DBA: K Jack Ross & Associates Inc. Florida State License# CGC060718 (General Contractor). Silver Service award winners for 2011, 2012, and 2013. We are a family-owned business (father and two sons). On small jobs we do most of the building ourselves (we have two to three additional employees) and we use sub-contractors for our major site work, electrical, plumbing, HVAC. On large projects we also sub-contract carpentry, masonry and concrete work. My sons and I act as project managers and superintendents on the larger projects and perform a good portion of the custom details ourselves. Most estimates are free. There are charges for emergencies--water damage, fire, smoke damage, etc.--and for estimates that require travel more than 100 miles away from Tampa. We offer Angie's List members a 5% discount on our already reasonable rates. Probably the most inportant aspect of our company is that we are builders and craftsmen first. The business part of the company is essential, but we believe a good product speaks for itself, We enjoy building; it is not just a job but a way of life. The roots run deep: my grandfather, the late Denton O. Skiles, was a stonemason who once did a large job for the great architect Frank Lloyd Wright. My grandfather instilled the sense of craftmanship in me at a very early age. We began as a custom masonry company in 1979 and in 1998 began working as general contractors. We have had projects in newspapers and magazines--we had one project in Southern Living. The last few years, we have had a number of jobs that we took over for fired contractors, jobs that homeowners tried themselves and were overwhelmed, and some jobs that just required a little more expertise than the designer and owners originally anticipated. Because of all our experience, we also skilled in historical work and custom restoration. Whenever possible we build "Green," and we strive to build structures that are harmonious with the environment.

Started on time. Change orders on my side delayed the project. Contractor always accommodating. Always reachable. Team worked consistently. Did not have to manage them. Showed up every day and did quality work. All subs quality. Lien releases for all subs at end of project. We'll hire them for projects at our home. With all the questionable contractors out there, I've found a good, reliable, professional contractor. Dad and sons. Highly recommend them.

Everything went extremely well. Furniture was moved and covered with plastic on demolition day and all debris was bagged and hauled away. They were very good at framing for the fireplace and for the stone facade. They installed the fireplace and carefully laid the stone, checking for level every few stacks of stone. Mortar was carefully applied around electrical outlets and along the adjacent walls. The ceiling was patched and textured to match the rest of the knock-down texture. The walls were even touched up with wall paint. I really felt like Jack's crew did everything they could to produce a superior product and I felt like they truly wanted to please us.
Description of Work: Jack and his crew removed an existing built-in wall containing an old projection TV and several audio/video components. The wall was then rebuilt with a gas fireplace and stone face from floor to ceiling (a total of 12 feet). The vent was routed through the tile roof and lead was applied around the vent pipe. Above the fireplace electrical outlets were added for a flat screen and 2 eyeball spotlights were added in the ceiling.

Jack and his sons are great! I have already used them for several projects and plan to use them for any work that I need in the future. Their prices are very fair (not the cheapest, but not the most expensive) and they clearly do very good work. Even the City of Tampa building inspectors who have come by have commented on how refreshing it is to see people do things the right way. I can't say enough good things about Jack, Ryan, Colin, and the rest of the boys.

The project went well. The estimate was provided quickly. The windows took longer than expected to come in, but once they arrived the work started as soon as we requested. The crew was professional, and even stayed late a few of the days. Once the project was completed Jack even came back to do some touch up work on a part of the wall that he felt wasn't to his standard.

When it came time to purchase a home, it became very clear that we would need to renovate any existing homes to suit the needs of my family. I wanted an accessible first floor space for my aging parents. I found and Jack Ross on Angieslist and he agreed to look at the 3 properties that we were considering in north Tampa and informed us what information we needed to know before selecting a home. The purchasing process wasn't as smooth as we would've liked. We ended up purchasing a home in South Tampa. We were able to use the information Ross provided us in order to select a proper home. During the home inspection, Jack came by to see the property and to again discuss the potential changes that we can make to suit our needs. He met my parents at the time and they felt completely at ease with him. After closing, we decided to interview some more contractors in order to make an informed decision. We interviewed three other highly rated Angieslist contractors. We found that they all were similar in price.. However, we decided to go with Jack Ross because he was the only person took the time to really figure out what we wanted and we felt that he had already given us so much of his time that we wanted to be loyal to the commitment that he made so far. He informed us that either he or his sons would be onsite everyday. After we signed the contract, there was a delay in the design phase. While it was frustrating, in the end I'm very happy that it occurred. The reason for this is that during that time Jack never made any excuses and he owned up to the reasons for the delay. His honesty and transparency set the stage for a very good relationship thereafter. At every point there was transparency. He allowed us to meet with the various companies that we used for certain things, such as cabinetry, granite, tile, etc. The prices were never kept a secret from us. All the change orders followed the contract agreement. There were no forced "surprise added costs." Upgrades that increased the price occurred only with our agreement and in each case he shared with us the invoices. He took the time and really addressed everything that my parents asked for. He even demonstrated patience when my mom had changed her mind and decided that she wanted a walk in tub after the plumbing had been laid down already. So overall, the project did take a little bit longer than we anticipated, however in the end we have a product that we feel is 100% what we wanted. And for us that is worth it. We feel that Jack and his sons are like family. They were always on site. The communication was prompt and impeccable. Due to a busy work schedule I was often only available weekends and evenings and Jack always made sure he came out when I was available to do the walkthroughs with me and to get my input. He also listened to my parent's opinions and needs too. He was familiar with the design issues and built a completely ADA compliant in law suite. The end product is beautiful and my parents love it. Contractors who have come to the home since completion of the project struggled to identify which part of the home is the addition. In the end, Jack and his sons were able to deliver to us a completely ADA compliant addition to our South Tampa luxury home that meets the elegance of the rest of the home and in fact exceeds the quality of the existing structure. If you want to work with an honest contractor that will put in the effort and the time to give you a project that is truly what you wanted then Jack Ross is your guy.

