Magnolia Properties & Investments, Inc. has not had a complaint or bad review previously so it is very important that we respond to this negative review. The owner of the property listed here gave us the property with tenants and a dog already in the home. All tenants vacated with exception of the one with the dog. Very friendly and amiable tenant. When we received calls to show the home the tenant was working or not at home and we could not enter because of the dog so we asked the tenant to make the home available only when she was home. We needed a guarantor for the new tenants and this process took time because the tenants had to secure this information and they were difficult to reach. Once the guarantors forms were available we then had to go through the credit vetting process. We do not allow tenants to occupy prior to signing the lease, however when I went to do my walk through we discovered that the tenant with the dog had allowed the new tenants to take occupancy prior to their signing their leases.When we accept a property to manage we ask the owner to complete a Property Information form which lists the contractors, vendors and handymen they wish us to use.This owner did not provide any of this information and said to use vendor's that we have had good experience with.We did use her lawn care service. When her plumbing issue arose we used a licensed and insured plumber who we have had good service from. The owner was not happy with the price or method of repair and was able to find a special offer on Angie's List at a much lower price.When the owner asked us to call the tenants to schedule an appliance replacement or repair that she had set up our difficulty was in reaching the tenants, or in making arrangements for them to be present so the contractor or vendor could come into the house.When we first accepted this property and agreed to manage it we asked the owner to allow us to be the middleman and do all communicating with the tenants so they would get used to dealing with us as the managers rather than her. This was a situation where the owner never fully allowed us to manage the property but remained in the position of manager herself. There was almost nothing that we did as manager that she was able to accept. We tried to document the condition of the home when we took the property by taking digital pictures of the condition. /We were in contact with the owners selected yard person constantly. He allowed the grass to grow knee high and small plants to sprout out of the gutters, but we continued to follow her instructions and tried to use him. We were on very good terms with the new tenants and the one remaining tenant from the previous tenancy. We met with them and took additional pictures for the owner and for our records of the condition upon move in for the owner. This was an unfortunate situation where the owner surely tried to work with us, but was used to handling things her way. Nothing we seemed to do worked for her. We took the property to manage May 28, 2014 and gave it back to her September 3,2014. This was a rare and unfortunate relationship for our company.
