I discovered mold a couple of months prior to hiring David in my master bath. The mold was so bad that I had to 80% of my master bath gutted. David arrived on time with a crew to tear apart almost the entire bathroom. The walls were taken down to the studs. The shower had to be dismantled. The tub and toilet had to be taken out. The vanity area had to be taken apart. There was granite they took off along with the sinks, the cabinets were removed, mirrors were taken off the walls. The only thing that was left was the tile floor. They did all of this while I was at work and by the time I got home there wasn't any evidence of the construction debris. It had all been removed. They sealed off area from the rest of the house and cleaned all the mold away. They used a chemical to prevent mold from occurring again. There was a slight odor from the disenfectant which was to be expected but the area itself was spotless. Probably cleaner than it had ever been. Most of the items that were removed were to be put back like the frameless shower glass enclosure, mirrors and granite. After they were removed with the exception of a cracked back splash they were left in tact. The granite counter top itself was not damaged. In addition I asked David to inspect and document what had caused the mold to occur. He did an excellent job of documenting along with taking pictures of the area while it was being torn apart. There was an additional fee for this since it's normally not part of the job. David discovered the mold was caused from a couple of construction defects that was done when I had remodeled a few years back. So if anyone finds themselves in this situation I would recommend you give David a call. I lived with the mold for a couple of months before I was able to find someone to come out and take care of it. He's a licensed contractor who is competent and professional. Great job. Thank you.

It was our pleasure to help this client and give her a clean, safe stunning bathroom to enjoy. DSI, Inc. was hired for a structural wall repair project due to water intrusion. While in the process of planning the restoration, a waterproofing product, Hydro Stop Barrier Guard, was suggested and agreed to in order to protect the repaired wall. To complete the job, french drains were installed as the final piece to the solution. The job took five days and was a great value considering the labor involved, the high quality of materials chosen, and the expert planning done by David Spence,owner. The final cost deviated only slightly from the original estimation due to a structural concern uncovered after digging. The owner, David Spence, visited the site often. Kristy, office staff, responded promptly to my questions and the crew in the field, Butch and Marshall, were knowledgeable , punctual, neat, and respectful of my property. To my surprise, the Hydro Stop Barrier Guard representative, George ,from Quest Construction Products, even joined the DSI crew for two days to work on waterproofing the walls with his product. As a customer I was impressed by the positive working relationship between manufacturing and construction. I credit that to David Spence's business policy of integrity and reliability. It was truly a pleasure doing business with such a professional firm who knows how to get the job done correctly and who has commendable customer communication skills.

The products we use are top shelf and are backed by a 5 to 15 year warranty depending on the project. I called DSI on Friday 8/23 and Dave sent a 2 man team in on Monday morning. They both arrived on time and got right to work. We ran into a couple of unexpected twists but they put their heads together and suggested solutions to me and proceeded. Their work and manner were very professional and neat. They made sure to clean up after the work was done. The most difficult repair was the leaky roof, but Dave came up with a solution and his team carried out the work to perfection. I called Dave about 2 weeks after their visit and told him that after a few downpours I was able to report that not a drop of water was seen! I would highly recommend DSI Construction to anyone looking for an answer to their construction needs.
Description of Work: Replaced bathroom vanity and kitchen faucet. Hung two (2) bathroom cabinets. Installed sliders in master bath. Installed hurricane panel on one (1) window. Repaired roof leaks on screen room.

The most common reason we receive for going with another contractor is either time or cost. We are a small contractor with a focus on quality and customer service. With that being said doing things right are estimated accordingly. Sometimes our backlog will prevent us from starting a project right away. One thing is for sure and that is if you hire us we will do our very best to make you happy! We are not a one size fits all contractor but if we can help there are not too many out there that do it better. The biggest difference is my team and I care about our clients and their happiness.

