We had a rat problem and needed to install a cage in front of our dryer vent, we bought the mesh screen, we had the provider come and install. all he did was climb on the ladder and stapled it in. Took less than an hour, charged us for the hour. When he was leaving i found some other things for him to do, he verbally confirmed he would check the schedule.

Tim was very difficult to communicate with. Days would go by before he would respond to my inquiries. I feel as though I was misled about his design staff. As it turned out, they use an outside service. Many things got lost in "translation". We initially were going to have this company renovate our house as well as turn a storage building into a pool house. We were not able to come to an agreement on the storage building . We decided to have Coastal Renovations complete the design plans and receive a credit of $1,100 . Weeks later Tim stated that they were entitled to keep the full $2,500. I think this says a lot about his company. The building is only 10' x 20'. How difficult could this be? Never mind that now I just found out from the city that the storage building does not meet set back requirement for residential use, thousands of dollars are going to need to be spent on engineering/construction for Florida hurricane standards. If any of these costs would have been explained initially, we would have not gone ahead with our plans.

-WE DID NO WORK FOR THIS CLIENT- Only a simple design drawing *Please see reviews from Clients we Performed Lengthy Projects for* It was disheartening to hear of the members "unusual complaint". Let me start by saying getting a building permit in the State of Florida is no easy task, as this owner found out when she attempted to do what we do every day on her own, and act as her own Contractor. We started out with being hired to give an estimate and design a guest cottage. Then once we gave basic pricing, the owner wanted to perform most of the work herself and get her own permit but did not realize how difficult it will be to acquire the permit, hire, manage, quality control and complete a project with the degree of detail that was involved. She took our design drawing and tried to get a building permit with it, which our designs are not Construction Drawings, and she was told by the City of Venice all she would have to comply with in order to do her "simple project"...another $2,000 to hire an Engineer, develop detailed Construction drawings and then move to packaging everything for a permit, almost 100 pages of documentation. Easier to tear the building down and start over since it was a 400 sq' dilapidated outbuilding. I personally told her that it was going to be very difficult to do what she wanted to do with the building, but she insisted it was a "Simple thing" and she would tackle it herself. The work that reputable Contractors perform everyday in dealing with municipalities, Building Inspectors, trade Contractors, vendors, and employees is a real specialty and should not be attempted by an Homeowner, unless they can dedicate full-time priority to such an endeavor, and have experience in doing this type of work. I did apologize to the member, if we somehow did not communicate well enough, which I certainly thought I did, and if we could help her with referring an Engineer, we would. But when a owner feels our service is not worth the cost or value, we usually have to part ways early on, since reality is most contractors, such as ourselves, don't charge enough for all the service we provide. I wished her the best, honestly, but glad she posted this so we can explain to others the pitfalls of "Being your Own Contractor".
Coastal Living is an outstanding company to work with, and I would recommend to anyone. I was helping to renovate my mother's house in FL, while she stayed with family in the area. Because I live in NY, all of the work had to be coordinated by phone/email. While going through the scope of work and design process, Tim was very responsive and offered great suggestions regarding what we wanted to accomplish. All of the finishes and final layout were decided over the phone. Tim and Glenn worked closely with my mother to make sure all of the work met her satisfaction, and helped answer any questions she had. They were very responsive, and very accommodating. This is the same with all of the subcontractors they hired during the renovation. Their standard of quality is also very high, as shown in their completed work. The schedule was longer than first anticipated, but was communicated during the process. We have already hired Coastal Living for another project, and look forward to working with them more in the future. Great company!

