It went terribly. I was in Miami taking care of my mother who had Alzheimer's and I trusted this company in Tallahassee to manage my two properties there. At first things went well and Tammy always returned calls promptly, but this didn't last. One of the properties was vacant for six months with the utilities on. Whenever I talked to Becky, their office person about disconnecting utilities she would tell me it was essential to have them on to show the house.. Finally after six months I disconnected the utilities myself. A couple of weeks later I got a call saying they had good news and bad news. The good news was they had rented the house, the bad news was that there had been someone living at the property illegally. Shortly thereafter I got a call saying the electrical system was not working and the tenant was going through a lot of inconvenience as a result, so we should give her a $300 rebate on the rent (about half a month). I did so. After two months the electrical problems continued despite three visits by electricians for which I was charged. Fearing a fire from the malfunctioning electrical system, I then mailed the tenant to contact me and sent her my phone number. She phoned and explained the problem and told me she had been trying to rent my house for three months before CPM allowed her to rent it, but each time she had called Community Property Management she was told the house was already rented. She said the yard in the back of the house looked like a jungle. CPM had charged me $200 to take care of the yard before the tenant moved in. I sent the electrician I had used in Tallahassee to the house and he replaced the electrical box which took care of the problem ( to the tune of $1000+) which was caused by the squatter rigging the meter. There were other damages to the property I was billed for as a result of the illegal tenant. Tammy, the head person there, denied any responsibility for not properly securing the house and was extremely rude, but when I told her I would have to publicize their mismanagement and contact the owner of the company she agreed to reimburse me for part of the expenses, which she never did. I was overwhelmed as 24/7 caregiver to my mother here in Miami and didn't have time to find another management company. About a year later, in the process of refinancing the other property, I requested the lease on it. The lease had expired three months earlier and had not been renewed. When the tenant was contacted about coming to the property to renew the lease he disappeared leaving the house in such condition that I had to spend thousands to fix it. There were, I was told by the neighbor over the phone, 4 bulldogs living at the house which were the cause of the damage. The house was vacant for 6 months after that, three of those being repaired. CPM charged me $500 to clean the house!. Despite being overwhelmed caregiving 24/7 for my mother I had to find time to terminate CPM, arrange for repairs, and turn the house over to another company. I wrote a letter to the owner of the company requesting partial reimbursement for expenses and loss of rent. .He never responded, but had Tammy call me. For several months she called telling me she was trying to get the tenant to pay for the damages. I was too busy taking care of my mother to file a complaint with the real estate board. I did a review of them on the web but it was deleted. These people are a discredit to their profession and should be in jail.
Description of Work: The provider managed two properties over two years for !0% commission and leasing fee. The rent was always 40 days late.
