Dave Spence immediately responded to my call requesting someone to service an access door they previously built for my townhouse that leads from the attic to the second story mechanical deck. Both Dave and his crew were prompt, professional, and accommodating to my request without charging additional fees - and met me in the timeframe I requested (giving them very little notice). I will continue use DSI for other construction needs as they arise and refer them to family/friends. You won't find others that compare to both quality and professionalism.

Matt did an excellent job running power and installing a new ceiling fixture in a room that never had one. This was especially complicated by no attic access. Matt was very careful not to cut open the drywall unnecessarily and accomplished the task with only one cut in a closet which will never be seen. Very professional, scheduled the service promptly, cleaned up after the job was over. I would definitely use this company again.

I was not happy with it. I was looking for a kitchen and bathroom remodeling. I provided him some input. I was looking for some creativity and it wasn’t there. He showed me samples that there was a consistent design. Even though he gave me a written description of the bathroom remodel it wasn’t as detailed as the kitchen drawing.

Recently our family decided that we would like to improve our home with the addition of a full length front porch. The porch we had at the entrance of our home was sufficient to place a couple of chairs on but we wanted an inviting large country porch feel. After meeting with several contractors we decided upon DSI as David Spence was able to instill confidence that we would be completely satisfied and since we were spending almost seventeen thousand dollars on this project confidence in our contractor was very important for us. DSI did not disappoint as they provided us with even a more attractive front porch than we had envisioned and which when one looks at the front of our home would not be able to discern that it was not part of the original design of the home. Anytime an unforeseeable issue arose (as sometimes happens with any remodeling job) David and his crew made sure we were informed and satisfied with the outcome. We would recommend DSI for any remodel or construction project you may be considering just be aware if your are taking multiple estimates that his most likely will be towards the higher end but you might also consider that sometimes you get the quality of craftsmanship that you are willing to pay for.

David arrived about 15 minutes late for our appointment. He took measurements, and within a few days returned a quote of more than $22,000. I had already done quite a bit of online research that indicated this job should about $14,000; 4 other contractors provided quotes that came in between $12,650 and $16,500 -- all of them also provided basic renderings indicating that they understood the job and what I wanted the kitchen to look like when finished. DSI's quote was not highly detailed, so I called David to request the drawings so that I could try to determine if perhaps he was quoting something the others didn't, or to try to figure out if the demolition of the walls was the item driving up the price. His response: Anything more itemized I would charge for. Most itemized estimates I do are for insurance companies at a cost of 375 per estimate. We are a full service gc providing all materials and labor. I realize that companies are free to quote whatever prices they wish, and I did have other people tell me that some contractors don't release drawings because they feel that some unscrupulous customers may take the work and give it to someone else. I would have been willing to pay a little more for DSI due to their excellent reviews, and it was clear that David is a very experienced contractor, but his reticence to help me understand the variance between his quotes and the others was a bit offputting. I selected a different firm to provide the services.
Description of Work: I requested DSI to quote a small kitchen (10 x 10) remodel -- including countertops, cabinets and the removal of 2 non load-bearing walls (one approx 6" x 12' and the other approx 6' x 12').

I want to thank this member for these comments. We did meet and go over in detail the materials we use and how our starting line is most contractors upgrade line. I also explained in detail how we would proceed with my employees and time line to achieve the goal. I would have to refute the use of the word "reticence" as I was not silent or reserved in my explanation.I was very detailed just as I always am. Our drawings and estimates do take time and we have found that some (not all) clients will take our hard work to then use it against us to attempt to drive our price down. Most would say that as the owner of this company that I am a straight shooter and never sugar coat. Our marketing states we are not a one size fits all contractor. If your looking for a contractor you can trust in your home to do a great job and care about your concerns we would be a great fit. If your project is all about price we probably are not going to be a good fit. Either way it is OK! I don't take it personal. I took my staffs time in addition to my time and materials to prepare and present an estimate and I do this several times a day and will do it again tomorrow! I love being a contractor with a reputation that is very defined as the "Customers Choice Contractor:". Time is a valuable and non-replaceable asset for both the client and the contractor.

