It was thorough inspection that took a couple of hours. The report I received was comprehensive and filled with pictures and explanations of things that were fine, that would need attention in the future, and things that needed attention now.

Inspector was punctual and very thorough.

Leo and the team and Beryl Project Engineering were great. We were on a tight deadline with the structure inspection needs as we were nearing the end of our inspection period on our home. Relocating from an abroad we do not have many contacts in the area and the team at Beryl really worked well for us. They completed the inspection in the timeline promised and provided the completed report the same day. They were very professional and I would definitely recommend them to anyone looking for a structural inspection.

Inspection went very smoothly and professionally. Also, and very importantly Beryl went out of their way to accommodate me and came out within two days. I was very stressed about the situation and wanted to know as soon as possible if there were going to have to be major roof adjustments, even though I had had no problem with the roof all those years. Had a fantastic experience with Beryl on a structural assessment. First off, after attempting to contact other engineering firms to set-up an assessment with a short turn-around; Beryl was the only firm that was able to perform the assessment within a few business days--with a fee that was far lower than what others were charging. I did my homework, though, to confirm the inspector's credentials, which exceeded my expectations with Leo having other designations beyond Professional Engineer. On the day of the appointment, Leo arrived a few minutes before the established time, which is a rarity these days. Leo's appearance and communication skills were top notch. He proceeded to complete the assessment in a thorough manner. My realtor, the buyer's agent, and I had several questions and we were most impressed with the breadth of knowledge Leo demonstrated and and the comprehensiveness of his explanations. Finishing out, Leo provided the comprehensive report that very evening, with thorough findings, photos, and detailed recommendations. The level of service and professionalism I experienced with Beryl, Leo, and the administrative professional who took my call surpassed all prior experiences with any service provider. The five star rating I observed from prior reviewers is therefore upheld with me!

Leo came out and did a thorough inspection and put our mind at rest, nothing structural was wrong and we could go ahead and purchase the property with peace of mind. We received our detailed report via email that same evening!

I contacted Beryl for help with a HUD 302K loan inspection. This is a special type of loan which can include major repairs in the loan amount. As part of the process a HUD consultant is called in to inspect the property to ensure the repairs are exactly what is needed. Leo came out and did this inspection. He was familiar with this special type of inspection and helped me understand how it worked. The inspection detailed and systematic and he explained everything that he found. He then wrote a detailed report and sent it to the mortgage company and it is now a part of the loan. Thank you so much Leo for helping me through this process. I had called a number of other HUD inspectors, and they didn't even call me back. Beryl Project Engineering was the right choice.

Was able to schedule an inspection quickly. Brought a second inspector to speed up the process but still went through each finding since I couldn't follow each person at the same time. Not only went over the issues but helped us understand what to expect for future maintenance costs and rough timeframe. Recieved the report very quickly and followed up to find out if we had any questions. We also opted in to receive additional emails that provide great tips and maintenance suggestions at no cost. He was not just looking for a quick buck but a longtime customer. Would definitely hire again.

We are a roofing company that had called in for a start up inspection at a project of ours. Our crew completed the project the following day so when I called in for the final inspection, I couldn't get one because the county we called, even tho we had a confirmation number from them, said we hadn't call them and they then required an engineers inspection. We contacted Leo at Beryl Engineering and they inspected the roof promptly and submitted the paperwork necessary for us to move forward...They are VERY efficient and easy to reach which in today's world is an attribute in itself.

Leo was great from start to finish. As a new homeowner, he took the time to make sure I understood the concepts related to what he was doing. He walked me through his assessment which was as thorough as I'd hoped it would be. Leo pointed out a few other things he noticed that our original inspector missed which I appreciate. If you have any hesitation about going with this company for a home inspection or structural report, don't hesitate. You'll notice a difference as soon as they pick up the phone.

Anthony Miceli of Beryl Project Engineering did a full home and wind mitigation inspection report on a house for me in the Tampa Bay, FL area on Sept 1, 2016. He was there for about 3 hours and checked everything from the roof, attic, wiring, plumbing, furnace, AC unit, insulation, outlets, walls, doors, windows, and everything else from top to bottom of the house. After he completed the inspection he gave me a full detailed report with photos of any area that may need to be addressed as far as repairs. Every house, even newly built, will have a few minor issues, which are inconsequential, as it's the major items that you need to worry about. For example, replacing a $2 wall outlet is easier and less cost than replacing a leaking defective roof, haha. Anthony also did a full wind mitigation inspection and report on the property too. The home inspection was about 40 pages long and the wind report was 12 pages long. They are very detailed in their reports and let you know exactly what the issue is, and how serious it is as they find them. Documenting them in detailed notes and photographs both. Many of these minor items may have been this way for years and the current owners did now even notice them, as they may not have affected anything great enough to be noticed. But a qualified home inspector will find these and point them out. They even point out things as simple as needing a smoke detector in a bedroom. Anthony did an excellent job on his inspection report, was very thorough, and professional.He was able to do the inspection in a timely manner from the day I called Beryl to get it set up, and he had the report emailed to me within 24 hours of completing the inspection. I am very happy with the job they provided. They also have a monthly email list you can be added to if you wish, where they give you home tips on how to keep your house in top shape and the most energy efficient.

They did a great job of finding items that would have been expensive repairs had I purchased the property. Thanks to Beryl's comprehensive inspection, I was able to make a decision that save me thousands. Beryl Engineering provided great customer service and a good quality inspection.