We did many projects for this member and it all turned out great! They were thrilled and have hired us to do another project, which we are currently working on, to enclose a carport and turn it into a garage. They were an absolute pleasure to work for.
Tim, Glenn and Roger are very easy to work with. They made excellent suggestions related to the design and layout of the condo, many of which we incorporated in our plan. From the quotation process to the finished product, they responded quickly to requests, questions and changes. The results are a beautiful, newly remodeled condo. Everything was completed to our specifications and satisfaction. If something wasn't exactly right initially, they corrected it without question. The kitchen design is much more attractive and functional than the previous layout. The bathroom is larger than before and the shower includes great amenities like a shower seat and shelves. The condo looks more spacious due to opening the wall of the kitchen and adding a breakfast bar. The new impeccably laid tile floor, baseboard, trim and doors have upgraded the appearance of the entire unit. All tiling, painting and finishing was completed in a high quality manner. The pricing of the project was very close in cost to the two other quotes that we obtained. Changes to the initial contract were kept to a minimum with only two change orders adding extra cost. We felt the price of the project, cost of change orders and the installment payments were reasonable. The project took about a month and a half longer than estimated in the contract; however, due to the quality of the work and the responsiveness of the contractor, this was a minor issue.
Description of Work: Coastal Living Remodelers renovated our condo. They designed and installed a new kitchen and master bathroom, replaced the flooring in the dining area, living room and lanai, and removed popcorn ceilings and installed new doors throughout the unit. They performed all the demolition, electrical, plumbing, carpentry, cabinet installation, tiling and painting. Super nice people- spent about 45 minutes at the home tossing around ideas for the new kitchen and doing a measure. At the conclusion of our meeting, the member was to select her appliances and e-mail those to us, so we could do an accurate drawing of the kitchen and she never got back with us with the exact model numbers & make of appliances for us to do the detailed drawing. When she called back asking about the drawing, I explained we never received model numbers of appliances that our Cabinet Designer would need, but we could go ahead and send her a drawing, using all standard sized appliances, which I did. Then it never went anywhere after that because the customer told me she decided to purchase their cabinets through a buying club they had bought a membership to recently. However, we did supply an AutoCAD kitchen design to the member, as requested at the initial visit.
Outstanding job. The design was terrific as was the execution. Couldn't be any happier. They can feel free to post pics if they wish.

Tim is excellent. We have done this kind of thing several times and Tim is, by far, the best contractor we have experienced. He looked at what we wanted, came up with a reasonable(under budget) price, then carried it out well. Even the inevitable change orders were reasonably priced(don't expect that with most contractors). A general contractor can be no better than the subs he uses. With one exception, Tim uses outstanding subs. Its vanishingly rare to find subs who really care about getting the job done right and are willing to ask questions till they know exactly what the buyer really wants. Kudoos particularly to Pro-Plumbing and Halo Electric. The exception: the drywall guys, who were sorry and had to redo the job. Tim has other drywall crews and I would recommend making sure you get the best one. The job took longer than we expected. Part of that, I think, is Tim being overly optimistic about how long a very complex project would really take. Part was the drywall guys. However, when company was coming, things were down to the wire, and we really needed a working kitchen, it was. No real complaint.

We were quite concerned about finding the right contractor to do the job so we went to Angie's list and picked three. Vetted all three and settled on Coastal Living Remodelers because it had the most A ratings. Then we met with owner Tim Ziegler and he provided a very detailed estimated along with a complete set of plans. What my wife and I liked about Tim was his thinking outside the box. No pressure mind you but a simple "what would you think about this?" When we wanted changes, he did them with no arguments. He gave us a beginning time and an ending time for the entire project and, despite some inevitable delays, met his schedule with two weeks to spare. He knows his stuff and is very honest. We did NOT pay him the entire cost of this project up front but gave him payments when he finished certain parts of the work. We are in the process of using him on a second major project and look forward to his professionalism and quality of work. Yes, we had very minor issues but they were corrected quickly. We trust him and his workmanship. Can't say more than that.

We are very happy with the end result. With a project of this scope there were some minor annoyances and one major miscommunication, which Tim offered to rectify. Tim is very busy so the project took a lot longer we than we expected. We signed a contract in late July 2014 and the work was finished mid December.

