and go above and beyond in our attempts to give our customers satisfaction. It seems that the member is the exception.

Do make a detailed list of what you wish to have completed. Discuss any changes in advance. Jack is completely up front about everything - one of the reasons I picked him, If you know anyone of have a family member who can discuss the project with you in advance so you know what you are talking about, that is a help. Jack will do what he says he will do. I you want to do more - it will cost you more, however, Jack's pricing is fair and reasonable.
Description of Work: Jacks's company repaired some roofing, took down a wall between two bedrooms to make one large bedroom, replaced several large areas of carpet with tile and replaced a tub with a large shower stall, replaced the master bedroom floor with wood laminate flooring, and painted the entire outside of the home. This took three + weeks and the job was done with great care and professionalism. I provided materials except for paint and wallboard, etc. Jack supervised, personally, the entire project and was available at any time by phone, if not in person. The job was started and completed on time and was within the estimate. I am very pleased with the job and the price. The shower turned out to me much more significant than either of us anticipated due to the depth of the flooring, etc. and that increased the price some what.

Jack and his crew arrived each of four days on time and worked steadily throughout the day. The fifth day was a short one for touch ups. Everyone in his crew was very polite and helpful. Jack was very responsive when I questioned the curb appeal of the knee walls not having caps. He immediately purchased cement caps and installed them. Removing the arch was a lot more labor intensive than expected. It was poured concrete with rebar, very heavy, and took a major effort to remove. They cut through the rebar in the middle, then on each side. The crew was careful to protect the sprinklers on each side of the arch. They replaced the soffits on both sides where the arch wall had been attached and also replaced some of the fascia. The new posts in the courtyard look great and the footer is a thing of beauty. The footer supporting the post in the planter area was a concrete block. All of the lanai repairs were done very well. ack volunteered to repair some of the brick pavers in the walkway. He was very attentive to detail and I could tell that he liked doing things right. After the work was done, I noticed one small patch of rotted wood on the exterior siding of the lanai door that had been removed and the framing and trim replaced. I had scheduled a painter to paint the exterior of the house and wanted it patched before the paint work began. I called Jack and he sent someone to patch it the next day. I highly recommend K. Jack Ross & Associates.
Description of Work: (1) Remove majority of arched wall across courtyard leaving 32" knee wall. Cap wall and put 4" stucco around top; patch stucco on two side walls; remove existing carriage lights and re-route electrical to put lights on both sides of garage. (2) Level structural header on flat roof in courtyard; install temporary supports; remove 2 wrought iron posts in planter bed and on walkway and replace with 4x4 pressure treated posts clad with cedar; repair brick pavers around old post on walkway; pour new footer for post in planter bed, top to be at ground level. (3) Repair water damage interior and exterior above screen door on one side entrance to lanai. (4) Remove screen door on other side of lanai; reframe opening and trim; reinstall door; repair siding above door interior of lanai; patch hole in siding. (5) Install 4x5 flashing on two side roof overhangs leading into side entrances to lanai. (6) Extra work: Patch beam in lanai; repair drywall ceiling in lanai; install cement caps on each knee wall; repair front brick walkway.

While repairing some rotten trim boards on the outside of my house around my deck, I discovered two separate areas of damage: old termite damage under a window, and water damage in a separate wall where the previous owners failed to use flashing when building the deck. The 10' x 3' area of damage under the window was very worrisome: the sheathing under the siding was completely gone, the original studs destroyed (and partially, poorly repaired at one time in the past), and the joists that support the entire house damaged. The water damage was not as bad, but it was serious enough that the floor inside my closet would get wet when it rained, therefore I knew the wall had some damage as well. I called Jack Ross, and he was happy to come to my house at my convenience and take a look. I work long days and travel quite a bit, so I was pleased that he was willing to come late into the evening and even on Saturdays. He took a look at the damage, described exactly what he would have to do, and gave me a quote of $1,500 to $2,500, depending on the extent of the hidden damage behind the siding. After about a week, I called Jack again, and he and his sons come on a Monday to start the work. They spent about three days at my house (interrupted by a few days of rain), doing an excellent repair job of both damaged areas. Under the window, they had to jack up the house and replace part of the structural beams, then repair the supporting structure behind the window, before putting up new plywood and replacing the old asbestos siding with more modern fiber cement siding. The water-damaged area was repaired similarly, but without the structural damage; they also removed and replaced the plywood floor inside the closet. As an improvement over the previous construction, Jack's team installed tin flashing under the siding around the deck; they also gave me advice on how to rebuild the deck 1.5 inches lower to help prevent water getting back in the house (I removed and rebuilt the deck myself to reduce the cost). Since I was home for part of the work, they gave me advice on how to rebuild the deck, where to intersect the flashing and the deck, and how to put the finishing touches on the project. All in all I was very pleased with Jack Ross and his crew. They were very professional and they did a high quality job, with work that is guaranteed.
Description of Work: Repaired water damage and termite damage along my deck in the exterior walls. The termite damage extended to the joists, studs and other wooden areas in the wall. The water damage was also in the wooden exterior walls and floor in a closet in the house. Repairs included removing siding, repairing the wall structure, replacing the plywood on the exterior walls, removing and replacing plywood in the closet, and installing tin flashing at the area where the siding and deck meet to prevent water damage in the future. They finished the project by applying silicone caulk at all joints and crack. I did the painting and rebuilt the deck myself to keep costs down.