Below you'll find a breakdown of each of the days we had dealings with DSI. My overall feelings for the company are very low. The actual work looks decent enough, but DSI is completely lacking when it comes to customer satisfaction and relations. Starting with the fact that he hung up on me during both of our conversations and was unable to accept, or digest any of the feedback I offered him. If you plan on hiring him as a general contractor, make sure you pass his personality test because if he thinks you and him are "like oil and water" (direct quote from him), your experience is going to be a big disappointment. In addition to his lack of PR skills, I was diappointed that, of the dozen people walking my property, not one of them was the contractor or subcontractor. And of that dozen person workforce, only a couple of them spoke English, making communicating our questions and concerns difficult. The crew of two, that did clean up, spoke ZERO ENGLISH. This company must be more accustomed to large, new construction jobs, because that's how my property was treated. Between coming and going as they pleased with no introduction, to leaving debris all around for multiple days, to killing landscaping and driving all over my yard, and water meter box (unnecessarily), there was zero courtesy to the job site being a lived in house in a neighborhood. For what was supposed to be a two day job, was instead almost a full week disrupted to see this project completed. From day one, we made it very clear that we wanted to be present while work was happening on our property, and every day that work commenced, we were treated as if we should have no involvement. Thursday, August 29, 2013 -crew arrived in am and installed lath. Left pile of debris in back yard. Friday, August 30, 2013 -crew was a no call/no show. Wasn't until we called company (who was surprised no crew was there), that we found out there was a delay in materials, so work was reschedulled for the following day. Materials truck showed up late that day. Saturday, August 31, 2013 -crew arrived around 7:30 am, and without any introduction, began work on my property. They finished in the afternoon. We were told their boss, Frank (the subcontractor), would be by later that day to p/u left over materials and debris. He never showed up, or called. Sunday, September 1, 2013 -David Spence called to follow up. He was then told about the large piles of debris and excessive amount of material left on my property that he was unaware of. When asked if it was normal to have so much left over materials, he got very defensive and was unable to reasonably explain the why. The call ended with him HANGING UP ON ME. This call was followed up with an email stating that I should not be involved with any part of the discussion because it was my fiance's signature on the contract; not mine (even though I am the one signing the check). The email closed with him saying Frank would be picking up the materials and debris the following day. Monday, September 2, 2013 -crew shows up in early morning without introduction. They backed their truck up on my front lawn and attempt to start work with my (new) car right next to their truck and in front of the material pile. We run outside to have them stop, allow us to move our vehicle, and have them use our driveway instead of our yard. Three truck loads, and 8 hours later, debris and materials are picked up. We then ask David to come to our property (since he has not done a single site inspection) to walk around and go over some of our issues regarding sloppiness of work. Tuesday, September 3, 2013 -we coordinate with David and he does site inspection in the morning. His explaination as to why so much material was left over was only general and in theory; not specific to our situation. He does make plans to have a crew out to fix damaged storm door, electrical boxes, and other small issues. I talk to him again on the phone and am again treated poorly. The conversation ends (again) with him HANGING UP ON ME.

I am really sorry this member feels this way. I had negotiated the contract with what I knew to be a single man and owner of his first home. I only found out after the job was complete that this member writing here that she was the fiancé of the person I met with and had a contract with. My first conversation with her after the job was complete I was questioned about take off quantities. I explained that we bring more materials than expected to ensure we will be able to complete the project on time. I went on to explain that this is the rainy season and that we can lose material from rain or hot weather and then the material can possibly set up too fast to be used. Our goal is to do a great job on time and within budget and we have a great track record doing so. The contracted portion of the project went as planned for the most part. The contract states that work would start on Aug. 28th and be completed before September 16. We started work on Aug. 29th and finished on Sept 2nd including final clean. I would not expect someone to hire me if they felt they could not get along with me. I as a contractor would not intentionally take a project working for someone I thought I could not get along with or reason with. This my livelihood and I do the best I can on every job whether appreciated or not. I wish this client the best in all future endeavors.

David was fantastic to work with. We had purchased the home with the intent on adding a bonus room & full bath upstairs. We interviewed several contractors, but it was obvious that David knew this business, pointed out potential issues with converting a 2 story family room & answered all our questions. We felt very comfortable with David. I was still out of state during the construction, but felt in the loop with all the work. David regularly sent pictures of the construction, called frequently with updates & immediately as unexpected challenges arose. We also decided to rip out the existing kitchen & redo the cabinets, appliances, etc. David provided names of vendors to work with to make our selections & added this project into our existing timeline. We had not done a renovation of this size but we are very satisfied with the end result. The new kitchen is beautiful, the bonus room is the perfect space for our kids & the full bath makes our 2nd floor more functional. Bottom line- I would highly recommend David for any major construction or renovation project. David was not the least expensive, but the peace of mind of working with a professional cannot be given a $ figure. I will continue to use David for future projects at our home & would recommend him without hesitation.