Project turned out nicely, great clients to work for. The time frame in which it took was due to detailed construction drawings needed & city building permits, which took nearly 8 weeks alone. Owners did not occupy the home, so we were told flexible in timing, at the start, but they wanted work completed prior to high season, which it was. We are very busy, of course, mainly due to clients being able to trust us & know for certain they will get professional results with the least amount of headaches. Each project is so custom in nature, with many variables- but our goal is ALWAYS to put the customer first and give them more than they expected in the end!

It was an exceptional experience from start to finish. They were detail oriented and covered every basis. They had a simple but comprehensive contract. reasonable work order changes processed. They were fairly priced. Patient with analyzing and detail oriented customers. Knowledge on material choices. Excellent communications and response times. I wouldn't work with anyone else for major or minor projects with in the area .

We met with Tim Ziegler of Coastal Living Remodelers and architect project manager Charles Wittmaak. Tim was easy to work with and brought many good ideas to our project that we hadn't thought of. Charles was also very easy to work with. Charles brought a lot of enthusiasm and creativity to the project We can't say enough about Tim & Charles. The Charlotte County permitting process, however, was long & frustrating. The sub-contractors were thorough, professional, courteous and dependable. The additions were done so well that they appear to be part of the original home - not add-ons. Some people have actually thought that our 1989 home was a new home. We would recommend Coastal Living Remodelers without hesitation.
Description of Work: Added a tiled-roof 3rd garage bay on to the existing garage, added a 14 x 26 screened tiled-roof lanai to include a tile floor, installed an exhaust vent for a microwave, replaced all the windows with impact-rated glass, replaced all the gutters and downspouts with 6 inch gutters to include aluminum fascia, installed an outdoor shower and footbath, installed a flared-out paver driveway and walkways, repainted the house.
The job they did was way beyond our highest expectations. Their workmanship and professionalism was excellent. Each and every member of their construction crew was polite and extremely professional. Each week as they proceeded through the project we would receive a detailed report of the work along with pictures to show the progress. Whenever we had a question we would send an e-mail or call their office. Every question was responded to promptly. They suggested things to be done that we never even thought of. They completely renovated our existing bath from an old style tub/shower to a beautiful new walk-in shower with color coordinated tile and brilliant high-end glass sliding doors. They made our new master bath similar to this, but with subtle differences like a half wall next to the toilet, and a solid glass swinging door. They put a beautiful arch in the entry way leading into our new sun room. They added, to my wife's delight, a pantry for dry food storage. They added closet organizing shelves to our new master bedroom closet. They added a beautiful "outdoor shower" for when our grandkids to rinse off after coming home from the beach. They replaced the existing front door with a beautiful new door with an arched window, and a push button key pad for a lock. They designed an extremely unique screened in porch that tied our roof from the main house into the garage roof. Their architect blew us away with this one, because these roofs did not line up at all. They put in a laundry room for my wife to include a granite top folding table for her use. They completely re-wired the entire house to code. They suggested and installed a new state of the art HVAC system for our new addition that is quiet and extremely efficient. Basically, they took a 1975 (900 sq. ft.) 2-bedroom one bath home and turned it into a brand new 3-bedroom, 2 bath home (approximately 1,800 sq. ft.) that is the delight of our entire neighborhood. A number of our friends, relatives and neighbors have visited our new home and they all have made comments on the quality of workmanship that went into this project.
Description of Work: This provider came in last October and started a complete re-modeling of our home that was built back in 1975. We were living up in South Carolina throughout the entire process. The work included a new roof, new bathrooms, re-finishing of the outside, the inside, new windows, and they added on about 1,000 square feet to our existing structure.

Would not recommend him to anyone! Tim called me today when he saw my review. I doubt I would have heard from him otherwise. He said he tried to call, but this must have been 3 or 4 weeks after our original meeting, and I had already hired someone else The work was over a week in progress at that point I still think that was way too long to wait for a response! Tim is a nice young man, and I wish him luck. Perhaps this review will benefit the next customer!

