In short, John Belinc, the owner, EXCEEDS all expectations by consistently performing the most thorough, meticulous, and expert inspections in the industry! He has 32 years of top experience, gladly and patiently explains methodologies, answers questions, responds thoroughly and accurately. He checks EVERYTHING! He is prompt and responsive, and following his inspection, he sends his customers a very detailed report with lots of photos, explanations, and recommendations. He is, by far, THE BEST IN THE BUSINESS. I know I speak for the hundreds of realtors who choose to use his services exclusively--and for good reason. John is the consummate professional--he inspects everything to a T and explains patiently each step and what he is doing and why. John, of Diamond Building Inspections, performed the home inspection on the home I am currently under contract for. He was contacted at the very last minute, and luckily was available to come right out and perform the inspection. He arrived promptly, had all his necessary equipment and really took his time, performing a thorough inspection of every inch of the home. After he was done (it took roughly 2and 1/2 to 3 hours), he sat down and went over every single item on his form. He made me feel very comfortable and explained each thing he was reviewing and the importance of each. He went above and beyond, in my opinion, even noting whether I had space in the attic above 3 rooms which were not equipped with ceiling light fixtures, noting that I did have room if I wanted to have an electrician install boxes for them at a later date. He made a lot of recommendations to me as the future homeowner as to things I could do to make the home more energy efficient, as well as prevent invasion by pests and vermin. Being a first time home buyer is nerve-wracking enough, but having someone like John perform such a thorough inspection really set my mind at ease. I would highly recommend his services and would definitely use his company again in the future.

He came out and did the inspection and everything seemed fine. A little while after the inspection it started to rain and I noticed the roof was leaking. I went up into the attic and there was mold and other signs of leakage. There were holes in the roof the size of softballs. He mentioned in his report that the solar heater on the roof was leaking but didn't take the time to inspect the roof under it. Now I am stuck with repairing the leaky roof. My insurance company is going to pay for the damage to the inside of the home but they will not pay for the damaged roof because it is a pre-existing condition. I called him about the issue and he told me that since I didn't repair the leaking solar heater, the rainwater built up and rotted through the roof. It had only been 3 months since the inspection, so I'm certain the damage occurred before the inspection.
