A&D Home Inspection

We couldn't have gotten a better inspection. Darrell & Andrea were completely professional both times the house was inspected.Both of them are super nice and answered all of our questions without hesitation. Darrell went over everything with an experienced eye, leaving markers (tape) where there were issues.He took pictures of the bigger issues to put into the report. Then he walked us through everything that he had found, pointing them out and explaining them. His report was very thorough and included the pictures along with the explanations. It was easy to understand and easy to send over to the builder. The inspection took several hours, which didn't bother me. I'd rather get a detailed inspection rather than a 10 minute once-over. We used A&D Inspection twice. Once for the phase inspection after wiring, plumbing & heat & air ducts had been installed; then for the final inspection after almost everything was finished. It's definitely worth the money (fees vary according to size of the house) for the peace of mind. He caught things that we hadn't seen that needed to be fixed. I'll recommend A&D to everyone I know that's building a house. Especially when one lives out in the country & doesn't "have to have" an inspection done. This is one thing you don't want to skip.

A&D were great. They were extremely thorough in their inspection. Darrell and his wife were very thorough and knowledgeable. It was a large home built in 1923 and took around 4 hours to complete. There were some really unique features to this house, and their knowlege and experience proved to be very valuable. Darrell was very clear in his walkthrough going over each write up as a repair or maintenance issue. Being the 5th house I've purchases, I believe they did the best inspection I've recieved. They even found some ants that the termite inspector missed. It was also the most expensive inspection I've done. This was partly due to the age of the home, as well as the size and having a detached garage/guest house etc.; however, I firmly believe you get what you pay for and I think i paid a fair price for a high quality inspection. Purchasing a home is the biggest purchase most people will ever make, and skimping on an inspection is a bad way to begin that investment. I would recommend A&D to anyone that needs a home inspection. They were great.

We used A&D home inspection for a home we are buying. Darryl was extremely thorough examining the 110 year old home. He then gave us a detailed report on each area of the home with photos and a phone call to personally go over each part of the report. He was very knowledgable and we will be using him again any time we need a home inspected.

I can't say enough the A&D team know their stuff!! They went through the house and outside from top to bottom and found stuff we would have never imagined existed much less a problem. We had our house flood a few weeks back and purposely did not mention it. These guys noticed it and found where the water issue was originating from. The report they provided was detailed and had pictures of all areas that had concerns. I think they spent almost 3 hours and walked us through the house and explained in detail the repairs and maintenance issues they found after they completed the inspection. You CANNOT go wrong using these guys they ROCK!!

A & D Home Inspection arrived promptly at the time they promised, and provided a very thorough and professional inspection of our home. They quietly and efficiently went about their inspection in a pleasant and courteous manner. If they had to move something they put it back. They came in at 8 am and were out by 10 am. I would highly recommend this husband/wife team, A & D Home Inspection.

They are wonderful. I did not pay for the service because the buyer of my house paid for it. They were very thorough. I was selling my house and they came in and treated the house well. They did not make any messes. They did not take an excessive amount of time to do the inspection, but they did a thorough inspection. They were very prompt. They seemed very professional. It is a wife and husband team. They worked together. One thing I liked about it although it was not my inspection, it was the buyer’s inspection, but the buyers were out-of-state. So, they explained everything to me so that I would know what I needed to fix. They really did a great job.

This information comes from Randall (son) and Lisa (daughter-in-law), who asked me to leave this review because (a) I had recommended A&D to them based on its Angie's List reviews, and (b) they believed that Mr. Thomas's integrity and skill in inspecting multiple systems is reflected in his work on their behalf. The initial inspection covered the home and all of its mechanical and physical components, and a septic system, a well, and a pool. Mr. Thomas was punctual, thorough, communicative, and clearly knowledgeable, yet didn't hesitate to recommend specialized inspections where addition information was needed. Based on their experience, I would definitely want Mr. Thomas to handle the inspection if we ever decided to buy a home in OKC. The inspection process became contentious when Mr. Thomas reported to us that the pool was well built, but had been poorly maintained for some time, with some questionable "repairs" having been made. That was consistent with the family's observations, but the realtor (supposedly representing both the buyers and the owner), relying on a local pool maintenance company, insisted that the pool was usable within the terms of the contract. The realtor then began contacting Mr. Thomas, trying to persuade him to change his assessment of the condition of the pool and to recommend fewer repairs. After repeated contacts, Mr. Thomas, refusing to bow to the pressure, called my daughter-in-law to ask her to find another inspector for the pool. My son and daughter-in-law respected his request, but they wanted Angie's List members to know that Mr. Thomas is, in fact, an excellent inspector in every respect, and in addition, he has the integrity and conviction to stand by his findings for the Buyer, and not to alter them under pressure from anyone.

