SOUTH FLORIDA HOME INSPCTN

We came out on a house hunting trip and had 1 week to purchase a home. After searching for a number of days, we found a home that we liked. We contacted Tommy and he was able to perform an inspection on our home while we were still in town. He was efficient, professional, and provided us with appropriate documents in a timely manner. We liked him so much we recommended him to friends!

Inspector said he worked better alone and did not want me to go with him while he inspected the property. He also insulted my realtor by saying that "they" were only out for the sale and didn't care about my needs. Totally untrue. The roofer the inspector brought did not know the type of roof on the property and said it needed to be replaced despite a recent roofing report that said the roof was sound. I obtained two additional roof inspections, both of which confirmed the roof was sound, one inspector stating that taking a Bahama roof off was a "cardinal sin." The inspector did not note the lack of conduit connecting the two separate breaker boxes and did not not the improper conduit for the generator. If these issues had been noted, the seller could have been asked to negotiate for the repairs. The biggest issue was the air handler, which the inspector said had some water leaking and needed an air conditioner professional to examine. The inspector did not take the cover off the air handler, and since he didn't want me to go with him for the inspection I couldn't ask him to do so. It turned out the interior of the air handler was so rusty the AC repairman was afraid to even touch anything for fear it would fall apart. The air handler was also filled with mold and what looked like mushrooms! $2,500 later, I had a new air handler, paid entirely out of my pocket. This clearly could have been negotiated with the sellers had I known about it.