I had initially gotten a few estimates from some "handyman" contractors. To try and get the most accurate possible estimate, I had opened up the most troublesome looking parts of our issue. Although polite and all seemed to be honest (all "A" rated on Angie), I got a sense it was more than a handyman could handle and had one simply tell me that I needed to work with a general contractor. This contractor gave a precise estimate detailing exactly what work would be done and included a very specific "discovery clause" where unknown/unexpected issues would be priced at the cost of materials plus 20%. This sounded fair and gave me comfort that there would be no pricing drama should the water/termite damage extended beyond what was assumed. Fortunately the damage to the beams did not extend any further than what was estimated and was shown everything else was solid. They repaired the beams giving them the same architectural appearance as the other exposed beams which were not damaged, while making them even more structurally sound than when it was originally built. Beams replaced, painted, caulked, adjusted a faulty gutter run which was attached to the beam, added a metal kick plate which will keep water from dripping into the exposed beam, and re-screened where the lanai cage was opened up to get at the revised gutter. Bottom line, the estimate was correct, the crew was punctual, courteous and completed the job in a timely matter. Mother nature added another day, but that is to be expected . . . it's summer in Florida. Sometimes it rains!

Spoke with Jack on the phone. After explaining what I wanted and were i was located he said that it was not cost effective for him to come out. I am giving him high marks for the honesty and professionalism. He did not waste my time. He was straight forward with me about not wanted to take the work. I would rather a contractor say no to the job than waste my time and do bad work or give me an outrageous quote.

K Jack Ross and his associates are true craftsmen and take pride in what they do. As stated in their materials, Mr. Ross and his sons did all the masonry work themselves. Other employees assisted at various times; no subcontractors were used. When you hire them, you are dealing directly with the craftsmen and know exactly what you are getting. He was very easy to work with regarding a few changes that I wanted after the project began, and is a nice guy in general. We had some confusion with the city regarding the permitting process, which resulted in a delay, but everything was still completed ahead of the requested date. The results were top-notch, with the fit-and-finish of every paver being perfect.
Description of Work: Remove old concrete sidewalks and asphalt driveway. Design and install paver brick front porch and walkway. Install new paver driveway. Repair several window sills; repair stucco in several places; new stucco over enclosed porch.

They seemed to be very down to earth. It was a father and son group. They were very easy to talk to and very willing to sit there and talk through options. They want to show you everything that they are doing and explain everything that they are doing. So far, the work that they did has been good. There is a little bit more work that I will have to get done later on if there are some other projects in the house but it is a 1920 home so it is built on pillars and its floors are not the most level flooring in the world but they had things leveled out really well. They rebuilt some pillars that had not been built in properly and they added some additional pillars in areas that looked like they needed additional support. I have been pleased with them.

He walked through the whole problem with me and then explained how he could fix it. Jack then explained that while he was busy for the next couple of months it could be handled by a neighbor who had been trying to help me. He gave info on what to do and what materials to use and even offered to answer questions if my neighbor had any issues while working on the house. I would call him first if I ever need work done on the house in the future.

Jack and his entire crew were incredibly conscientious and courteous.They started promptly each morning and worked throughout the day until each phase was complete.Jack was responsive to questions,and anticipated our needs before each day of work.His sons Colin and Ryan have the same attention to detail as Jack,and are gifted carpenters.This project updated a section of the house that was falling into disrepair.Jack and his team brought back the original character of an older home.

