Kevin was open to requests for changes as the project progressed. He was generally always available to us by phone or in person and was easy to work with. Kevin did spend time at the site to monitor progress of the sub contractors on the job. The only problems we encountered were with the plumbing subcontractor who did not exhibit any real interest in the job and only did what he had to to complete his obligations and nothing more. That sub contractor was not always on the job as promptly as needed. The plumber was supposed to put in a whole house water filtration system and did not. Instead he put a small filter under the kitchen sink. I ultimately had a whole house system installed by another local plumbing contractor several years after the construction project was competed and we had lived in the house. I believe the building permits were finally issued by St Lucie County approximately Dec, 2001 and the house completed in June, 2002. We started this project one year before we needed to be in the home in order to allow more than sufficient time for the construction. At that time in Florida sub contractors were over booked with work and a six month time period for construction was not unusual. The lead time for the design, building contract and getting building permits at that time was anywhere from 6 to 12 months. My recommendation is to give yourself plenty of time for the project and don't expect to be completed with everything in 3 or 4 months.
Description of Work: The job was for design and complete construction of a two bedroom, two bath home on Hutchinson Island, near Jensen Beach, FL. My wife and I have now lived in the home for 10 years and have had no major problems. Kevin worked with local designer Dick Sullivan to come up with a design that would fit our needs and work within the difficulties with the size and shape of the lot. Once the design was completed and we all approved, Kevin put together a detailed const estimate and proposed contract. We met at the KL Adams office to review all of the details and the contract and to select some of the material grades, paint colors, etc. It was a pretty easy process and resulted in a final building contract. Since construction of a home is governed by the terms of the contract which is perhaps the most important document needed in the event of questions or issues during or even after construction I do recommend having an attorney review the contract and attachments before anyone signs up for the job. This would be true when dealing with any contractor and how discussions go when contract negotiating issues are raised will tell a prospective customer a lot about the contractor he is dealing with and how issues will likely be handled during construction.