I understand the frustration from this member regarding our time available for free estimates. Our formula has a proven track record of success. This being December is one of our busiest times of the year, this in addition to being a short month with Christmas extends our wait time for an appointment but I can ensure you we are worth the wait.. Our free estimates are Tuesday through Thursday from 10-2. This structure allows me the time to ensure the estimates I am going to will be delivered in a timely manor in addition to managing projects under contract. I have a great team and proud of our consistent accomplishments. This includes 19 Super Service awards in 4 consecutive years. I look forward to this new year upon us and helping our new customers building their dreams with our passion! Thank you for taking the time to read my response.

DSI was one of the 3 estimates we received. We got the impression that David and his team would perform good quality work and also by reading the reviews we decided to proceed with DSI, although their pricing was a little on the high end. Once we signed the contract, we were given a date as to when they can start. They started on time, the crew arrived on time on day 1. we did a walk thru with the crew on the scope of the work. each day at the beginning of the day, the team would walk us through on which rooms they would work on. they cleaned each night before they left. Each night before the crew left, they would walk us through again what they accomplished and what they would tackle next day. The entire team was very courteous and respective of the house, neighbors and surroundings. Initial estimate was to finish the entire job within two weeks, however they were able to finish in 5 days by working longer hours. Tony, Matt, Sean, Tim and the entire team did an excellent job. We even added on another small change order for our dryer vent location to be moved, which they were able to complete within the initial time frame.
Description of Work: Due a water leak on the 2nd floor, we had water damage on the ceiling of dining room and garage which was replaced by DSI. In addition, drywall repair in the toilet where the leak happened, skim, texture and paint multiple rooms downstairs and garage to match the ceiling throughout.

What a pleasure to help this family with their unfortunate situation. We often meet with clients that have had previous water damage, water intrusion or foundation leaks. In this case there was damage to a ceiling and walls down stairs from a prior plumbing leak upstairs from existing plumbing. We repaired the drywall, trim and texture and you cant tell the leak ever happened. It was truly our pleasure to help this family get there home back together and looking like a model home again.

One of my porch posts was leaning. DSI removed the old posts (they were concrete). To be in compliance with current code, the footers had to be deeper so four footers had to be dug our and then set for the new posts. It went really good. They started on time, consulted as they went, and finished up early. I've had a lot of work done this year and no complaints with this company.

Nobody wants to hear the two words sink hole. Although we didn't do any of the repairs to the sink hole or interior of the home related to the sink hole we did get the unique opportunity to help with a 1970's style porch. The columns had been created out of solid concrete and the concrete slab had failed as a result of the sink hole. The slab, columns had dropped about 4 inches causing the roof to sag. We removed the concrete columns and installed new footers and structural fiberglass columns giving this ranch style home a newer modern look while maintaining the traditional character of the home. It was our pleasure to help and the porch really does look great!
We wanted to find a contractor to renovate our kitchen and re-plumb our laundry area. Also we needed our front door refinished. From my initial meeting with Dave Spence I had a good feeling. Dave is a very honest person and is great at understanding your needs and great at explaining how he can help achieve your goals. After our meeting, Dave was quick to provide us with a detailed estimate and drawings of the new kitchen. We interviewed other contractors and none provided the drawing and design plans. His estimate was in line with what the other contractors so we felt that it was a fair price. We felt DSI was going to give us the attention to detail we wanted so we hired his company for the job. We had to wait a few months for DSI to free up from other jobs before they could start. This was a mild inconvenience, but if you want the best you have to wait. Dave was instrumental in guiding us through process of picking out cabinets and granite etc. His experience kept us from making bad decisions. Initially we were given a rough timeframe of 4 weeks to complete the job. But DSI completed the renovation in 8 business days. I couldn't believe it took 8 DAYS to rip out a kitchen and replace it with a new one. DAY 1: Crew arrives early and is friendly and courteous. By the COB kitchen is gutted down to the four walls. The crew cleaned up very well and the mess and dust was minimal. DAY 2: Some very dangerous electrical issues were discovered. DSI indicated any remediation would need a change order. So an additional cost was incurred to fix all the electrical. DSI has a licensed electrician on staff who was able to fix everything same day. Cabinets go in. Begin work on refinishing a Mahogany front door badly damaged by the sun. DAY 3: More cabinet installation. removed pocket door from original kitchen. Replaced all the switches and installed recessed lighting inform of bar area. DAY 4: Begin work on remodeling some coving that was poorly done originally. Refinish the ceiling. One issue that popped up was the original idea to vent the range to the outdoors. Once the crew got inside my really small attic space they found it was impossible. So we decided to change gears and go with a vented microwave over the stove. Small change order to accommodate this. DAY 5: Re-plumb laundry area and finish work on coving begin installation of Crown molding. DSI used a plumbing sub contractor which was great. Reasonable prices and courteous. DAY 6: Finish up installation of everything needed prior to granite and appliances going in. DAY 7: Granite is installed. There is an issue with one of the pieces that makes it unusable. Granite company DSI uses the same day cut a new piece and finished installation before COB. DAY 8: Front door finished. And appliances go in. Project complete. The only outstanding issue is that DSI ran out of the custom crown molding for one small section of the kitchen. DSI is waiting for a special order and will not charge me for the change orders until the crown goes in. How cool is that. The DSI crew is awesome. They are so friendly and courteous and trustworthy. Their attention to detail was amazing and they listened to all of my questions and concerns along the way and addressed everyone carefully. I can't believe they finished so quickly and delivered such a high quality outcome. We are thrilled with the result and will recommend them to all of our friends and certainly use them again.