Jack, his sons Ryan and Colin, and workers Billy, Noah, Mark, Rick, Peter, and entire company have done a very thorough and complete job reviewing our plans and explaining the work they would perform. Jack prepared a detailed proposal and specifications list which listed all the steps and costs separately by job. He wanted to ensure a buried oak root was completely removed so it would not cause unnecessary settling of the foundation for the great room--this took some time because they could not get large machinery into our back yard. All the work on the remodeling went without issue. Jack bent over backwards to make sure that all our issues and questions were resolved and provided suggestions for improvements and cost savings. He worked with us on the draw schedule so that everyone was happy. Jack always responded quickly to phone calls and emails. He took extra steps beyond our expectations to address items that were missing from our plans, like insulating the bathroom walls. His plumber, Chris, was excellent, and went out of his way to adjust our water intake, discharge, and sprinkler lines to avoid future clogged drains and obstructions, etc. We will definitely use Jack and his company again and refer him to our friends.
Description of Work: We asked Jack's company to demolish our sun porch and construct a great room with roof, and to demolish and rebuild our master bath; Great room: supplied detailed additional plans required by city; obtained necessary permits; demolished the old porch and slab; excavated a massive oak tree root that was obstructing the foundation; dug the foundation, poured footer and slab; built walls, installed trusses and roof; framed great room; upgraded kitchen drainage plumbing; upgraded & installed electrical and A/C ducts; Master Bath: demolished tile and shower pan, wallboard, furring strips; removed old leaky plumbing & installed new plumbing; treated bathroom for mold and waterproofed walls; framed bath for new shower stall; installed fans and ceiling lights. Jack showed up when he said he would, and seemed very knowledgeable and professional. I suspect he would have done a good job on the project, and we may yet end up calling him back when we finally get this project to the top of the priority list.
Description of Work: Jack came and gave me an estimate on repair to a sub-floor (and associated repairs) that was damaged by termites. It was about a year ago but we still have not hired somebody to do the repairs.

Jack returned my initial call promptly. Ryan and Noah arrived a couple of days later to look over the work that would be required and report back to Jack, who sent me a reasonable quote via email a couple of days later. Upon my acceptance of the estimate, Ryan, Noah, and Billy came over to begin tearing out the bulwark above the dining room window and to inspect the outside of the house where water might be getting in. Over the course of a few days, they caulked a few holes in the outside wall around a stained-glass transom above the dining room window. Also, they waterproofed my balcony floor. Colin worked on re-sheet-rocking the dining room wall after it was determined that the wall no longer leaked. He also painted the entire wall and rehung the curtains, so that one can't tell that any work was done there. At Jack's suggestion, I went to a local tile center and selected a terracotta tile for the balcony and patio floors. Jack arranged to order the tile and have it picked up. While I was away over a long weekend, the floors were installed and grouted. They look fantastic. The outside walls have been painted, and the railing on the balcony has been reattached.. All that remains is to seal the walls, which they can't complete until we have at least 24-48 hours rain-free. I would definitely use this company again. They were extremely professional and did the work right. And I felt that, for everything they did, the cost was not unreasonable at all.
Description of Work: I called the contractor to fix a leak in my dining room wall. I also asked to have other work done - a peephole in the front door, fixing the door from inside to the garage, which wouldn't latch, and installing new floors on my bedroom balcony and living room patio.

We needed to repair major age-related damage in one exterior stucco wall. We were so impressed with Jack's quality of work that we elected to have him fix the rest of the damaged stucco on the entire exterior of our house, chimney and garage. Jack's work is high-quality and he was prompt and professional. He came in on budget and honored his estimate even though damage uncovered was more extensive than originally anticipated. His crew (which includes his sons) also was courteous and professional. They cleaned up the work areas each day, hauled away all of the garbage and got the work done in a timely manner. I would definitely hire him again and have recommended him to several friends and coworkers.
Description of Work: House: Repaired age-related damage (some major) in all exterior stucco walls, installed chimney cap, replaced old wrought iron columns supporting portico with square post columns, repainted entire house and installed shutters. Garage: Rebuilt major portions of front exterior wall and restuccoed remaining exterior walls, installed foundation drain, installed aluminum soffit & fascia to match house and repainted entire garage.

Not well, he never followed up after his initial visit.
Description of Work: Jack answered my call and was able to come to our home to see the project. We wanted to know if we could salvage our garage or if it should be demolished and rebuilt. We also talked to him about renovation plans for our home. Jack was suppose to follow up with us regarding the footer of the structure as well as provide references and similar projects. He never followed up with us. He called once to say he'd stop by, but that never happened. We have yet to hear from him nor do we care to at this point.

She asked for references and we gave her the names of many satisfied customers. We advised her that the plans she had drawn by a New Yourk architect need to be approved and stamped by a Florida engineer. She said she would get back to us and never did. Came in below estimate when problem was not as bad as first thought, performed extra services and provided money back on the estimate.