This was such a fun project. a two story home with a family room open to below. We closed off the space creating a bonus room with another bathroom. There was a couple of challenges as one would expect with such a project but we came in on time and within budget. The space turned out great! Downstairs still has a 10' ceiling and the upstairs a 9' ceiling. We opened the bathroom into an existing bedroom and relocated the upstairs air handler to allow for a hallway to access the new bonus room. We matched the existing cherry wood floor and blended it so you cant see the transition. We skimmed and textured the ceiling in order to avoid seeing any blend lines. The new space is great! We also remodeled the kitchen and is magazine worthy in my opinion. The choices and design work and show very well. Even with this client living out of town we worked though challenges smoothly and delivered the project on time allowing the moving truck to show up as planned and start enjoying their new home. Seeing them smile on our final walk through is why I decided to go into business. It never gets old! Truly my pleasure!

David is truly the definition of professionalism. I am honestly blown away at his attempt to assist me when the project I had was not something his company did. Anyone else would say no and move on at that point, but David took the time and actually helped me get to the next step of what I was trying to accomplish. and on top of that, on a Sunday. That is what sets people apart from their competition. While this project didn?t work out, you better believe he will be the first person I contact on the next one. I could write a book about my experience with David and DSI, but respecting those that don't have time to read lengthy comments, I will wholeheartedly say that hiring DSI was the best decision I've ever made. You just know when you meet a contractor that is ethical and delivers quality - that is David. From start to finish, he was personally involved and directly communicated with me consistently throughout the project. I targeted 4-6 weeks since my work was both the entire home ceiling reno as well as the kitchen, to include knocking down walls. In short, David and I did the final walk-through in less than 3 weeks - amazing!!! He, his staff, and all the contractors I encountered were friendly yet professional and did wonderful work. At the onset, I had several people asking me if I would refer DSI, and I said "wait until it's over so I'm confident that I would be asking a solid referral". I have absolutely referred him to several other people since completion and feel 150% confident they will be as thrilled as I am. My family/friends are in absolute amazement with the transformation - incredible!!! Not only is David's work superior, he is sincere, honest and his only goal is to make a happy homeowner. Period. The end. Call him and I'm sure you'll agree. A consultation is free !! On a side note, when we were sitting at my home chatting after the project was done, I asked David to tell me any "stories" that I may be unaware of. He did share that when he saw that I purchased the Angie's List Big Deal for a one-room popcorn ceiling removal, he realized he was likely going to lose money as I was in Dunedin and his company is based out of Riverview. But he met with me, after hours because of my work schedule, and I would have never, ever known this. Many contractors never would have even responded. Turned out to be a win-win for both me and DSI. David and his staff now knows me as "Happy Lil". And writing this over a month after David walked out of my home for the last time, I am still very much... "Happy Lil". A consultation is free and I can guarantee you, DSI is the way to go. I'm already planning my future renovations and will be calling David again for sure.

I contacted Mr. Spence's office due to rave reviews on Angie's List. When I described my project (small bathroom remodel) to the lady who answered the phone, I sensed hesitation due to what I suspected was the low budget that I was hoping to spend ($5k - $7K). I also explained that I am considering converting my existing laundry room to an office but would depend on how much it would cost. She explained that Mr. Spence was on vacation and therefore the earliest that he could come out to provide an estimate would be just over two weeks away. I agreed and we scheduled an appointment for 7/16/13. On 7/15/13 the office called to confirm the appointment for the next day. Later on in the evening on 7/15/13 they called again and informed me that Mr. Spence would not be able to provide an estimate the next day after all and even if we re-scheduled they were just too busy and wouldn't be able to do my project. I was disappointed in the professionalism of the company cancelling on a potential client the day before they were scheduled to come out after I had already waited over two weeks for the first appointment in the first place. I talked to another contractor (also found on Angie's list) and he was very upfront which I appreciated. He stated that he would love to provide an estimate but due to his workload the earliest he would be able to start any work should we hire him would be October. I appreciated his being candid with us instead of stringing us along.