What a pleasure! This client was a delight for us to help and the transformation was amazing! The difference of the overall home is as different as night and day. This was a dream for some time for these clients to have a beautiful kitchen and it is model quality now. The laundry room was so tight it was almost impossible to access the washer and dryer. The dryer was hooked to a sock for the vent to ventilate into the same room. We relocated the plumbing and installed a proper vent for the dryer to vent outside now. It was our pleasure to help this client making this longtime dream a reality.

Im sorry the member didnt understand that we dont service her area. From this review it appears she took my free advice and assumed it was an estimate. I wish her all the best with this project.
I had extensive remodeling done in my kitchen, master bathroom and hall bathroom. The master bathroom was completely demolished and built up from scratch. Once the project started, Dave?s crew worked every day until the job was completed. The work included plumbing for additional sinks, new toilets, new shower fixtures, new faucets in every room, etc. Electrical was pretty intensive also: new lights in kitchen ceiling, moving electrical outlets, cabinet lighting and new wall outlets with dimmers. All new cabinetry and granite countertops were installed. Dave did an incredible job with all the complexities of this project. His crew was very experienced, honest, courteous and hardworking. I would not hesitate to recommend him to family and friends.

Helping this client with her elderly parents was a pleasure. They had some challenges with a older home with some handy repairs that could have proved to be a safety hazard. We are licensed to do electrical work in addition to our 4 other state licenses. We identified the electrical problems and repaired them. Mom and Dad can sleep easy now!
David originally came in and did a mold remediation in my master bath. The bathroom had to be taken down to the studs. I had him come back to install the cabinets, hang the vanity mirrors, reinstall the vanity granite countertops and sinks, installed the marble on the knee walls and bench for the shower, reinstalled the shower glass enclosure, removed and hung the vanity lighting, added electrical outlet, moved exposed wiring to electrical box to bring up to code. He even replaced an outside coach light with a new coach light. He did a great job and I appreciate the help.

