+ -1 moreIncurred costly repairs including a roof replacement not anticipated from report. Need to replace roof confirmed by two roofers and a general contractor.
Description of Work: Home inspection of house looking to buy. Was not present during inspection. Half of report is filled with disclaimers - unusual in my experience. Mr. Lord overlooked a broken, missing towel bar/handle on the shower door in the second bathroom. Water in tub was extremely hard to turn on just one month after inspection when we moved in. Extensive water damage including mold on roof plywood. He felt it might have been from leak prior to roof repair about 10 years prior. Mr. Lord expressed opinion roof would last for another 2-3 years. Many leaks found in attic after heavy rain after moving in. Damaged, plywood with white mildew seen in the photos he took and included in his report likely recent. Roof was soft in areas of water damage should have been picked up.
