It went bad. I think this guy John got paid off by RedFin Agent and he basically overlooked items that were right there in his unobstructed view. When I asked him to please come out and give us a demo of what he thought was acceptable- he just referred us to 1-800 number. Don’t hire him or the RedFin agents! Horrible service! I would never recommend someone like John Pacella to anyone!!!! He is rude and arrogant! Instead of fixing the problem. He basically told me that RedFin loves him and he doesn’t care what we think!

Inspector showed up on time and did what we believed to be a proper inspection. After being in the house less than 2 months we noticed that the skylights appeared to have visible areas around them showing water stains. We called a roofer and they stated that the skylights were older and should be replaced. This was not mentioned on the report other that we should caulk and/or maintain once a year we have since replaced them with new impact type units. After several more months when it got colder out side we found occasion to use the heat on the central unit, we attempted to turn on and it did not come on so we called for a service call only to find out that the unit was not equipped for heat, this too was never mentioned on the report, he states that he was unable to check due to the heat outside on the day of inspection. Several more months go by and we purchased hurricane shutters for our home thereby needed a new wind mitigation for the insurance company, we called another inspector only to find that Mr. Pacella had indicated that we had clips on the roof that we did not have, when we submitted the new wind mitigation form to the insurance company our premium went up even with the new shutters due to his error, as well as the new inspector tells us that there is an old air handler in the attic that Mr. Pacella did not mention at all. Several more months go by and we decide to replace the ageing electric panel on the house and find that there is some aluminum wire on the range and air handler that Mr. Pacella did not catch, his reports shows all copper. When I reached out to Mr Pacella he admitted that he made a typo on the wind mitigation form and insinuated that we somehow had something to do with the old air handler in the attic that when he was here the air handler was in the closet, which the operational one still is....it is the "old" one from the previous owner that he neglected to tell us about, he also insinuated that "we" had AC work done and that is how the wire got changed, and or he missed it. When I asked for a refund for his negligence we offered to give me a phone number of someone to make adjustments to the nailing to get me a credit on my homeowners insurance she he could charge me another fee for a new wind mitigation form no doubt. I would like to mention Mr Pacella did the inspection 2 times on my home.....once for me and once for my lender and charged both times, on time we could say an error, he simply missed it, but twice on all the same items , this is negligence.

John Pacella was terrific. He answered questions, was thorough and responsive. He also did not mind my following him around. Once finished he walked me through the details of what I should know no matter how small and pointed me to the exact issue that would be summarized in his report. For an additional small amount that we previously agreed upon he did a wind mitigation analysis. What I felt was also important was the promptness of his sending me the report.