I am a small contractor and for that reason we can’t help everyone. My schedule consists of several appointments a day in addition to work in progress. My priority is clients under contract second to potential clients. My office staff does their best to schedule appointments and sometimes I regretfully have to make the call to turn a potential project down. All contractors’ schedules change daily and when appointments are made several weeks out it is because we are booked to capacity. Once the appointment day is here things are still changing and I have to improvise, adapt and overcome. Again, my priority is to those clients under contract second to potential clients. My intent was never to string anyone along but rather try to help if I could. I don’t agree with the grade of D in Responsiveness and Professionalism as by the members own review states that we did follow up and communicated effectively and therefore the level should have been graded an A by the members own description. The member does describe the disappointment and that disappointment was shared when I had to make the call to cancel. To be clear I am not a one size fits all contractor. I don’t want to be the largest contractor in the Tampa bay area. I just want to be the best! I always do my best to make my clients happy and exceed their expectations. I will only take on a project that I feel I can be successful at. There are no hard feelings on my end as this is just business and wish this member well with the project.

We are more than pleased with our kitchen. David and DSI did an outstanding job. His team were at my home every morning bright and early. They cleaned up and made it very easy for us to continue our daily lives throughout the whole process. The construction went smooth with few or no problems. Quality of work is outstanding. Customer service is the best ever with a high level of communication. The kitchen came out gorgeous. We would highly recommend DSI for whatever work at your home you need done.

One of our strong points is additions, kitchens and electric to name a few. This was a much older home and we found that someone had attempted to repair an electrical wire and had exposed wiring buried in the wall. I was not happy to find that someone would do such a thing being that this is a life safety issue. We identified the challenge and repaired it properly. This is now a real wood white kitchen with white solid surface cabinets. I wish as you read this you could see the pictures. It looks like a model home! It was my pleasure to be part of this transformation and make the home safe!

We submitted requests for bids from several highly-rated contractors on Angie's List in the Tampa Bay area for an addition to our home. We received several that were in the same ballpark, and originally decided to go with DSI due to our comfort level with David Spence and his staff. We were very close to signing a contract with DSI, but when we started ask questions about some of the finer details, we found that the original bid did not include a number of items that we had expected it to. The more we discussed, the more we found that the price was increasing - even for items that we had already talked about. Ultimately, the additional price increases brought the bottom line bid several thousand dollars higher than some of the other contractors who had started out higher but included all of the costs in their original bids. We settled on a different contractor with whom we felt equally comfortable because the bid ended up being slightly lower and because we felt we would have fewer surprises and additional costs along the way with that contractor. Overall, David and his staff were very friendly and we enjoyed our experience working with them - and we would definitely consider using DSI for future projects. It unfortunately did not work out for us this time.

It was our pleasure to assist the client and I was also hopeful we would be able to reach an agreement. There was what I considered clear expectations on both sides to start but like the client stated we had a different understanding of some quantities and number of details that would be included. This all reflects the price. The overall difference in price was a total of 5% of the overall cost of the job. It was that close. With remodeling there are so many variables and that is why we have a contract outlining the details of what is included. I would also rate the client a “B” throughout this process we invested several weeks of time, energy and resources to reach a deal. I have an overall cost of my investment of $1,856.68 that includes paying: employees, supplies, estimators, admin and me. In addition I paid to currier the plans to the homeowner as they were unwilling to pick them up from my office, this after I didn’t get the job and was already in the hole financially. I think it important to remember that the FREE estimate is not free for the contractor. There is a ton of work that goes into an estimate and contract for this size project. I am not a one size fits all contractor. I specialize in remodeling and additions were our key focus is on customer service and quality work. I want to work for folks that are tired of the non-responsive contractors and lack of quality contractors. I want to make my clients happy and that is not always easy with the amount of trades, materials and employees that any contractor has to deal with. I guess the difference is that I care. I care enough to take the time out of my day to explain my point of view here and more importantly explain what type of contractor I am in order to attract those folks that are looking for a contractor like me.

