Description of Work: They helped us rent our our rental unit by giving us some great advice on maintenance & clean up items we needed to invest in. Then they got us a great tenant at a great monthly lease rate. Also, whenever there is a repair that needs to be done they get us cost estimates and coordinate the repairs. Then the repair cost is deducted from our monthly rental check. They make it easy to be a landlord.

Description of Work: Poor handling of property. Magnolia made present tenants show property to potential client without Magnolia being present. When tenants applied to rent home they took weeks for approval process. Magnolia said the only person who handled credit check was on vacation. Let a tenant move in before securing their signed lease, deposit or 1st month rent.Needed a water valve changed out. Magnolia sent their approved plumber. Their plumber charged more to evaluate then the cost of repair. Then quoted me 3x's more than it should cost to fix problem. I found plumber on Angie's list and had issue fixed for less than service call their plumber charged. When I spoke to Magnolia they justified using their plumber as being a good vendor. Tenants complained that they had issues communicating with Magnolia Properties. Magnolia Properties said I was not to talk to my tenants. I no longer am using this company and would not recommend them.

Magnolia Properties & Investments, Inc. has not had a complaint or bad review previously so it is very important that we respond to this negative review. The owner of the property listed here gave us the property with tenants and a dog already in the home. All tenants vacated with exception of the one with the dog. Very friendly and amiable tenant. When we received calls to show the home the tenant was working or not at home and we could not enter because of the dog so we asked the tenant to make the home available only when she was home. We needed a guarantor for the new tenants and this process took time because the tenants had to secure this information and they were difficult to reach. Once the guarantors forms were available we then had to go through the credit vetting process. We do not allow tenants to occupy prior to signing the lease, however when I went to do my walk through we discovered that the tenant with the dog had allowed the new tenants to take occupancy prior to their signing their leases.When we accept a property to manage we ask the owner to complete a Property Information form which lists the contractors, vendors and handymen they wish us to use.This owner did not provide any of this information and said to use vendor's that we have had good experience with.We did use her lawn care service. When her plumbing issue arose we used a licensed and insured plumber who we have had good service from. The owner was not happy with the price or method of repair and was able to find a special offer on Angie's List at a much lower price.When the owner asked us to call the tenants to schedule an appliance replacement or repair that she had set up our difficulty was in reaching the tenants, or in making arrangements for them to be present so the contractor or vendor could come into the house.When we first accepted this property and agreed to manage it we asked the owner to allow us to be the middleman and do all communicating with the tenants so they would get used to dealing with us as the managers rather than her. This was a situation where the owner never fully allowed us to manage the property but remained in the position of manager herself. There was almost nothing that we did as manager that she was able to accept. We tried to document the condition of the home when we took the property by taking digital pictures of the condition. /We were in contact with the owners selected yard person constantly. He allowed the grass to grow knee high and small plants to sprout out of the gutters, but we continued to follow her instructions and tried to use him. We were on very good terms with the new tenants and the one remaining tenant from the previous tenancy. We met with them and took additional pictures for the owner and for our records of the condition upon move in for the owner. This was an unfortunate situation where the owner surely tried to work with us, but was used to handling things her way. Nothing we seemed to do worked for her. We took the property to manage May 28, 2014 and gave it back to her September 3,2014. This was a rare and unfortunate relationship for our company. This person's review does not represent the caliber of service and care we give to our clients.

Good experience. On time for all appointments, and followed through as promised/described on all services from website posting of property to newspaper ads, to screening clients and showing property. Excellent work in creating photo album of interior and exterior of property to document condition at time of lease. Service is far superior to other experiences I have had with property managment companies.
Description of Work: Very professional property managers handling the lease of my home in Tallahassee while I live/work in another city. Extremely responsive. I am very pleased with their service and would highly recommend.

Sandy Brown leased our house for us. With great attention to detail and respect for our property as well as the comfort of our renters, Magnolia screened perspective clients themselves. This is not a lock box, renters as well as home owners beware firm like many management companies in Tallahassee. There was an initial fee of $90 to run their ads and we had a perfect renter (one we can trust with our house) in a little over a month. I would whole heartedly recommend Sandy and Magnolia. Their placement or total management fee is based on a percentage of your rent amount. Sandy is scrupulously honest.
Description of Work: Leased our house. Magnolia leases/rents/manages/sells prime real estate in Tallahassee. If you care about your house (whether lessee or lessor) Sandy Brown and Magnolia is the company for you!
