My property appraised at $167 a sq ft when the comps and 2 realtors compared to were sitting at $195 to $205. My home had upgraded solid wood custom cabinetry, granite counter tops, tile floors. The layout was open concept, split plan with vaulted ceilings and skylight. It has a 27' x 12' tiled screened patio with insulated ceilings and 2 new fans. The back yard is private due to the mature growth and fencing. He spent maybe 20 minutes in my house. His low appraisal caused my buyer, who came in above ask to buy for below ask. He claimed the appraisal through the reality company i went with and sat on it for 2 weeks. Had he been right on it, I most likely would have canceled and relisted. As he waited, I was already financially committed in many areas! I realize I could have said no but the move was in progress and could not have been delayed. I cried for 3 days before agreeing to the new terms. I spent 26 years in this house raising my family and i am leaving feeling lied!

Bob responded quickly and came for the appraisal on time as promised. He was professional and communicated well. This was a very unusual appraisal as there were not any exact comps for this custom home. But Bob was able to prepare the CMA and the value was in line with what I would have expected. (I am a realtor and investor.) The only reason I gave 4.5 for the customer service is that it took about 5 days, but that is reasonable for this unusual home. His price was very fair, and I look forward to working with Bob in the future.
