Mark is a dedicated, knowledgeable real estate agent. In fact, he is upfront and the most HONEST agent we have ever dealt with. As background, Mark was recommended to us by friends a few years ago when we were considering a move to St. Petersburg from Hillsborough County. At that time, he located the perfect home for us and negotiated the sale of the condo - all moved along smoothly and we had nothing to worry about with Mark as our agent. Since that time, he represented several people in our building helping them sell their condos. He also found buyers for some of them as well and everyone has been pleased. Recently, due to health reasons, we found we had to sell our condo and move to an Independent living facility. We immediately called Mark and he came to our rescue. He was able to sell our condo quickly and again, we encountered no problems with the closing and other details. Mark is a kind, compassionate, detailed and knowledgeable person. One cannot go wrong having Mark handle any and all real estate transactions. We, and people we recommended Mark to, have all been very satisfied with Mark's manner, knowledge and dedication. Mark is the owner of Excel Realty of Pinellas County, Inc. I contacted Mark and told him that I was interested in finding a second rental property. I told him the type of house, neighborhood, and price range. My criteria was very specific so finding the investment property I wanted was going to take some time. Mark searched the MLS listings for over a month and promply informed me of properties that met my criteria. When I narrowed my search down to a few properties, Mark did some background checking on the properties and advised me which ones would be better over the other . A lot of investment properties are bank owned, REO Foreclosues, Short Sales or Fannie Mae Homepath properties that come with different obstacles and unique challenges. Mark was able to steer me away from these potential headaches. He looked out for my best interest throughout the entire home buying process. I finally settled on a property that already had tenants and made a low ball offer. Mark made sure that everyone associated with my home buying process did what they were supposed to including the Seller's agent, Title Company, Inspections, Insurance etc. No detail got by Mark. He followed up on every issue. Even though I made a lowball offer, my offer was accepted and we closed on the house on the day we originally requested thanks to Mark keeping on top of every deadline. Mark is the realtor you want on your side if you need to buy or sell a home. I will use his services again whenever I need a realtor in Pinellas County.

From my very first contact with Mark, he was personable, knowledgeable, punctual and looked out for my best interest throughout the entire home buying process. I have used several Realty Agents in the past, however, none of them were as good as Mark. For example, when it came time to mail my escrow check to the Title company, I didn't have a stamp, so Mark delivered my check personally. Mark helped us negotiate the lowest possible price for the house. There were multiple offers on the house we purchased, but Mark gave us the knowledge to make the correct offer and guess what? Our offer was the one that was accepted by the Seller. Mark made sure the Sellers removed all personal items and trash from the property prior to closing. Mark was present at the Closing and reviewed the closing statement line by line to make sure there were no overcharges or mistakes. Mark kept us updated throughout the entire home buying process. I didn't have to call him for an update or ask him to follow up on anything - he did it all!

Great! Mark did a professional job selling my house. He accepted the job and stuck with it to take care of the house, make sure it was ready to show, found a good buyer, and closed the deal. He also agreed to help me find a renter (if needed) if we could not find a buyer for the price I desired (which was not necessary). FULL SERVICE AND PROFESSIONAL ALL THE WAY !!

My previous experiences with various "real estate agents" had alot to be desired, so I turned to Angie's List & found Mark Schmitz. I'm glad I found him! He is a wonderful Realtor who takes his job seriously and has high ethical standards. Mark is great! He has been helping me find the right property for my needs. It's a tough market right now, especially with low inventory. I have been working with him for the last several months and I have found him to be trustworthy, honest, patient and he tries to guide me in the right directions . He is not pushy for me to buy. Mark was great about getting to know what we were looking for and identifying properties that met our criteria. We worked with him over the phone and email to identify about 14 properties to see. We live out of state, so we planned a trip to Florida the weekend after July 4th to see the condos we had selected. Mark knew our time was limited, so he cleared his schedule to work with us while we were there. Over the course of two very enjoyable days, Mark worked tirelessly to show us all 14 properties we were interested in. He then prepared a contract for the one we wanted to purchase and had it presented and agreed to by the sellers before we left town! Mark is professional, prompt, knowledgeable, courteous, and a terrific person. We enjoyed working with him and getting to know him. Everything went very smoothly in all our dealings with Mark. We recently sold a condo thru Excel dealing with Mark Schmitz. We were very satisfied with the service provided by Mark. During the time it was on the market, Mark kept us updated with what actions, he was taking to sell the property ( where it was it was being listed, when there was going to be a open house, other information about surrounding property for sale). Mark also made suggestions to us that would help make the property more appealing to a prospective buyer. At any time we would call him, if we left a message on his phone, he would always get back to us as soon as possible to answer any questions or keep us updated on the progression of the sale or contract. Once the property had a contract he worked with us up to, and through the closing. Mark made the entire experience so much easier than I thought it would be. I would recommend Excel reality to anyone looking to buy or sell a home or property, Mark was professional throughout the entire sale. If I were to sell any other property I would without a doubt use Excel realty.

Mark Schmitz of Excel Realty Of Pinellas County located another fixer upper for me to purchase. It took awhile to find the right property, but Mark was patient and his experience and knowledge paid off.After the house was rehabed, I listed the house with Excel Realty with Mark being the agent. His marketing worked and we had the house under contract in a month and a half. Everything went smooth, no stress to me, and we closed on April 16th.Another really great job by Mark!
