My husband and I utilized Quigley Inspection Services for the recent purchase of our home. After only a few short months in our home we are down to one working toilet and no working showers. The plumbing in our home is not up to code and Quigley did not catch any of these issues in their report. The valves in both of our showers are non-functioning. One valve is in such disrepair we cannot use the shower at all because it leaks into the wall. The only other shower does not have functioning hot water. The fact that they did not catch these issues is unsurprising, as the inspectors who came to our home refused to go in the crawl space, saying it was too small. This was completely false as a professional plumber we hired after moving in was able to access the crawl space without issue. The A/C also has major issues and does not circulate to the upstairs at all. Our children’s bedrooms consistently stay around 80+ degrees. Quigley did not even ensure that our front and back door worked correctly. After moving in we discovered that there was no stop plate on the front door and that the back door lock did not work at all. It would have taken a home intruder no effort to break into our home, steal our belongings, or worse. Finally, we discovered that our dishwasher had an improperly installed power source that was literally melting into the dishwashing until. If we had not replaced the dishwasher (because it leaked an enormous puddle every time it was used) myself, my husband, or my kids could have easily been electrocuted. The unit wasn’t even bolted into the countertops, if the inspector had simply slid the unit out and peered behind it they would have seen this immediately. We did speak with the owner of Quigley on the phone. During the call she apologized profusely for the poor service. Stated she would refund our inspection fee and possibly cut us a check for the damages. Neither payment never came. We have attempted to reach her multiple times via phone and text after the initial call and she has not responded in several weeks. I urge anyone looking to purchase a new home in the area to use literally any other inspector. If you value your financial health and the safety of your family, please make a better choice than we did and use an ethical company for your inspection.

This company did the most superficial examination of the home, and primarily identified minor cosmetic deficiencies. They did not determine that the sewer lines were heavily blocked (a simple test of running several water sources simultaneously indicated this issue within 3 minutes - I did this myself on move-in day and the showers started to back up and toilets started to fill), failed to note that irrigation pump was inoperative, failed to note that only one of 5 sprinkler lines and valves were operating, failed to note that dimmer switches were causing lights to strobe at lower settings, failed to note 3 non-working outlets, and failed to note that Irrigation timer was inoperative. Would never use this company. Repairs (to date) have been over $8,145.

Due to a less than detailed pre-purchase inspection report by Quigley Inspection Services, I recently incurred a $2.5K fix of my home’s hot water system. Quigley missed that the system had been installed without a permit, was installed without the proper venting, the unit and wiring installations didn’t meet Pinellas County code, and because of the improper venting the hot water would disappear in 2 minutes. They are denying their error and won’t work on a fair settlement of the cost I incurred which would have been the responsibility of the home seller if Quigley had done a proper inspection and provided me with a detailed report. It should be noted by all that Quigley's team has repeatedly used the word "opinion" in their replies to my initial complaint. I want to warn people that Quigley uses this term quite frequently to avoid making a committed statement one way or another about their reviews. As someone who was in the process of buying the most expensive house I've ever purchased, I relied on Quigley to give me a DETAILED inspection report. What do I mean by this? What I mean is I expected the following: 1) Tell me WHAT is wrong, 2) Tell me WHY it's not right, 3) Tell me WHAT WILL HAPPEN if the problem's not fixed, 4) Tell me HOW it should be fixed, and 5) This is an IMPORTANT ISSUE THAT SHOULD BE FIXED BY THE SELLER OR USED AS A NEGOTIATION POINT. Instead, they delivered a SUMMARY with "opinions" that carried no meat. ****, I could have found a handyman at Home Depot to walk through my house and basically say, "Hmm, that doesn't look normal, you might want to have someone else come in here to look at that... but don't ask me why." Quigley has offered to refund the money I paid for the inspection... I consider this to be an offer to buy my silence. I believe in "Paying It Forward", and feel that it would be a better public service to warn other prospective buyers, and realtors who give referrals to inspection services, to avoid using Quigley. If a DETAILED AND TRULY INFORMATIVE inspection report is needed, please spend time researching your options and look at true reviews of the companies. BIG THUMBS DOWN to Quigley. Please avoid recommending Quigley Inspection Services if you are a realtor, and I highly recommend you not hire them if you need a home inspection.

The inspection was superficial, and did not provide the details needed to determine the additional costs that would be incurred if the house was purchased. The lack of details in the report limited its value.
