We specialize in both new and existing home inspections, commercial building inspections, condo inspections, insurance inspections (including inspections for Citizen's Insurance), and mobile home inspections. We also offer lead-based paint and radon testing (State of Florida Radon License # R1693). Our Florida coverage area ranges from Monticello to Pensacola and coastal areas, including Port St. Joe, Marianna, Panama City, Destin, Fort Walton Beach, Navarre, and Crestview. Our south Georgia area covers from Valdosta to Donalsonville, including Thomasville, Bainbridge, Cairo, and Moultrie. We do not subcontract any work.

I was not happy with this service in any way. There were so many error and omissions in the report that I did not feel I could trust any part of it. He flagged electrical problems. We called an electrician in who said the report was mistaken. We requested from Wagner the specific code violation they were referring to, and received a response that this was an error and they were sorry. The Wagner representative noted a dent in our air conditioning ducts. The AC people we called said it is not a dent, it is a curve. But they did find other problems that the inspector missed, including one very major problem that I had specifically asked about and he told me was not a problem. During the inspection I asked to follow him so I could learn what he was seeing. I had read that this was recommended. He told me that this was unnecessary, since he would do a walkaround at the end and review everything with me. When he was finished I asked to go over it with him and he just told me I would receive a written report by email. Other issues- he noted we should remove shrubbery up against house. I walked around the house twice trying to find any areas where this was a problem and there was none to be found. I looked at the pictures on the report to see what he might have been referring to. There were no pictures of this problem. His report stated that he could not get one of our water heaters to work. Both of them are working fine. The additional funds we paid for the sprinkler inspection were wasted. I had to show him how to use it and he just ran the three minute system test that I can do myself. For the 40.00 we paid additional for the pool inspection we got this "A VISUAL INSPECTION OF THE POOL AND / OR CHLORINATED WATER CONTAINERS AND EQUIPMENT WAS CONDUCTED TO DETERMINE THEIR PHYSICAL CONDITION. THE CONDITION OF THE WATER AND THE FILTRATION SYSTEM WERE NOT TESTED.FURTHER INFORMATION ON THE WATER AND FILTER MAY BE OBTAINED FROM A QUALIFIED POOL SPECIALIST." When we received our emailed report, the canned info with it said "Congratulations on your new home" in spite of the fact that I had been told they understood we were getting our home ready to sell and were not the buyers. This may sound minor, but it was just one more example of a haphazard approach to the whole job. I have learned my lesson. It makes more sense to just go straight to the pros in each category of home preparation. If I had been the buyer and had received this inspection I can't tell you how upset I would have been.
Description of Work: We requested a home inspection to help us get our home ready to sell. We were hoping to find and be able to fix any potential problems that might be found. We paid additonal for a pool inspection and sprinkler inspection.

Steve Franckhaunser was the tech. He was on time and right to work. Very thorough and professional. Performed whole inpsection in about 5hrs. Found many issues small and large. Was very knowledgable and gave good recomendations for repair. Inspector went throrough final report at end of inspection and gave a copy both on paper and on cd includung all digital pictures. Would definitly recommend and use again.
Description of Work: Performed home inspection on 11yr old 2500 sqft house including attic crawl space.

Wagner inspections performed two home inspections for me (obviously the first home did not work out.) They were prompt and very thorough. During the first inspection, there were numerous problems with the house and I ended up calling off the inspection midway. I would have been happy to pay the agreed upon amount since the inspector had blocked off that time frame and had been working on the inspection for quite some time, but he was kind enough to offer to let me pay half. During both inspections, the inspectors took time to show me things and offer suggestions on how to repair areas of concern. As a first time home buyer this meant a lot to me. They were both quite knowledgeable in their field, and took time when it was needed but still completed the inspection in a reasonable amount of time. I would highly recommend them.
