Alvarez Appraisals, LLC

On 2/21/2019 Appraiser Liz Alvarez, RD 7169 came to my property to conduct an appraisal for the purpose of refinancing. Upon her arrival I provided her with a previous appraisal from April of 2017 that disclosed a value of $342,000. In addition to this I provided a detailed list including receipts of improvements made to the property in the amount of $74,720 since the April 2017 appraisal. On 2/28/19 an appraisal was received back from Ms. Alvarez of $303,500 which clearly demonstrated that the appraiser was grossly negligent and incompetent in conducting this analysis. Upon review of the 2019 appraisal document 3 comparable property values of $100 sale was listed as one of the comparisons in the document along with another comp of $13,900. This to me is gross negligence and gross incompetence. I have also filed a complaint with the BBB and Florida Department of Business and Professional Regulation, and the Florida Attorney Generals office. Their license should be revoked for this gross incompetence and lack of adherence to any professional standards whatsoever.