Description of Work: David Spence Inc. repaired our roof twice (chimney/sky lights) and also came over and adjusted our garage door opener (at no charge, I might add.) Their service is outstanding. The two gentlemen assigned the task were very professional, courteous and demonstrated a real concern for ensuring the protection of the property in the space they were operating and did a great job cleaning up when the job was done. The bottom line is the job outcome exceeding my expectations. When it comes to removing popcorn it is a messy job. We have special plastic that clings to walls and furniture. This product is made by 3M and makes it hard for paint or drywall compound to come off. This allows us to basically build a tent in your home protecting your contents with minimal mess. The products we use are not cheap but they work. If your looking for the best then the best should be using the best right? Well look no further we are right here!

After a large storm hit we sustained damage to a column in the front of our home. I called several companies for estimates and advice. David was the only one who throughly inspected the damage and traced the source. He spent a great deal of time explaining the issues involved and my options. One of my options was to completely redo my roof. This was something he could not do for me at the time. To make a long story short, I was so impressed by his caring demeanor and professionalism that I asked him to be the contractor and bring in another company to do the work. David was at the job every day to supervise the work. He was very responsive to all our requests and managed to get the roof complete within 2 weeks! I then asked him to repair the column. His team did a great job from start to finish. I would highly recommend him for any contracting work.

This roof was a challenge as it was a steep two story with homes on either side about 10 apart. The end result was a roof that is not only stunning but is dry! That's right the column in the front of the house was bleeding water that was coming in through the roof. We found it, fixed it and the client is very happy. This was our second opportunity to work with David And DSI. Obviously we were very happy the first time and chose them again for our kitchen remodel. During our first meeting, we discussed many options and David told us when we could expect an estimate and he delivered it on time. He was open to changes (both additions and deletions to the project) and gave great input. We had no problem reaching him with any questions. He started the project on time and completed it ahead of schedule. He also worked around our request to try and keep our kitchen sink operational during the project. David and all of the workers that came out were polite and honest. They kept everything very clean. We received regular updates with times workers would arrive each day and they were punctual. We highly recommend DSI and David Spence. If you are looking for quality work from a professional company, then call him now. We look forward to working with him again.
Description of Work: DSI remodeled our kitchen. They added a cabinet for our garbage and recycling as well as removed a bi-level seating area at an island which allowed us to expand our island. They matched our existing cabinets perfectly. They relocated electrical outlets, installed a new garbage disposal and installed beautiful granite countertops with a sink. They also installed a gorgeous tile backsplash.

Sometimes contractors and architects get so focused on the size of the home they forget the space needs to work. Well we can help in most cases. In this case we added some cabinetry in a space that was really calling out for it. We installed new granite and a tile splash. Dave came out to look at the damage and provide me an estimate. He was punctual, courteous and most of all knowledgeable. He gave me some great suggestions for security which was very helpful. His team came out, they called me before they arrived and were also punctual. They completed the work in one day, did great work and cleaned up everything! Dave called me while his team was working to see if everything was ok and also called me after the work was completed. Very satisfied.
Description of Work: My home was broken into (my door was kicked in) and the entire frame and door was damaged. Dave's team rebuilt the door frame and installed a new door.

They kicked her door in! Right in front of the home! Crazy!! Ok, that's the bad news. The good news is that we changed the door to an out swing door first of all. We also installed security keepers. Keepers are the metal pieces on the door jamb that the door knob catches on when it closes. Nobody can kick this door in now and they will find it is too hard to try and jimmy the door now so this client is able to get a good nights rest knowing their door is as safe as it possibly can be. I am sorry this client was broken into but I am honored we got the opportunity to help make their home safe.

DSI Construction did not keep our appointment and did not call to cancel. When I called to ask them where they were I was told that they had called 3 times on Monday to confirm the appointment and got no answer. There were no messages on my answering machine when I got home from work at 10:45 PM on 2/11/2013.

