I recently hired Mr. Albert Cooke from Complete Home Inspection Services LLC for a home inspection at a property. Unfortunately, my experience with Mr. Cooke was deeply disappointing and concerning. At first, he is portraits completely friendly and professional but then... During the inspection process, Mr. Cooke demonstrated a lack of professionalism and competence at the time of delivering his report, as evidenced by several upsetting issues. Firstly, he made assumptions about the condition of roof attachments without conducting a thorough inspection as evidenced by the pictures on his report, this was compared to previous reports and current repairs done to the property by a licensed roof contractor, and as a result, inaccurate findings were the findings on his report. Despite evidence from previous inspections and personal observation confirming the existence of the attachments in discussion, Mr. Cooke failed to verify key aspects of the property, undermining the trustworthiness of his report. Furthermore, Mr. Cooke's report contained allegations regarding the absence of certain materials on the roof, despite confirmation by the licensed roofer who just did repairs to the roof and a previous inspector who took pictures and reported such materials to be there. This discrepancy raises serious doubts about Mr. Cooke's integrity and ethical conduct as a home inspector. After all this, he then requested me to provide a previous inspection report in my possession for which I did not have permission to transfer and since I declined to do so he then went over to leave me hanging on the phone, all this coupled with his offer to revisit the property (That would have been his third visit - not counting the termite inspection - for which he charges a fee) for potential corrections, further highlights his disregard for ethics and professionalism. Overall, my experience with Mr. Albert Cooke was extremely unsatisfactory, and I cannot in good conscience recommend his services to anyone seeking a reliable and ethical home inspector. Consumers must beware of inspectors like Mr. Cooke who prioritize profit over integrity and competence. PS: His services are well overpriced, no one forced me to get them, but with the common mentality of “getting what you paid for” I moved forward and hired his services. Which I now regret. $750 for the inspection including a Termite inspection that had to be done later due to techs “being sick”, $250 for a revisit which in part was justified since some repairs were being done, but he also needed to straighten up some electrical statements that were contrary to two reports and a new one I had to get which cost me another $250 for a licensed electrician to open the breakers panel inspect what other two companies had put on reports and basically state he was wrong, a regular home inspection that was supposed to be done in a visit, interrupted the seller three times and delay the process by a lot. Now another company will do a "4 Point Inspection" and a "Wind Mitigation" which at the end of the day is what matters when buying a property, for the amount of $175. Always research outside the company's own website, a lack of real reviews must be because of something.

As a real estate professional, finding a reliable source you can trust when it comes to a buyers most important financial investment is hard to come by. Luckily, we found Albert Cooke and recommend him to all our buyers purchasing their home to interview with him. I feel very comfortable telling them he does a great job and has helped almost all of our buyers be aware of what they are purchasing. What I love about Complete home inspection service is that they show up on time, efficient in conducting the inspection, check if permits were pulled for remodels, certified to provide a 4 point and termite report. This in the long run saves allot of time and allows for negotiations if needed with tight inspection periods. I've had clients use a different inspector other than Complete home inspections and in one instance find out that their "new roof "wasn't permitted. But because the home inspector she used never checked and already closed months ago. The leaky roof couldn't be fixed by the contractor who did the work. Because there was no record of them. Huge mistake.. With over 20+ years of experience. He even teaches/trains future home inspectors at the American Society of Home Inspectors (ASHI). So that others can get licensed and start working in the field... But why use a student when you can use the Master. This is one thing going cheap on doesn't make sense. When make a large financial decision you would want to make sure that your money is going to be safe and there won't be any major unexpected costs/hazards
Description of Work: Albert, came on time to inspect a home for a home purchase. Which is needed to find costly potential defects, check for permits and to make sure that a potential owner can be aware of items, negotiate better terms or walk away for a serious costly situation

The owner/inspector was on site upon my arrival. He was friendly, professional and knowledgeable. He encouraged me to accompany him during the inspection. He pointed out the positive aspects of my new home as well as the defects. I received the reports about 2hrs after the inspection. I also received a 90 day guarantee.
