HUGO LINTNER HOME INSPECTION

Inspector made observations throughout the condo and submitted a 14 page report. The condo has 2 HVAC units. Inspector reported one unit was "near the end of its economic life", and that the other unit had a dirty cooling coil. He reported that both units were performing within specifications. On a routine maintenance visit by our periodic maintenance contractor, the technician noted mold in the newer unit and extensive corrosion on the older unit. The corrosion was causing the condensation to leak onto the filter and the floor. As a result of all this, we are having to treat the mold in one unit and replace the corroded unit. Had the inspector pointed either of these deficiencies out, we would have requested repair or compensation from the seller. His report said nothing about mold or corrosion. While he did point out minor problems like an inoperable bath fan, he failed to report any concern with the HVAC units. After discovering these issues today, I called the inspector to try to get some satisfaction. All he could do was explain the weasel wording in the agreement that says he is not warranting anything. I wasn't expecting a warrantee, I was expecting any serious issues with the condo to be pointed out so they could be addressed before the sale closed.