Darrell Thomas and his son performed a thorough home inspection for us on March 25, 2015. Darrell made it clear his role was not to persuade us to either buy or not buy the home, but rather to identify items and issues we should be aware of, and inform us of any issues about the structure to consider at this point in the buying process. Less than one day after the inspection, Darrell emailed us his 46 page detailed report that described and photographed every item noted in his inspection. Darrell noted a number of minor items needing repair--nothing significant in terms of our decision to buy the house, but items the seller addressed as a result of the inspection report. The house has a clay tile roof, and a number roof tiles needed replacement. With Darrell's help, we were able to negotiate a significant roof repair to be completed by the seller prior to closing. Darrell's educational style and thorough inspection increased our confidence we were making an informed decision to purchase our house,

Darrell Thomas and his son inspected a 2,200SF home with a septic tank for me in Tuttle, OK. Darrel and his son arrived early, and were extremely professional throughout the entire inspection. They were both patient, and more than willing to address any questions and concerns that I had. I had my my parents accompany me during the inspection, and they were so impressed that they indicated that they would use A&D Home Inspection for their future inspection needs. The report produced by A&D was accurate, thorough, and easy to understand. After their inspection, I felt confident in knowing everything about my potential investment, and I would not hesitate to use A&D Home Inspection for my future inspection needs.

Darrell and Todd were there before any of us. They were very professional throughout the entire inspection, and very knowledgable. It's clear they have a great deal of experience, and Darrell did a great job of explaining everything and walking us through all the issues. The report we received was very thorough, and they were very receptive to later questions I had regarding various items in the report. I had two or three additional calls with Darrell within a couple of days of the inspection, to ask for details or clarifications of various items in the report., and he always either answered or got back to me very quickly. He was very patient and helpful on every item I asked about. Also, both Darrell and Todd were very personable, not rushed or unpleasant during any part of the process.

We are in the process of purchasing a home and needed a home inspection complete with an aerobic system and water well. They arrived early and were very thorough. They checked things I didn't even think about! When they were done with the inspection, they led me around the home and pointed out EVERYTHING they were including in the report. ... and WHY they were including it. I received my report within 24 hours and it was easy to understand! I highly recommend them and IF we ever purchase a home again, I would definitely call them. I'd be hard pressed to find a better (or friendlier) inspector.

After researching numerous home inspectors covering the OKC metro I hired A&D. After two reschedules due to weather or property manager issues, we finally were able to complete the inspection and A&D didn?t charge me extra due to the postponed inspections. A&D was a bit early which is a very good thing, very professional, friendly, and easy to talk to and work with. A&D completed a detailed inspection and explained all findings in a simple yet comprehensive manner that was easy to understand. The report was very promptly emailed to me (a few hours after inspection) with supporting pictures. A&D provided an honest assessment, answered all my questions with clarity and specificity, and is very much focused on the customer?s needs. I believe this is why A&D is the top Angie's List home inspector in the OKC metro. My advice is to hire A&D and you too will experience the confidence of a job done right the first time.

Mr. Thomas was very professional and patient as he walked us through the house explaining the various issues that he identified as needing either attention to fix and repair or what he deemed as just cosmetic. Multiple concerns were identified throughout the property and Mr. Thomas's expertise provided us with a clearer picture of the property's overall condition which we would have never known if he had not been hired to inspect the property. Mr. Thomas's insights were vital and contributed to helping us in determining if this was a property we should go forward and purchase. This property had a pool and the price included inspection of the pool's condition also.

The inspection went really well! Darrell and Andrea were very great to work with and handled all matters professionally. I liked that he helped to differentiate between the items that need to be repaired and what items need to be replaced. Categorizing his findings this way, helped me to prioritize which items I would like to be addressed by the sellers.

