We purchased a vacant lot. Mary did an adequate job but I have no idea if she really represented our interests as she was hired initially by the seller and they paid her commission (a full 6% for a land purchase). What really irked me was that we asked Mary for names of builders that she would recommend. One of the the names was a builder that we eventually contacted and interviewed. Fortunately we did no pick the builder. We found out that Mary had a secret deal with this builder where she would get a commission on the house construction if we went with this builder. I find that such a deal is very unethical on her part. I will never do business with her or ERA again.

They are very friendly. They do followups and have a really good updated system to do so. You don't even have to come into their offices, because they have an electronic system where you can do things like sign the lease. They also have reasonable pricing and I am very pleased with them.

She made phone calls for us regarding any questions that we had that she didn't know the answers to. We were able to verify school zones, when the zone line was vague, and got answers quickly. After a month and a half of looking, we were able to find the house we wanted, and close quickly. While this wasn't our first home purchase, it was still a very simple procedure thanks to her.After we had moved in, we found some issues that were missed at our inspection, so we got them fixed. During one of her calls to check in on things, we mentioned it and she told us that we should have let her know, she could have maybe gotten the inspector to cover some of the costs.
Description of Work: We gave Cindy Frakes a list of what we were looking for, even before we left California, and she was able to help us sort through the multitude of houses available. We used Cindy to find our current home, and love the service we received!

Cindy Frakes was such a pleasure to work with and helped us purchase our first home. We had a list of specific wants and she was able to help us filter through a multitude of listings and whittle it down to a mear 100 or so. She then took us out to view so many homes and eliminate many right off. She helped us walk through working with an uneducated realtor that made the purchase very difficult and in the end with our realtor and our title company all but eliminate the other real estate agent from the end process.Cindy has become not only our only realtor, but a friend.

Subsequently, when I approached ERA regarding the townhome due to neighborhood problems and grounds maitenance issues. ERA refused any responsiblity towards any of the further issues that I brought to their attention regarding this purchase on more than one occasion.Through the years, I have considering moving from this townhouse on several occasions and find it to be difficult for various reason to include the lack of assistance in an acceptable manner from those that sold this property to me through the local realtor network.When I purchased the townhouse, the grounds included a working and well kept swimming pool and tennis courts that had just been resurfaced. There was no legal homeowners association. I presented documents to a local lawyer and was advised not to sign any lease agreements to the grounds.The fact that these amenities were available was a great decision factor to me. Today I find myself totally lacking in any of these amenities, in spite of the fact that I have spent years working to earn and have a decent place to call home. In spite of the lack of appropriate attention by parties advertising themselve to be responsive to this type of concern I continue to strive to attain them and work to better the situation on a daily basis. I will do so regardless due to my own personal ethics.Today the grounds around my home are totally abandoned and the homes in the complex are in varying states of repair and disrepair. When I attempt to get "help" regarding the state of disrepair of my own property and want to discuss the grounds or other related matters, ERA takes no appropriate action. When, ERA, was the last time one of your agents as me, personally, how my home is today?I am ashamed to say that I have any part of the area behind my home. I like to think that the money that I provided was used to benefit the property and that is not what I see today. I want someone to tell me that I have not spend the years of my life "earning" this and do not find that person anywhere near me. Yet I find that the money that I have earned and spent in this community offers me this and I find it to be too much of a thorn in my side. Why?It was my impresssion that ERA and I were working to build a business relationship that would benefit the community and well as the individual buyer. When I look outside my back door and inside my townhome I find that ERA and my community doesn't really care and prefers to threaten than to address and work to correct a bad situation.I hope to meet realtors that take a more positive approach towards their neighbors.Sincerely,Sara Rodriguez38 11th St.Shalimar, Florida
