Charles was fantastic. He took his time talking with us about every little thing we had a question about. He was so thorough and friendly. I had a lot of questions. He is also so experienced and knowledgeable about the things that can go wrong with an inspection, and he protects you against them. For example, the home had these beautiful glass antique doorknobs on all the doors. He took pictures of them and noted them on his report, because in the past he had sellers switch out fancy fixtures for cheap ones after the fact. With over 22 doorknobs in the house at $100 value a piece on the antiques market, he made sure to note them and have pictures as evidence. He takes pictures of all appliances and special fixtures. He told us this funny story where he took pictures of a very fancy refrigeration unit and stove in the kitchen because he knew they were expensive and special. when the buyer took possession of the house, the seller had swapped them out for normal ones, brand new but NOT the same. So the buyer contacted Charles and asked him if he remembered those being different and of course Charles did and even had detailed pictures with serial number or model number pictures taken. The seller denied ever having another set of appliances there. Well Charles had pictures of everything, so he personally forwarded them to the seller and within 2 days the seller had brought back the appliances and left them in the driveway. That is what I like, someone who takes pride in doing the job as well as I would want it done if I knew how to inspect a home. You can sense from Charles' energy that he has a lot of integrity and will not compromise his integrity for his benefit. When we asked him how claims against him would work if something else was wrong that he missed, he was very open and explained he lives close by and he knows no one can be perfect, so if there was something he missed that he should have gotten he would take care of it. I'm a law student so I laughed in my head because he totally does not need to do that. He's also sooooo funny, just a nice person, I actually enjoyed the time we had to spend with him. And he stayed way longer than he needed to, wanting to make sure he did right by us two first-time homebuyers, His report was thorough and had many pics where he labled things for us. The thing that was especially awesome is that he did more than just help us with the inspection, since he knew we wanted to buy the house, he took the time to bring us over and show us what things we would have to turn off and turn on when we had a hot water heater leak or needed to shut off water to the house, he showed us where our gas meters were and how to tell when there was a leak, helped us understand how to change the filter on our air handler. He explained where to see the model numbers of the water heaters to know how old they were and get parts or service when we needed it. He was just great.
Description of Work: Charles performed a home inspection for us on a home that we wanted to purchase in North St. Petersburg. He did an extra long inspection and didn't charge a dime extra because we were so nice and then produced a report for us. As we walked around, he also introduced us to the basics of home ownership, repair, strategy to finance your repairs, etc. As we are first-time homebuyers, we both appreciated his experience and stories and suggestions. My husband was very worried about getting overwhelmed with such a big house that was so old, and Charles really helped us to understand what we were taking on and how we could manage it if we ended up buying the house.
