We recently purchased a 2 story home with floor tile throughout. The tile and grout were dingy from years of use and some areas were heavily soiled. I made an appointment with Gerald for an estimate and agreed to have the work done immediately. Since the house had no furniture the job went quickly and was finished in the specified time. Gerald walked through each room with me to make sure I was satisfied with the job. After inspection I was very pleased with the quality of work performed. The floors looked and smelled clean and fresh and the heavily soiled areas were no longer visible. All showers looked clean and caulking had been repaired where needed. Gerald and his partner were courteous and professional during the entire process. I would definitely recommend 3N1 Services and will use them again should I have another project. As many of the other reviewers have attested, Gerald and his crew are very professional and nice people to work with. They were on time, completed the work they promised to do thoroughly and the results were excellent. They polished my marble floors, granite counter tops, cleaned ceramic tiles on the kitchen floor, cleaned the bathrooms. This is a large 4 bedroom, 4 bedroom house and they were able to get it all done in one day. Outstanding work.

Great company and really took the time to explain the services and the expected results. Before they even started they did a sample section so I could see the expected results. Gerald was very courteous, on time, and professional. They did not have to move any furniture in my home, so I can not speak to their ability to do so. I will be using them again when the grout needs to be cleaned again.

I can't say enough good things about 3N1 Services and Gerald himself. Gerald called before coming and showed up exactly when he said he would. This was a big job to do in one day. There were two people to start and Gerald brought in another guy later in the day to make sure they got it all finished for us. Those guys put in a hard day of work! We had some really nasty Mexican tile that needed a LOT of TLC. My wife really just wanted to tear it all up but we decided to try a good cleaning and sealing first. The results were just short of miraculous. Because of the condition of the grout cleaning was not going to provide the best results so we decided to have the grout color stained. Gerald did a sample area with various colors to choose from. His initial recommendation was our choice as well and even a week later my wife commented that she was glad we went with that color. A couple of days after the work, we noticed an area that wasn't as "glossy" as the rest. I called Gerald and he agreed to come back to take a look. The tiles in that area were had a lot of wear on the surface but Gerald went ahead and put two more coats of seal to try to make it better. This was going above and beyond to make sure we were pleased with the work. In addition to the floor they cleaned a couch and love seat for us that had become a popular sitting place for our two dogs. Again we considered getting rid of the couches before he cleaned them. Now they are like new. Clearly, the work performed by 3N1 is top notch! But just as importantly, the people performing the work are top notch as well.

Came in measured area, brought the right equipment, explained the process and then had me review the work.

Purchased a coupon for tile and grout cleaning. Received an immediate response from Gerald and scheduled the job for a week later. He was late but did state he called to say he was running late. I think I wrote down the wrong phone number. Once he arrived he quickly demonstrate what he was going to do and offered another service to color stain and seal the tile lines. I told him I will just do the cleaning For now. He started by taping plastic protection over the wood floor and the tile area. He also placed protective coverings over his foot wear then began to work. The tiles and grout in question are really old. My estimation is that they have not been professionally cleaned in years. I don't know how they looked originally but they did looked pretty good after completion. I did receive an estimate for a color stain and seal to the grout lines but not ready to do it at this time. i didn't feel pressured to do anything else beyond what I had already paid for.

The results were amazing, both the floor and rugs look brand new! Highly recommend this company, Mr. Simmons is a perfectionist and a pleasure to work with.

I had bought a package for 4 rooms of carpet cleaning because we had some major renovations done and there was dust everywhere. Gerald came in and did a great job on the carpets. We actually had scheduled a appointment for him to come back and clean our bathroom tile. But we had to re-schedule the day before the appointment and then he never returned any of our 4 messages to re-schedule. that is why we will not be calling again

The guys were right on time, made sure to cover every inch, cleaned up site. Very nice, professional and wasted no time getting job done. Very nice job of fixing small corner that was damaged, with no original tile available to repair.

