One plus about Tim is that there is no penalty to cancel their agreement. I don't have a penalty on my new agreement, either. I liked how he described his maintenance service. Everyone is on call 24 hours. His attorney will provide a no cost letter for you. I've been renting my property out in Melbourne since 1999 and never paid more than 10% per month management fee. Coldwell Banker (on Pineda Plaza Way) had tried to renew my agreement prior to the deadline. The new contract they sent out was very one-sided in their favor. Stay away!! I shopped and I'm very happy with my new manager. The property manager agreements in Melbourne and the area are all over the board on pricing but especially on terms. Some of them have horrible terms. Just keep looking and reading the terms until you find the best one. Also, if you find the company I did (not the one I am reviewing but a different one) who refuses to send you their sample property management agreement, go the other way. That's ridiculous. I checked out their ratings and the ratings were not good. You don't have an assigned property manager with them, either. You get whoever is available. You need someone dedicated to you and your property. Tim's service is dedicated. You'll find a lot of property managers unwilling to edit the management agreement, too. I was able to add an addendum to mine on most of the items I wanted to change. My manager is very flexible. I've been with them for 2 months now. Go to the Better Business Bureau website to check some of the management companies there. Hope this helps.
Description of Work: Please note that I found a better deal somewhere else. I did not use this company. I had to provide ratings and didn't want to rate them low because I didn't use them I just went to them for a quote. The owner seemed knowledgeable and competent, but I didn't try his service because he priced himself too high. Possibly because the property is in Melbourne a little out of his area...I'm not sure if he does local management cheaper. He advertises that he covers Melbourne downtown. I was on Wickham a little further north. He wanted a full month's rent for the leasing fee plus $138/month assuming $1150/month rent. I was able to get $1200/month rent for the property with a different company....but Tim hadn't seen the property. I'm now paying 1/2 the first month's rent for leasing fee and 10% for management. My property manager is doing a great job.

Tim Borden and his associates provided excellent service and their expediency and management of the "paperwork" were beyond expectations. I would definitely use Treasure Coast Realty again. We closed and moved in less than 5 months. He assisted us in our transition and got us a very favorable outcome with our bank.
