Custom builder is correct , from driveway from up wrong had to take apart myself and relayed it out my self correct was promised by Tony that (Jeff) would be on pour , I have 1.5” of pitch in 45 ft I told them I needed a min of -3 slope to -5 max slope now my brand new home is taking on water , next drywall looked like ray Charles did the work , had the coffer crack 3 times now , ever Conner cracker in the drywall , textured bleeds through the paint there answer was a bandage , stone work that was extra money grout falling out and the stone crack in home 1 month after moving in and was fixed with a bandage and now is back and no one from the 2-10 warranty or Groza wants to take responsibility for what they built no one else , roof there’s been nails left in my brand new roof that was on there punch out list , I am afraid of hight but when I have a leak now in my roof I over came my great fear got on the roof to my suprise there’s 20 nails after 2 years of rain and wind left on my roof now it has bright rust spot , they did not sell up any pipes with foam in attic there electric fan was cut in with a saw and not filled up with any waterproofing, a brand new roof with shingles lose not nailed down correct now I have a leak due to laziness but when they want a check don’t be late or they stop work and charge u a few , the boxes that were put in to block out the wind , water where never smelled back up even though Jeff promised my wife it be fixed by Bobby useless , have a window that is cracked and bent like a circle that won’t close correctly because of there work , next my roof truss were sticking pass the drywall , this is part of the reason the coffee keeps cracking , and there fix was to cut the truss after drywall up another bandage, installed the wrong tile on backpourch was told it was same textured as front but a different color due to not having order my materials be4 hand , installed a drain feild be4 the home even had block 9 months be 4 we moved in why they did it 2002 dec because there changed the style of tanks so now I had to rip out my hole system due to our governor trying to protect the waterways so a brand new tank had to be drained and pipes dug up due to Bobby having them drive 4 times over a brand new drain feild that I had to buy 2 rolls of fence and pins to protect it only to be destroyed and charged $500 to have it drained be they would come back to fix it nothing on drain company all Tony Jeff’s fault there supvisor are a joke , they then try to save money on there sub painter by bro g in a new company that did a horrible job had to have they other company come back out to fix it after looking at ever drywall mud line due to poor paint , labor , supervision and no primer be4 paint , there regular painter was more money they charge u for quilty but give u crap , yes there was 30 other issue that are expected but not on a brand new home I had more workers in my home after moving in them I did on a home I owned be4 for 10 years , we try to call there office for warranty work take months be4 they do anything had to file a better business to have them come fix all the cracks in drywall was told that brand new drywall should have cracks hmmmmmmm but Tony eat his words after saying he wasn’t fixing it but he did , a brand new home with silicone in every drywall Conner was there fix the issue with drywall they did not use enough screw shud be 6 in the 4ft side lucky if there was 3-4 spaces to far out and nails to short have pics of material, I try to not leave a review but they do not warranty there work or want to solve my issue but took my money with no problem and added 20k plus fee at closing time never said a word about till end , charging me extra for lumber we xxxx the contract in April off 2021 at the time lumber was the highest on record and they did not do roofing truss till feb of 2022 when lumber was down 25% from the time we did our contract , we did not move in till aug off 2022 16 months they blamed it on materials but had no issue building there speck home on time

Built house 3 years ago in 2021. Had nothing but problems with the foreman The foreman was switched part the way through the project. Upon doing the framing walkthrough I noted multiple issues with framing not bring square and level was told the issues would be fixed they were not fixed and upon drywall install I brought the issues up again and yet again was told they would be addressed upon mud work on drywall I brought up the issues again which were not fixed I was told the issues were being addressed the following day which again were not I ended up being told that there was not an issue with anything. I argued with the forman about this snd asked him to get out a string line and level was then told it was an optical illusion ended up with a ceiling in the kitchen and living that is not straight and a bathroom shower with crooked walls. Another issue that has been ongoing till this day in 2024 is the tile kitchen backsplash is not level tiles go up and down brought the issue up when tile was completed was told if they had to tear it out and redo it that it would cause damage to cabinets and countertop so was given the option of that or $500. Back well did not want further damage so went the other route. Had tile issues in master shower which were never fixed but were attempted to fix. A big issue that that is still ongoing is grout that is popping up throughout the entire house upon being looked at was told that it is due to dogs in the house. My question was then where are the scratch marks no answer for that. It is obvios after having another tile company come look at it that the grout was not packed in tightly and air was left under the grout. Tony Groza himself has been aware of all the issues and is the person saying the grout popping up is dog related. This is a company that does not stand behind their work. You will ultimately get what you pay for. A slightly lower cost should not mean lower quality but with Groza Builders that is exactly what you get.
