Tim is very thorough and professional. He was transparent with pricing and the specifics of the materials as well as the installation. Tim emailed updated pictures almost every day. The roof turned out great. Tim's professionalism and work ethic is a refreshing change from most of the contractors i have done business with in the past. I would highly recommend T. There were some difficulties in removing our original roof that presented some hurdles, but T. Ryan Contracting took care of the needed adjustments. All members of the work team were courteous and the clean-up afterwards was excellent. Our new roof looks great.

Finding a dependable and responsible contractor in key west is a challenge. I needed a new metal roof last year and came across Tim and T Ryan. Tim gave me a fair estimate, but more importantly stuck to the budget and the time frame discussed. Good crew, good equipment, and very solid work. I would recommend T Ryan to anyone. very happy with my roof and gutters. since then my neighbor has used Tim and also shares my opinion. also filled out the mitigation report properly which was a big help.

Description of Work: Applied roof, but scratched Blue roof in hundreds of spots...applied paint to cover scratches...paint faded within 2 months..when contacted, Gould complained about the cost of correct paint to use...said he bought correct paint they touched up again....same problem within 2 months..sent him an email with no response.....now I have a nice dark blue roof with light spots all over it.

At T Ryan Contracting we take customer service very seriously. We appreciate you taking the time to review us. We installed this roof almost three years ago. We did have some very minor scratching of the custom mixed blue metal roof panels and we took the precaution of touching up those minor scratches because we take great pride in our work. We bought the best paint we could for this purpose from local paint supply but the painted spots did fade. The customer contacted us and we contacted the metal manufacturer who suggested we buy the paint direct from them which we did and we touched up the previously painted areas again and hadn’t heard from the customer since. Now that we know of this problem we will try to reach out to this customer again and even though it’s been many years now We will fight for this customer and see what can be done. Please refer to our many A rated reviews to get a better feeling for our workmanship. We would advise all homeowners to contract your contractors soon as you have a problem even if its been years as in this case

Description of Work: They removed 4 old skylights and re-roofed the area and replaced all of the old nails over the entire with new, longer stainless ones as well as installed new roof vent. They were very professional and did an excellent job. They were also very helpful in obtaining pictures for insurance purposes of the roof and nail patterns. I highly recommend them. I did not receive call backs from most roofers that I called and the few that called back didn't act interested in a small job. T. Ryan was the only one who was professional and responded to my time frame. I was under pressure to meet wind insurance standards and they helped me greatly.

I can't say enough about this guy; my house was for sale, I was in New England due to severe family health issue. Buyer saw evidence of a little leakage wanted it fixed. Being out of state made this very difficult. I ran across this contractor very near my house called him with my tale of woe. He does mostly big jobs/commercial etc but he did me a huge favor. Within a day or so he and his crew were there with professional trucks and equipment. He emailed me photos of his trucks at my house, photos of the before and after roof work and also photos of the 3 guys working on the roof. He is fully qualified, registered contractor with Monroe County. The county building department staff actually gave me his name. I called them about a roofer who turns out did not have any credentials recorded at the county. IF you use someone like that YOU can be fined also and if THEY are injured YOU are responsible for their medical care. Several neighbors told me they took down his info because it just seemed like such a professional and together operation. I highly recommend T. Ryan Contracting on Cudjoe Key.

Description of Work: Please note: the landlord paid the billing - I don't know the total cost. Full shingle roof removal and metal roof install. Very disappointed! Only had one good worker on the job consistently, Tommy. Tommy was a good worker, diligent and conscientious. However, the rest of the crew was mediocre at best. One of the workers, Tyler, actually determined that he would take it upon himself to root through my storage shed and helped himself to my shop towels and a wheeled cart of which he used to pick up shingle debris in the yard! Cart is now unusable as it has tar on it and is bent up. Granted the cart wasn't new, but was usable. All without my approval or knowledge. Then I had two five gallon buckets that I use to clean my snorkel and dive gear, or to wash the car with. The crew used these to pick up debris in the yard putting tar all over my like new buckets! And one of my lawn chairs was found with a hole in the seat. My roommate had a nice cushion in a wicker chair and it had some red splattered on it from someone's energy drink. The shop towels were replaced, the chair was replaced with the cheapest folding chair ($40 chair replaced by an $8 chair), and my buckets were replaced. They crew had inadequate supplies, (if they needed my cart, towels, and buckets - why didn't they bring their own?), was inconsiderate to personal belongings and with doing an entire roof replacement, the ONLY magnet they brought was about the size of a rear view mirror on a car. I spent every evening for a month, going around behind them, constantly cleaning up debris. For a company of this size, I was astonished on the lack of supplies the workers had. They should have had a roller magnet for nail and metal roof shavings debris. Also, the building inspector was out probably a half dozen times before the roof passed inspection. Lots of screws missing, screws wrung too tight and sloppy workmanship. The crew ruined one side of the front gutter, which caused them to have to replace both sides of the front gutter as they were unable to match. To date, I have contacted the supervisor, Tim Sutton on several occasions over the past couple weeks stating that I noticed damage on the rear gutters where the ladder was perched for the month that it took them to do the roof and get inspections. The weight of the ladder and the men climbing it, created a spout on one gutter line, and popped an end cap off another gutter line. I am unable to see the junction of these gutters as the house is stilted... But Mr Sutton stated two weeks ago that someone would be by in a day or so as he was working on a big bid that he had to do. To date, they have been paid by my landlord for the roof and the gutter gushes water when it rains. Nobody has been out to look at the gutter or attempt any repairs, and my last text message to Mr Sutton received no response or reply. That is just bad business!

