Joe and Rick and their team did a fantastic job. It turned out just as I designed it. Both Joe and Rick were very responsive and communicative throughout the entire build. Using the plans I had drawn up, we met all together before we started construction to walk thru the entire process to try and anticipate any problems that might arise. The minor issues we did encounter, as there always are in construction, we solved by all of us putting our heads together. Joe and Rick were always prompt and courteous, returning all calls and emails promptly and talked me through my questions and concerns, always putting me at ease. Joe's respect for his customer is wonderful. He was always made the extra effort to make sure he was meeting our needs. I know I wasn't his only project going on, but I was always treated like I was the most important. Joe implemented a policy where he contacts his clients after 30 days, then 90 days, then 6 months and then at a year after the build is completed, to check up and make sure things are still going well. He just contacted us after Hurricane Irma passed thru and all is well here. Not a single shingle had an issue! I would hire this man, these men, this company again in a heartbeat! If only I had more land!
Description of Work: I had an addition put on the back of my house that consisted of (1) air conditioned space, (1) workshop and (1) screened in porch.

Let me begin by saying, I cannot emphasize enough how pleasurable it was to work with Joe and his entire team on this project. From the initial home visit, design consultation, numerous site walkthrus, to the ultimate turn over, Joe and team treated me and my family with the utmost respect, addressing all our questions and concerns, and worked tirelessly to ensure things went very smooth. I don't live in Tampa, but received weekly updates, progress reports, and photos detailing the work done. I had no communication issues with Joe and his team, and they were always prompt, professional, and accommodating to take a phone call, or reply to an email. As with any new home construction, small issues are bound to come up. Joe and his team were always transparent with any potential problems, improvement suggestions, and consistently worked to provide resolution. This attention to their customer even extends to problems that came up after my mother moved in. Joe and team have always been there for her on evenings, late night, and even weekends. If you are looking for a builder that is trustworthy, reliable, and builds a high quality home please consider Joe Osman Homebuilders. My mother is extremely happy with her home and I was extremely happy with the entire construction process.

Description of Work: This guy is a crook. His workmanship is terrible. His workers have no experience, and caused serious damage to my house. To this day I'm having other contractors dealing with the bad work he did. It's the old trick of bait and switch... He promised top of the line workmanship, but delivered nothing. From day one he started padding the bill. His workers accidentally broke a pipe in my bathroom causing a flood. When I asked to see the bill from the plumber and from the electrician, just to make sure they were licensed, he refused. I can only surmise his workers did the plumbing and electrical work even though they are not licensed to do such work. My insurance company accidentally payed him before the work was completed, and as soon as that happened, he stopped the work and didn't return my calls. Joe is a conman; he came to my house saying all the right things with charisma and a smile... And when all was said and done, I was left feeling raped. I have proof of everything I stated: emails, tons of pictures, etc. But after contacting several attorneys, I came to realize it would cost me more to sue him than to have someone else fix my home properly.

First let us start by saying thank you to Mr. M.I. for his response. Although it is not the type of response we are looking for we want to thank him for taking the time to help us grow and get better. Like everyone out there we wish we were 100% all the time. However, because of his comments we have implemented the following; * We make sure that we get our clients full expectations outlined in advance, identifying what needs to be done, what can or cannot be done, what permitting is required, and what products may or may not be discontinued since the home was built or renovated. * We communicate daily if necessary, in writing and/or by phone giving our clients our cell phone numbers as well. * We have always taken responsibility for all we do, and now we have implemented a 30 day, 90 day, 180 day, and 1 year formal review. Now we need to address Mr. M. I.'s concerns; (He said) This guy is a crook. His workmanship is terrible. His workers have no experience, and caused serious damage to my house. (US) The comment about workmanship is incorrect and our experience has been since the 70's for Rick and the 90's for Joe. He comments about serious damage, but we were not notified of the problems. We were never given the opportunity to cure. Furthermore, his opening statement about being a crook is completely uncalled for and frankly immature. (He said) To this day I'm having other contractors dealing with the bad work he did. It's the old trick of bait and switch... He promised top of the line workmanship, but delivered nothing. (Us) We do not fully understand how it could be "bait and switch". We pulled a permit and the permit was approved and signed off as completed properly by the Polk County Building Department? (He said) From day one he started padding the bill. (Us) I don't know how we could be padding the bill when our books were open for him and additionally we never received any final payments? We have all the invoices (Paid and unpaid), receipts, etc. for anyone to inspect. (He said) His workers accidentally broke a pipe in my bathroom causing a flood. When I asked to see the bill from the plumber and from the electrician, just to make sure they were licensed, he refused. I can only surmise his workers did the plumbing and electrical work even though they are not licensed to do such work. (Us) It is true; we did break a shutoff valve line. The line was old, never strapped properly by the last remodel company or the original builder and it broke during our remodeling. However, what he fails to recall is that he was staying at a hotel and we called him immediately to see the damage, and he came to the home to meet us. Additionally we called the plumber and the mold inspector to meet with him on site. They came as well. We are a bit confused that he does not recall this because the plumber had to move his truck to let him out so that he could good back to the hotel. We had all the proper people there, including the owner (we have photos) and they said the damage was so minor it was almost unrecognizable. That was because our teams shut the main water line before it had a change to move to other areas of the home. Incidentally in an effort to help the owner we had shown him where the water shut off was and how it works in case he had problems in the future. (Us) Regarding his comments about paid receipts and licensed workers. The receipts have always been available to him and to others if they wish to review them. Additionally, all of the plumbers and electrical workers at his home were licensed and in good standing with the State of Florida. (He said) My insurance company accidentally paid him before the work was completed, and as soon as that happened, he stopped the work and didn't return my calls. (Us) We are not sure if he is confusing us here with someone else. We never received a check from any insurance company. We only received a partial payment from his bank (we have the copy) at the start and he refused to make any more payments. As a matter of fact, we still have unpaid open invoices. Ultimately we received $8,601.58 for a contract that was signed by him for $13,367.51 and we completed the work and it was approved by Polk County. (He said) Joe is a conman; he came to my house saying all the right things with charisma and a smile... And when all was said and done, I was left feeling raped. I have proof of everything I stated: emails, tons of pictures, etc. (Us) All too frequently comments are easy to make over the internet and are very offensive to me as they would be to anyone who has to read them regarding their personal conduct, their company, and their associates. As a matter of good business practice we have the check, receipts, invoices, permits, releases, photos, emails, and text messages for this project that anyone can review as well. (He said) But after contacting several attorneys, I came to realize it would cost me more to sue him than to have someone else fix my home properly. (Us) It's unfortunate these things can't be resolved face to face and in an adult manner. I am not an Attorney but I have to wonder (1) why after contacting Attorneys do they feel that he has no case? (2) He's in Law Enforcement profession as a Bailiff so he should have unrestricted access to a multitude of Attorneys and Judges that could take the case, or at the very least offer advice. Additionally, every contract that we sign with our clients, including his has very specific contact information for the Florida Recovery Fund, why hasn't he reached out to them? We have General Liability Insurance that is in excess of Millions of Dollars which is more than enough to cover the contracted price of $13,367.51. Unfortunately our current stance is that we have to address this issue in open forum. This is our only problem and it continues to pelage our company and we are no longer simply going to set back and allow this to continue. Regrettably, we are currently seeking legal counsel to see what options we have to recover our loses and stop this slander and defamation.
