GUARDIAN INSPECTION SERVICES

I collected 5 bids, and though I found lower bids and higher bids, I was impressed with Leonard's knowledge and his answering my questions directly (not redirecting or going off on tangents). He was not critical of others in the profession and used no pressure or scare tactics in describing other inspections (mold, termite, infrared, septic,...) I attended the inspection and asked several questions throughout the process. He was through and considerate in his responses. He maintained an exemplary level of professionalism with the seller. Overall, I found Leonard to be thoroughly competent and helpful. He demonstrated superior integrity and professionalism. I will call him first for future home inspections needs and recommend to family and friends.

My wife and I recently purchased a house and had Guardian Inspection perform an inspection before we proceeded with the purchase. We had the sellers replace the roof and had Guardian Inspection perform a second inspection. One day, we came home after a rain shower to discover a puddle in the family and laundry room. We knew for sure that the water in the laundry room was coming from the fireplace area. My wife Jennifer happened to be home during a torrential rain and heard the sound of water drops coming from the chimney. She also noticed the ashes were wet. We suspected that water was coming down the chimney and somehow seeping into the surrounding wall and leaking out of the baseboards surrounding the fireplace. To verify if water was indeed coming from the chimney, I climbed onto the roof and saw that the smoke stack is corroded and not properly sealed. In fact, there is a gaping hole which provides water a way to flow down the smokestack and into the house. The inspector did not take any pictures of the smoke stack described. He climbed into the attic and took pictures of water damage in the attic for which we demanded the sellers replace the roof before we purchased. While they did replace the roof, the inspector failed multiple times (for multiple inspection and wind mitigation) to notice or make mention of this GAPING hole and obvious source of water leak in the smoke stack. We would have made them repair this issue had we seen any pictures of this or if the inspector could have mentioned the possibility of water entering from this point. I believe that Guardian Inspection Services should have to paid for its repair or at the very least credit the inspections for this egregious oversight. We contacted Guardian and told them what had happened - they said they were processing our 'claim' and after a few months of calling on a weekly basis they finally sent a letter saying they would not credit or reimburse us. This business lacks common courtesy, integrity, and fails to be a good service. Don't make the same mistake my wife and I did. Our inspector was Leonard Brunotte Guardian Inspection Services, Inc. He has been great about accommodating my very tight schedule, and was kind enough to come out for the initial inspection with very short notice. The inspection was carried out with extreme thoroughness and professionalism, and he made sure I understood everything he was talking about in the findings, which gave me confidence that I knew what to ask for concerning seller repairs. Definitely recommend!

Leonard came out to inspect my house and did an amazing job! He noticed the littlest things that I wouldn't have even seen. He checked every single outlet and light. He came highly recommended by my mom and I see why. He even gave me a discount for being referred by someone. I called many places and his prices are competitive.