Clearly this "Tenant" was aggravated by the construction process of putting a new roof on this house at the request of her landlord , the homeowner.. She was very nasty and totally uncooperative and unforgiving the entire poroject.The homeowner however was extremely pleased with the outcome of the perfect roof replacement project. Gutters on the back of the house were NOT included in the project. All contracted work was completed to the owners satisfaction.The tenant wanted extra gutters on the house that were NOT contarcted by the owner, She actually said if we came back and put them on she woukld remove the bad review. This is why the review is here in the first place.This longwinded ridiculous rant has no place on any reputable reveiw site whick this clearly is NOT!

My roof Still leaks JULY 16 ,2012 I paid them in full May 12, 2012 the roof has leak several times since. Ask Tim Gould to come out to repair it He deied the rook leaked, Paid my general contractor to do a water test on the roof ( which T.Ryan should of performed this test) My general contractor has marked the leaks and showed the leaks to T Ryan employee. Owner Tim Gould has yet to talk and meet with my Contractor in the past 3 months. I cant complete my house with the roof still leaking Tim gould has respond to me very UNprofessional and inappropriate and very Disrespectful VIA email and TXTS

This is a very unfortunate situation. Problem starts with a very poorly designed home that has been added on to several times possibly without building department approval. Within a few feet to the new metal roof we installed is a second story doorway leading to a flat deck. This door has been a source of leaks for many years and wood above and below it have been replaced before. This owner was advised that’s the roof was causing this leak and hired another Roofing contractor to fix metal roof near this doorway two years ago but of course the repair was ineffective as the roof was never leaking. She The hired R. Ryan Contracting, inc. to completely replace the roof never informing us of her door leak as she did not know the source. We completed the roof on time, above code, all inspections by county we conducted and passed. The owner personally thanked me and told me herself how glad she was that she hired T. Ryan Contracting, inc. A few weeks after completion we would get calls from her stating that the roofing was leaking only on specific rains but not all rains. We always immediately sent a serviceman to her home within 24 hours of call and several times we checked roof after rains without being called as the home was vacant and we found her original observation to be correct. When the rain was blowing hard against this vertical wall roof there would be a small drip in the house. If this was a roofing leak it would leak on every rain not just the sideways rains and we told the homeowner this. However her home improvement contractor kept telling her it was the roof and not the roof level doorway he installed. As a courtesy we continued to send service people to this home and re coated roof areas and repaired newly damaged areas caused by the continuing construction even though we did not feel they were the cause of the leak. Of course the door leak continued to drip. We kept telling homeowner It was the door and then her home improvement contractor ran a hose up high on the roof letting the water run right past the door and this would of course cause a drip under doorway. We then spent 4 very well documented days thoroughly water testing all areas of roof with homeowners contractor as witness and it became very clear to all that the only time water entered the building is when water was isolated to just the door way was far from the roof we installed. It is my understanding that this door is now finally being removed and hopefully reinstalled the correct way. This was a case of a very poorly designed home couple with a homeowner who chose her advisors poorly. We did however contact homeowner and apologize for her perceived rudeness on my part as that was never my intention. Sometimes emails and text messages (owners preferred choice for communication) takes on an inflection that was never intended. T. Ryan Contracting, Inc. has hundreds of roofs installed in Florida and New York and have no unhappy customers other than this one. This is unfortunate as the roof looks beautiful and clearly we did all we could to work with this home owner but even today she refuses to admit that the roof has never been her problem.