It is always disheartening to get a call from a client that has problems from either a prior contractor or non contractor. This client had originally hired a interior designer to remodel her bathroom. The designer was not a licensed contractor and hired workers NOT licensed to perform the work. This proved to be a very expensive lesson as the toilet flange was not installed properly and caused extensive mold throughout the bathroom. We took this project on and eradicated the mold and put the bathroom back together. The original toilet flange and wax ring installed by the prior people with labor is about $100. These two parts caused more than tens of thousands of dollars in damage not including the attorney cost to go after the designer performing the original remodel. I am happy to report that the end result is a beautiful bathroom and being able to turn a bad situation into a room this client can be proud of.
In my lifetime, I have contracted work on my homes with many people and companies and the experience I had with David Spence and his staff was exceptional. Professionally, David was on of the few contractors whom I interviewed who was qualified to address the issues I was having in my kitchen AND showed that he cared enough to try and find the cause of my problem. My kitchen cabinets were falling apart and I was terrified that I had a serious mold issue. David is a licensed mold inspector and licensed in mold remediation, in addition to being a licensed construction/remodeling contractor. We met. He proposed an appointment to do deconstructive investigation. Happily for me, this showed no mold issue which would have meant more money for David's company had it been there. This began a wonderful working relationship with David and his associates. I saw that there was no mold and that he was upfront about the situation. We contracted to install new kitchen cabinets and granite counter tops and to replace the old ceiling lighting with can lights along with painting of ceilings and walls. The work was done in the time frame David had said, thanks to a very hard working staff. The kitchen and garage were always left in a clean condition after each days work. Any question or quest for absolute perfection on my part was immediately addressed. Everyone was a pleasure to work with. I now have a beautiful kitchen that I love; deconstructed and then up and running within a period of 11 days, which included the long Labor Day weekend. The skill, professionalism and caring of this company resulted in a project that met all of my expectations. There is Angie's List but there is also MY list! DSI Construction, David Spence, Incorporated is at the top!

Our experience with DSI: We were living out-of-state and had plans to retire in about a year at our Tampa, FL home that we?d rented for the past 11 years. Before we retired in our home, we wanted to renovate our kitchen, master bedroom, master bathroom and guest bathroom. We decided to find a ?well referenced? contractor and start working on the renovation plans. After reading several impressive ratings and reviewing some previous work done by DSI, we decided that it would be in our best interest to contact DSI and set-up a time to fly to Florida and meet with David Spence (DSI owner) and discuss renovation options. Fortunately, we were in-between tenants and were able to set-up a meeting at our home with David and an architect to walk through the house, hear our ideas and begin the process. We kept in-contact with DSI and the architect and finally came up with plans for the renovation. David knew that this was our first experience dealing with the renovation process and took the time to go with us and select tile, grout, paint, back plash, etc. We cannot explain how much that helped us ensure our visions were going to go as planned. We officially began our renovations at the beginning of June 2014 and they wrapped-up the second week of August 2014. We were extremely happy since we ended-up completely updating our kitchen (all cabinets, countertops, lighting, appliances and overall floor plan), master bedroom and bath (which consisted of converting a small bedroom and the pre-existing bathroom into a large master bathroom), guest bathroom, all of the flooring, creating an entertainment center over the fireplace, fixing and preventing future water damage on both the exterior as well as repairing the ceiling in the garage, installing a water filtration and purification system adding a pocket door to separate the guest rooms from the main portion of the home, replacing all of the doors, floorboards, door stoppers, door knobs, locks, lighting and finally converting a sliding door into a large picture window. I think the best overall compliment we received from our neighbors during the renovations were, ?how impressed they were with the personnel handing the renovations.? They said that the workers ?listened to Christian music, didn?t use profane language and were always courteous of the neighbors space and kept everything very clean and orderly.? In the end, we were in our house earlier than promised, extremely happy with the work/craftsmanship completed and proud to see our dreams come to reality. We will definitely use DSI for future projects and will recommend them to our friends and family as well. Christina & James Martin

What a pleasure it was to work with [Member Name] Scheduling the project a year in advance certainly gave us enough time to prepare. Meeting a client that lived out of town and communicating through email and phone calls to put this plan in place just shows anything really is possible. It is my sincere honor to serve not one but two people that served our Country over 20 years and I had the chance to build this dream for them. Seeing the smile on both of their faces when we completed the project ahead of schedule is priceless.

Balcony leaks and flat roof leaks are so common here in Florida. I have the personal experience from my past 31 years in the building business to know what problems occur and why. We can help!! We are certified with the best waterproofing materials for the Florida weather and it was absolutely our pleasure to help this client eliminate this leak from their lives!
