we recently purchased a house where Santos did our pavers. We are extremely happy with their work and there customer service. We had a couple warranty items on the driveway and they came out immediately and took care of it. highly recommend

We contracted paving for our lanai and at that time they stated sealer would repel mold. When we wanted it resealed they guaranteed this new sealer would last 10 years! After 6 months we had mold all over new sealer. After no response from them we sent a bad review. Then they said "take off the review and we will power wash and guarantee for 2 years!! Needless to say they have not returned our calls!!! There is mold all over again!! HOW DOES THIS COMPANY STAY IN BUSINESS???

BE READY FOR PROBLEMS. We have had constant problems from beginning to end on this pool, kitchen, cage and paver project. The three month duration originally estimated, took well over two years with many of the items of work requiring us to direct subcontract due to Santosâ  s inability to find contractors to do the work. Without our intervention, it is highly unlikely that our pool would still be finished almost 3 years later. We remain unreimbursed for $1,000s for many of the subcontractors we had to hire to get the work completed. And earlier this week, we had a subcontractor that Santos hired who threaten us to put a lien on our home due to non-payment for work that happened nearly 3 months ago. It is rare when the management of Santos initiates communication with us, and even then we only receive empty promises that are broken time and time again. Punchlist and Warranty work continues to be a problem. Problems with our pool lights were noticed early on. Santos said they would resolve them. However, 6-8 months later, we are still waiting for Santos to make those repairs and they have used the excuse that they canâ  t find anyone to do the work. We had high hopes for this company, but they have proven untrustworthy, lackadaisical, and unfocused on customer resolution issues. Over the life of this project, we have had an estimated 1,000 texts, emails and phone calls that we have had to initiate to try to get any response from them. We have a list of nearly 100 blunders on our project with self-inflicted wounds that sabotaged this project. In most cases he has provided excuses of supply-chain issues, family doctor appointments, trips out-of-the-country, inability to contact his own subs. If he had as many dollars as excuses, he would be a very rich man. Juniorâ  s winning smile has callous problems lurking closely behind it. Save yourself from his cunning sales pitch.

Do not hire this company!!! After they get the down payment, it is almost impossible to get a hold of them. They screen the calls and don't pick up. Junior especially is to be avoid. We have yet to see any work done.

In summer 2021, we began speaking with Santos USA Construction about building a pool, outdoor kitchen, and other improvements to our property in Florida. Ultimately, we signed a contract with Santos in October 2021. At the time we signed the contract, we inquired about the timeline. We were told we should be complete by summer 2022. We did talk about Covid, supply chain issues, etc., and made it clear it was critical that the project be finished no later than fall 2022. Junior Santos assured us this would be no problem. The Contract called for payments for design drawings and a large construction deposit. We made these payments to Santos. We were told the construction deposit was particularly important because Santos had to purchase all the materials. This would counter any supply chain problems and allow us to begin construction immediately after permits were issued at the beginning of 2022. The design phase went reasonably well and we agreed on final drawings in early December 2021. Unfortunately, things went poorly from there. Santos was no longer responsive. It was very difficult getting their attention. On the few occasions when Junior Santos did respond, and either met with us at the property or spoke with us on the phone, he assured us everything was fine and proceeding normally. However, everything was not fine or proceeding at all. He failed to deliver on any commitments. By July 2022, he repeatedly assured us that the permits were on the cusp of being issued, but he was never able to deliver any permits. By August, Junior Santos had stopped responding to text messages or phone calls (although there was occasionally some excuse, like bad cell service or a vague family emergency). Still, no permits were issued, and he could not even deliver a promised schedule of how construction would proceed. Finally, we terminated the contract. Santos has completely failed to deliver on the promised construction project.

I signed a contract with Santos USA on Feb 4, 2021. It is been a nightmare of a year trying to get them to finish my project. Worst communication of any company I have ever dealt with. Their word is not good they do not adhere to schedules. They over-promise underserve. Not one portion of my project has been completed satisfactorily. They ask for money down then disappear. I have novels of documented promises with no action. It is been so bad I have asked Santos USA to sign 2 other legal agreements which they now will not honor. They agreed to pay several financial penalties, fines and hardship discounts for their terrible work, service delays. They also agreed to allow me to hire out to finish the portions they could not if they did not finish by Dec 8, 2021. I did end up having to hire out because it is taken Santos USA Construction over a year to do a driveway, paint the house, some tile electrical work. They contracted another company to install a new front door there are still issues I cannot get resolved. They were also supposed to do landscape work which I had to have done on my own I am fighting now for reimbursement. They leave their workers unattended at the house they do not speak English, do not have direction and cannot communicate. There have been 2 project managers who were never available have since quit. The 3 people they subcontracted out to work at my house have all complained they were not getting paid. It is got to be bad when trade companies who also work in the same industry are telling you about how terrible the company they are doing work for has been to them. They are incompetent when it comes to HOAs and helping get modifications approved. I ended up having to do so much work myself that they were paid to do. I had many days of lost wages just to manage them and make sure they did not screw things up. Junior (Wagner Santos Jr) is their Vice President who will promise you the world and never deliver on anything.

My experience with Santos Construction has been the worst project that I have ever done, they told me that it would be 3 months for a pool and we are going on 14 months and still not done. Save yourself sleepless nights and anxiety and find someone reputable. I have a long review about the project on Facebook under Santos USA for more details but the current situation is that I have had water in the pool for the past 2 weeks but the pool pump has never worked. The water just sits there dirty. I was told they are trying to find an electrician to come next week. 14 months of a nightmare and I can not see when this will end. Please do your homework and save yourself the disappointment and stress and find someone reputable. If you notice, most their reviews are about doing pavers 9/26/2022 Update: pool project still not completed after 21 months. They did not pull permits for gas but ran gas lines. I do not have final inspections. I have flooding on my patio when it rans. The firepit is not finished. They bought the wrong grill even thought hey ran the gas lines they bought a LP grill. The water / gas bowls are rusted and look terrible. DONT USE THEM (They also took all the reviews off Facebook. Do your homework and look at the reviews! There are more of us.)

Did an excellent job!!! They had the pavers delivered and installed in 2 days. They ordered more pavers than needed, so I ended up keeping the extra and used them to add an extension onto my patio.

The project was delayed a week without any communication as to why. One of the crew guys showed up on Saturday to wash a seal the patio and it had not even been started yet! They did not even tell their own crew that the project delayed.! The grill pad was not done because the crew said there were not enough pavers for the job, but when another crew had to be sent out the next day, they said there were plenty for the job. My yard was torn up from the bobcat when they had to remove the excess gravel and even though the guy who tore up the yard had contacted the office about it (and sent in pictures to show the damage), it took me to call them and email them (several times) to get anything done about getting it fixed. The project manger only showed up a couple of times to make sure the job was getting done, but when he came for the final inspection and my husband pointed out a few flaws, we never heard from him again about getting these fixed. For a company that has been in business for 21 years, I do not know how they have made it that long! Poorest professional courtesy I have ever seen... no communication with their clients or their staff! Even though the patio is beautiful, I would not recommend this company.

Other contractors were contacted, but the one stop shopping was important to us. The quality of work and the reassurance that we were happy with the work was consistent with their reputation. We received followup from the office to ensure the work was done to our satisfaction. The driveway looks great and our neighbors have not been shy in telling us the same. Santos works very hard to provide quality work and affordable prices. Without doubt, I highly recommend them for your driveway or lanai needs. You will not be disappointed.

From the moment I met with the owner, I knew that we were goig to have an excellent experience. Contracted to remove pool pavers and re-level the surface for proper water run off.