Out of over 30+ "A" reviews to our record on Angie's List, and the 2nd highest in points of any contractor from Tampa to Englewood Florida, sooner or later a service provider, even with our record, will get one of these type of reviews. It is just reality. This potential customer that had a bad answering machine, after repeated phone calls with no way to leave a message and no other possible way to reach them- they felt we were making them feel as if they had been "Ignored". We met with her at her home, laid out the entire job with design ideas and suggestions. Then a week later met her in our showroom to select flooring and countertops- all taking hours of our time- at no cost to her. So it clearly was not a case of being ignored, but when we had the final quote prepared there was no way to reach her to schedule the next visit. She said herself " I was out of town for two weeks and didn't have one message on my answering machine when I got back, so you are right it must not be working". Please read all the other reviews from customer who we actually did work for...that is what really matters here. We appreciate each one of our customers and treat them like family here at Coastal Living Remodelers. And for this one review to be so against all that we stand for is blatantly a miscommunication and nothing we could have done different or better than we did. Tim Ziegler is a true professional and a great communicator. Our remodel was done long distance (we live in Buffalo, NY) so daily emails and photos from Tim were key to the success of our remodel. We have gone through 2 remodels on our home in Buffalo and in comparison, the remodel in Venice was much easier because of Tim and his conscientious employees and sub contractors. All the workmanship is top notch. Our floor is ceramic tile that looks just like hardwood and is layed in a herringbone pattern. It was a tedious process for the tile guy but it is done so precisely and flat with perfect cuts and grout. Everyone's first comment when walking into our place is how fabulous the floor is! The kitchen and bathroom cabinets which we purchased through Coastal Living are well priced and very good quality. Our stair banister and loft banister are custom made by one of Tims carpenters. They were built in exactly the Chinese Chippendale style that I had described to Tim. Providing Tim with sketches and photos from magazines or websites is a great way to help him bring your vision to reality. Also, Tim has a good eye for design and made some great suggestions that we used. We made a few last minute changes (adding trim on staircase, bifold door in laundry room) and it was no problem for Tim. As he said from the start...we are not done until you are completely satisfied. And let me tell you, we are! We have a showplace to share with our cold Buffalo friends and family! Hopefully Tim can add before and after photos to my review. I don't have the tech aptitude :-(
Description of Work: It was a complete remodel of a 1970's condo that had never been updated. A 2+ bedroom, 3 bathroom, 1500 ft condo on the beach in Venice, FL. New kitchen, bathrooms, floor, trim, doors, banister, removed wall, a/c, some drywall, structural work on loft, paint...
Tim responded very quickly to my request for an estimate and was very helpful with new ideas and suggestions. Work started about 4 weeks later and was completed over the next month. The quality of the work has been excellent and most of the communications went smoothly and problems addressed quickly. The people that performed the work were all extremely professional and unfailingly polite. I am thrilled with the results and Tim would be my first choice for future projects.

Tim Ziegler, General Contractor, of COASTAL LIVING REMODELERS, is the quintessential of a 'quality' contractor. Tim is so personable, but above all so knowledgeable and skilled about the 'right way' to do things in the building of a home. He employs top professionals in every aspect of a home remodel. We had bought a 'spec' home and wanted more than what was provided, crown molding throughout our home and 'special' paint colors for our bedrooms and baths. We were met with a MAJOR problem in our MASTER BATH. We trusted Tim to correct the issue and he came through with the most AMAZING work for us. The wall needed to be rebuilt, studs added and the tile redone. We were ECSTATIC with the results. If you're looking for a contractor and you want the best, look no further than Tim Ziegler of COASTAL LIVING REMODELERS. We feel fortunate to have found Tim.

I needed a remodeling contractor to estimate costs before purchasing a house that needed updates. Tim returned my call within hours and set up a time to meet at the house a couple of days later. He was prompt, courteous and professional. He took a lot of time, measurements and notes. I felt he was very genuine and thoroughly thought through the project and had some great ideas. I did not go through with the purchase so no work was done. I will call him again if I need a re-modeler.