It went well and Jack communicated with us effectively throughout the project. The project details are outlined in the prior comment. One aside about Jack's work: he discussed all materials being used, made recommendations but the choice was definitely ours. He also worked with us on the details on the concrete pour and the way he was going to insure a long lasting and trouble-free porch.
Description of Work: Jack and his crew rebuilt our screened porch. The porch (~12'x30') had a wood on grade floor and terrible problems with rot and decomposition of the wood in the floor and the bases of the 4x4's that held up the roof. Jack and his crew came in and ripped out the floor, placed supports in place to hold up the roof, formed and poured a concrete slab with footers for the supports, laid slate tiles, and rebuilt and rescreened the whole porch. He also installed cabinets for storage on the porch. The work was excellent. We had another contractor place some slate tile as a 'mud room' by doors leading to the back porch from the family room and it really demonstrated the experience and skills Jack has with masonry work. His work was beautiful. The spacing and grout of the irregular surfaced slate was fantastic in Jack's hand and the other person's work was slipshod by comparison. Jack and his workers were dependable and focused on our job until it was done. I would definitely rehire Jack to do more work on the house if it is ever needed again. He was not the cheapest bid that we received, but like most things in life, you get what you pay for.

We originally contacted Jack to determine the source of a leak in our family room and garage ceilings. Once he determined that the flashing around our chimney was the issue, he proceeded to repair that. He had pre-warned me that the plywood inside the chimney might be rotten, based on the color of the stains on the garage ceiling and he was right. Once the flashing had been drilled through, he showed me that the plywood was rotten and had to be removed. The chimney facade is field stone and the entire structure had to be taken down. Jack was very calming, given that this was unexpected and he spelled out the options for us. We chose to rebuild the chimney which he did, adding cross bracing (which was absent before), a vapor barrier. He and his sons made sure that the tarp was on securely before they left after each step was completed. The masony is beautiful as is the chimney cap that Jack ordered for us. Jack cleaned up impeccably and we would definitely hire him again.
Description of Work: Redid the entire chimney and installed a galvanized steel chimney cap.

Jack is excellent. We could not be happier with the work he did and his professional, personable manner. He came out the day after I called and said he could do the work. He started the job three days later, when he said he would. He brought two assistants and they worked together like a well oiled machine. They each had a step in the process and they worked together seamlessly. The process was a three day process and each day Jack called shortly before he came to make sure it was still convenient. The final product is unbelievable. The blocks line up on the outside as if they had always been there and the drywall work in the bedroom is great. He took his time and matched the texture of the new area to the texture of the previously existing wall. I highly recommend Jack and his company. He is talented, personable, hardworking and keeps you aware of each step of the process. We are so pleased we are having him do more work for us.

An honest professional from start to finish, Jack Ross estimates well with fine workmanship and creative ideas. He told me if the drains did not work, he could bring in a bobcat and level my yard so that the back porch was not at the lowest point! Well, that was not necessary, but it made me feel good that he would not give up, and that he would solve my problem! He absolutely made sure that I was totally satisfied and answered all questions. A blooming bougainvillea was left at my back door to make me smile at the finish of the job. I found out what a precise and meticulate professional he was by the excellent masonry job he performed at my school, Essrig Elementary. We have a special brick courtyard out front with inlaid bricks in honor of special people. After some time, the bricks have not shifted, and the little courtyard is still beautiful.
Description of Work: My back porch was continuously flooding during the Tampa thunderstorms. It was getting dangerous as I needed to do laundry while standing in 6 inches of water. Jack Ross came over and designed a French drain, gutters, and renewed my very old electrical system out by the solar heater, washer and dryer. I can now safely do laundry without fear of being electrocuted. When I asked him about also patching some screens and plastic sheeting, Jack came back and made sure everything was in fine working shape. No leaks, and the back porch has been dry ever since!