It was an extremely thorough inspection. The lead inspector had a wealth of knowledge and experience and was able to make many recommendations on quick and easy fixes to resolve several of the issues brought to light.

The home inspection went very well. Darrell and his assistant were friendly, punctual, and professional. They thoroughly looked over, under, around, through, and above the house. They gave me a clear picture of repair priorities and walked through the house with me going over specific things. They posted the inspection report that night, so I could view it quickly. The inspection report included pictures and was concise, yet thorough. The price was right for the work done. These guys spent the time with me to explain things and take questions. If I need another home inspection in the future, I will call them.

Darrell showed up on time, and he did a thorough job looking at the entire house. This is my first time buying a home, so I liked how even the smallest repairs were detailed in the report. Also, he took the time to explain items that weren't repairs, but would need attention in the future. Lastly, he has followed up with water testing results quickly, and he has continued to offer help after the inspection. I would recommend A&D Home Inspection, and I plan to use them in the future if needed.

In short, Daryl is great. I picked A&D Home Inspection based solely on Angie's List recommendation and reviews. I had no prior experience with this vendor nor did I know anyone who had used him. From the first phone call, Daryl (the owner), was courteous and professional. Easy to talk to and easy to work with. He showed up for the inspection early, and finished earlier than estimated. Daryl and his assistant looked at everything, and seemed very knowledgeable about their job. At the end of the inspection Daryl took the time to walk me through everything he had found, and answered all of my questions. I did not feel rushed or as though imposing upon him by asking questions. Daryl said I would have the written post-inspection report by the next morning, and I actually received it late the same evening. The report was thorough and easy to understand. Identification of necessary repairs was obvious, and all identified items came with associated color photographs. I am thoroughly satisfied and would use this contractor again. I'll also recommend him to anyone who asks. Give him a call; you won't be sorry.

I found A&D on Angie's List and called them plus one more home inspector on Saturday morning. Darrell was on the phone to schedule an inspection within 5 minutes, and also offered a 5% discount for scheduling through Angie's List. Tuesday, inspection day, Darrell and his partner Andrea were already at the house when I arrived just before the appointed time. They make a great team. Darrell was very thorough, examining structural and mechanical aspects of the house and addressing cosmetic issues. He also provided advice about which repairs were safety issues, which could be done by the homeowner and which needed a professional. He had an in-depth knowledge of construction practices and materials and was able to explain things in a way that inspired confidence in his judgment. Andrea entered data into the computer and inspected aspects of the interior of the house. The resulting inspection report was very thorough. It covered in detail all the systems inspected (plumbing, electrical, heat-A/C, etc.), included more than 2 dozen photos of the issues noted and discussed in the report, and provided a summary of defects. In short, A&D did a very thorough and professional job on this inspection. I would highly recommend them. A+!

Make sure you communicate your desires.

I have bought 2 homes going on my 3rd this was by far the best inspection I have ever gotten. The pricing of items that needed to be fix helped us a lot so we can determine if this house was to much for us to fix or if we should purchase it. I am planing to get a few more estimate and stuff so I can make an informative decision! Darrel and team helped me with this!! I would for sure to use them again..

Darrell was very accommodating - he agreed to do an inspection on Saturday as my brother and I were only in town over the weekend. He and his assistant Todd were very punctual and professional. The inspection was very thorough - taking about 2.5 hours, and then Darrell walked us through both the house and outbuilding, giving a verbal report. He said at the end of his inspection, we would know whether we wanted to purchase, re-negotiate or walk away from the deal. I feel confident we can make an intelligent decision based on the information he provided. As promised, he followed up with the written report on a timely basis. I had a couple of questions, and he returned my call by the end of the day to clarify.

Great! He's very skilled in his profession and personable too! I would highly recommend him.

Darrell and Andrea arrived about 15 minutes early and took a few hours to complete the inspection including walking me through the house showing me each item of interest. They were VERY thorough including door frames which had primer, but not paint on them. They did a great job of explaining everything to me including the severity level of each problem and ways to remedy them. He climbed onto the roof and under the house into the crawl space. The report was provided by that evening and was very thorough and included color pictures. I would recommend this company to anyone needing a thorough, high quality inspection.