Our goal is 100% satisfaction. With that being said I have a process in place to keep the lines of communication open! My schedule usually allows for an appointment to be made within 5 days in most cases. When scheduling out a week in advance it is my experience that some people forget about appointments and therefore I have my assistant call to confirm appointments the day before to ensure they will be home for the appointment. We scheduled two separate appointments for Member. The first appointment when we called to confirm she stated that she thought it was on the following day. We explained that was not the case and asked if she would like to re-schedule. Member agreed and so we changed the appointment. When my assistant called to confirm the second appointment there was no answer and no return call. Member did call that same afternoon to inquire about the appointment and when my assistant explained that we had not heard back we assumed that something came up on her end and asked would she like to re-schedule again? Mrs. Amos hung up on my assistant. In my business there is nothing more frustrating to schedule out a day of appointments only to find that the person you are meeting is not home. 99.9% of my potential clients are on time and at home for the appointment and our track records shows that our process works to keep people happy. I am always on time or calling my next appointment in the rare instance that I am running late. Communication is key! In this case we communicated and found silence. We are being accused of not leaving a voice mail but the number on caller ID and the number Member left us was in fact the number we not only called but left THREE voice mails asking her to please call us to confirm the appointment. I have no interest in wasting anyone’s time especially mine. There would be NO reason for me or my staff to not show up for an appointment. I will be contacting Angie’s list to refund Member her money she spent on this big deal. I wish her nothing but the best.

Seams like window companies are popping up everywhere. In a time that TV and computer adds are popping up all over the place what do you do? A General contractor deals with everything including drywall and paint. This in most cases will need to be addressed when new windows are being installed. Also maybe stucco repair and possibly electric if a new window is being installed in a wall that doesn't have a window or a window that is being made larger. Structural challenges will need to be addressed as well. I cant help everyone but for those of you taking the time to read this please make sure that the company you hire is licensed. If he or she is a General, Residential or Building Contractor in the state of Florida they are appropriately licensed. These are three licensed considered to be a division one license meaning that they can subcontract to other specific trades and manage the project from start to finish. We personally have 6 state licenses but that is not the norm for our industry. Remember know, like and trust. On Angies list you can get to know a company or contractors by the power of the review, If you like the contractor or company you can probably work with them, If you have done your homework proving that the company or contractor has a reputation of being trustworthy you can probably trust them. That's it! You have done your job and now its up to people like us to prove you right! It was our pleasure to help this client.

He was a delight to have working in my home. He came out in person and gave me a quote that quick and accurate. Attic stairs can be so challenging. There are several options that prove that good quality can change your view on how space or products are viewed. Heavy duty aluminum stairs are a great alternative to the old wood stairs. They are sturdy and with the gas shocks close without slamming. Easy to open and close as they are lighter than wood. This was the worst mold project we have ever seen. That with an elderly family member with lung issues living in the home proved to take a challenging project to a whole new level. The end result is that the third party mold testing company said they had never experienced such a clean job. We did everything we could to protect the home from cross contamination. This included building a 2x4 wall with plastic and a decontamination chamber. The ceilings at 14' and a compound slope in the kitchen area proved to be challenging but we came up with a great solution. When we finished the kitchen it seriously looked like a model home or better yet from a page of better homes and gardens magazine. It is that stunning. It was unfortunate that this happened to the client but it was our pleasure to have the opportunity to create a healthy and beautiful space for this family to enjoy for years to come.

Ever since I purchased my home 5 years ago I knew I wanted to make some changes. I was finally ready and had the funds saved! I called DSI and met with Dave a number of times. I'd met with other contractors and had narrowed it down to DSI and one other person. After weighing the pros and cons I decided to contract with DSI. I'm so glad I did! Because there was so much that needed to be done we broke the job into Phase I and Phase II. Dave's team arrived the first day, on time and quickly began working. I was so surprised at how much they were able to accomplish in one day!
Description of Work: Demolished existing master bedroom, master bath and additional bedroom to create one large master bedroom, new master bath and walk in closet. Added walls to the front room and the old kitchen to create a den/office and a pantry/storage area Re-tiled the entire house.

There is nothing like remodeling your entire home while living there. We created a master suite that is a great use of the space. The original bathroom was small and outdated. We created a walk in closet. a generous bathroom and bedroom with plenty of room for the client to buy a few more pieces. We also added a den/office and tiled the entire home. We changed all the doors, painted everything and the home has a very pleasant feel. The client now gets to use their home and a space that fits their lifestyle. It was our pleasure to help.
