He was over 1/2 hour late for the inspection. Only spent a couple of hours and stated verbally to us that there was no eveidence of any major problems or expenses. He also told us that we could get additional reports if needed. Well, when we tried to get home owners insurance, they all require the other reports and it took a week to get them emailed to us even though we paid via credit card upon request. Since moving into the house we have had to spend a lot of money on major problems that we were not aware of. Then our insurance wants to cancel because the electrical panel and breakers are 30 plus years and they require upgrade of 15 years or less, so now we also have to face this large expense. He needs to be better informed on requirements facing new homeowners and apperently doesn't know the difference between cosmetic or minor repairs and major repairs or upgrades. Not a happy camper with his response either.

My wife and i are in the process of buying our first home and wanted to be involved in every step. This means i was James' shadow throughout the whole inspection. i'll be honest, when it comes to home repair and everything involved in routine maintenance i am extremely unexpierenced. James was great, not only did he do an extremely thorough inspection but he explained to me each area of concern and gave advice of what i could do to fix it. The report he put together looked great and even without me being there it would have been easy to understand and see what the concerns were. I would recommend James and his company to anyone who is looking to purchase a home.

James responded immediately to our inquiry re: his availability to do the inspection within our required time frame. He was punctual and professional. The inspection itself was very thorough and his report was as well, including pictures. He also provided, at our request, names of tradespeople he has worked with in the past that we could consider for some of the repairs that will need to be done. Before leaving the site he provided us with a verbal overview of his findings and we had a complete written report emailed to us by the end of the day he conducted the inspection.

As stated above, James is an excellent and thorough home inspector. I would highly recommend him to inspect a home you are thinking of purchasing.