When Gerald came to estimate the work I needed done, he showed me the technique they would use to clean and restore the grout back to the original condition. The product was applied by brushing it onto grout while on the floor, in a hands and knees position. When they actually came out to do the work, they brought a machine that had a brush attachment. None of the high traffic grout was pre-treated, and they used water along with a chemical. The machine was swirling and cleaning the top of the tile, but the dirty water was just spilled on the floor, and left resting. There were also many spots underneath the cabinets and corners that were not cleaned, and so the dirty water was left there. Gerald told me that it was impossible to clean in between each grout line of the Mexican tile, due to the weighted machine. In order for that to be cleaned, it would have to be scrubbed by a technician on their hands and knees, which he told me no company would do, even though that was the technique he first showed me. The dirty residue from the water was sealed on top of the tile, as well as the grout in all the high-traffic areas, because they did not wait for the tile to dry. Due to this, the sealant has not adheared to the tile. When I brought this to Gerald's attention, he told me that I was un-informed, and that this was because the top layer of the tile was worn off due to age, and therefore, no matter how many coats he applied, it would never adhere. However, at a later date, he brought over more sealant...which ended up taking, because the tile was actually dry upon this application. I purchased some sealant stripper and a grout brush, removed the sealant in the high-traffic grout areas, and applied cleaner with the brush. The sealant came off, and the dirt came off, and upon drying, the grout was the original grey color, which is what I wanted all along. I showed this to Gerald, who again told me that I had an unrealistic expectation, no one would clean each grout line, however again, this was the technique he used when he originally came to give the estimate. His only other solution was for me to pay him $800 to paint the grout, rather than strip it and re-clean it. UPDATE: The above response from 3 n ! is not accurate. I did not expect more than possible. When Gerald originally came to my home, he cleaned the grout with a brush on the floor with chemical. He did the sample in the kitchen which is a high traffic area. He specifically told me that the grout would be clean. I asked if the job could be done in 2 days, he said they would complete it in 1. When he arrived to do the job, he himself said that there was a lot of tile/grout to clean and that I would be happy with the cleaned grout rather than the painted grout. Only after I complained that he left dirt in the grout lines and sealed did he suggest to paint the grout which would have been an additional 800.00 charge. The bottom line is that his company DID NOT clean the grout as originally shown by the sample when he came to do the estimate. Rather than do the job correctly, he wanted to paint the grout and charge more for a job that was done correctly to begin with.

Fabulous, Gerald is a gentleman. Moved furniture, brought his own equipment, did a lovely job of cleaning the tiles. Cleaned up & put furniture back. Would use him again! Gerald is a wonderful human being.

I found the provider on Angies List and based on past references had him (Gerald) out to provide quote. He was in area and was able to do see me that very day which was extremely helpful since I was getting ready to sell home. He showed examples of both cleaning and tinting the grout. Although tinting looked great, I opted for cleaning since unit is going to be sold. Based on the cost, I scheduled a date immediately. On the day scheduled, Gerald called to let me know he would be a little late and arrived at the time he then said he would be there. He cleaned all grout/tile (and for free added the back porch because he was late). Everything came out great and I was extremely pleased with the job and the personnel involved!!!! Have been showing the home and have gotten positive comments on how everything looks! Would definitely recommend this provider and will use him for my own home in the future since it is amazing what a difference cleaning the grout makes!!!

Gerald and 3N1 is our "go to" vendor for cleaning floors of any kind inside our home as well as pressure cleaning on the outside. Gerald is extremely accommodating in coming to us when we are available. He has always gone over and above what he has been contracted to do. His pricing has always been more than fair. We learned of 3N1 through Angie's List and we are grateful to have someone we can trust to do an amazing job when we need it. You can't go wrong with Gerald and 3N1.

His crew showed up and went right to work. It was a long day but they stayed on it until everything was in excellent shape. They rejuvenated 30 year old tile and changed the whole character of the house with its updated appearance. the whole team was personable and friendly and took care to treat our home well. I greatly enjoyed working with Gerald and appreciated his flexibility. Great job!
