Howard Heintz - Keller Williams Realty is very responsive. Whenever I need to get a hold of him, he answers right away. He's very easy to talk to and is very helpful.

I first contacted Howard in January because my husband and I were looking to rent a home in the Tampa area. Even though, as a Keller Williams Real Estate Agent, he does not deal with rentals, Howard took the time to ask me multiple questions about what I needed and he then generated a list of available rentals for me - emailed me within 24 hours with 20+ options. Over the next week I changed my parameters (I am pregnant so you can only imagine how many times I changed them...) and every time, he made a new list for me. I remember asking him why he was being so kind when he wasn't going to benefit at all? "I believe what comes around, goes around" was his answer. The minute my husband and I decided to buy rather than rent - I called him back. We were under a rather severe time limit by this time. We basically had about 7 weeks to be IN a home. Howard lined up the appointments, was on time EVERY time, and was full of great advice and ideas. I never felt pressure or stress around him. There was no such thing as a dumb question. We were first time home buyers and he made it soooooo easy. Finding a house was the easy part. CLOSING is more stressful than any other part of buying a home. Howard kept us up to date and ahead of each step. We were in our new home 3 days before our deadline. (Huge sigh...) We have been in our new place for three weeks now - and I miss him! I can honestly say he made my life so very simple during what could have been a terrifyingly stressful time in our life. Our family of six could not be happier! Howard cares about his clients. He is a mad mathematician and will analyze every possible figure and square foot to make sure you are not being over charged for your home. He is considerate and kind, soft spoken and well written. Although he kept insisting that I call him "Howie" - I still can not. I will always use his full first name to show him how much I appreciate and respect him. If you need the perfect real estate agent - call Howard Heintz. Amen!

For me, the most difficult part of purchasing our home actually came after the seller accepted our offer. I had no idea how much work there still was to do. This is where Howard's help was invaluable. He kept in touch with their bank, our bank, and all the middle-men in between. He kept us informed about what was going on and promptly sent us any extra documents that needed to be signed. I can't imagine what going through this phase of the home-buying process would have been like without an ally like Howard.

Howard, We have enjoyed a 20+ year friendship and a 10+ year Real Estate relationship with you and your wife. Some people would say that it is very risky to mix a friendship with business. I am sure that some friendships are lost over a business deal gone bad. That is not case with our relationship! Connie and I have worked with you over the last 10 years and bought and/or sold 6 homes. Some of the properties were rental income properties and some were our own personal properties. Why did we keep coming back to work with you and not with another realtor? You are very easy to work with and not a high pressure sales person. You are extremely honest and always have our best interest in mind! You provide us with all the information necessary to make a good business decision. You have helped us make extremely hard transactions (i.e. 1031 exchanges). You provide us with the data, comps and other information that we need to make offers that are accepted. You make sure that the closing documents are correct and that everything adds up. You work with the other realtors and help educate them when a deal is in danger of falling through. In summary here are a few traits that you display each and every day: professionalism honesty excellent communication/listening skills patience changing with the markets keeping current with training I only wish that you were a realtor when I first started investing in homes 24 years ago. Two years before buying our home in Apollo Beach, fl., we stopped into a Brandon Realtor office to get a map of the area, this is when we first met Howard Heintz. We told him that we just wanted to view some areas and that we may decide to move into this area in a couple years. Howard asked us what we were looking for in a home and asked us to come back in a couple hours. We felt embarrassed that he was taking so much time and doing so much even though we told him that if we moved, it would be years down the road. When we did come back, he had a list of about ten homes for us to drive by so we could get a feel for the area; he also had them listed in a logical order to save us time. My wife Sandy and I talked about how unbelievable it was that someone would help us out like that. We were sold on Mr. Heintz, his caring and commitment to his profession was above and beyond what we expected. Two years after that first meeting, we called Howard and made arrangements to come to Tampa for a couple days and do some serious house hunting, although we still hadn't sold our home in Ft. Lauderdale. Howard again went over what we were looking for in a home: no pool, 3 bedrooms, 2 car garage, the lot size, no CCD & HOA, etc. We met and he showed us a variety of homes, while driving from one to the other, his personality and relaxing way, put us at ease and we felt that we could ask anything, joke about things and feel relaxed about the process. This is when I started calling him "Howie." We realized that he has high standards and integrity, both as a person and a realtor. If he showed us a home that we immediately didn't care for, he didn't point out things to try and change our minds, in fact, in many cases he agreed that it wasn't a good buy by market standards, price per square foot, or the condition of the home, etc. We returned to Ft. Lauderdale a little dejected, because we didn't really care for most of the homes that we looked at based on the parameters that we asked Howie to use. Howie kept up the communications and used our recent visit to understand what we really wanted in a home, more than we did. He gained our complete trust. He showed us that we really didn't necessarily want a new home, but rather one with some space between our neighbors and a nice lot and that it could be to our benefit, not to rule out homes with a CDD & HOA and why it could be a good thing and still stay within our monthly budget. Never forcing anything on us, he would just give his opinion and let us think it over. As we drove around looking at homes, it was like we knew Howie forever. We talked about our families, jobs, sports, our interests, health issues, etc. His unwavering commitment to us was never in doubt, he had our complete trust, we knew that he would never cut corners or do anything wrong on our behalf, just to make a buck. In the end, Howie found us a home that we absolutely love, we truly feel that we could not have done better, this is the place that we really wanted and would have never had, if Howie wouldn't have pointed things out to us and led us in the right direction. We would recommend Howie to anyone that we know of that would be moving into this area looking for a home. We would tell them to ask for Howard Heinz, because HE IS THE BEST! We have worked with Howard Heintz for well over 12 years. We have bought and sold over 8 house. I guess you could say that I am a repeat customer. He is very thorough and does a great job finding errors on the listing agents part or the title company. I can be sure that I got a great deal because he run comps and is very knowledgable about the Brando/Riverview area. Howard is not your typical Realtor. He listens to you and he is not a high pressure sales person.
